Market price rises forecast to continue The median house price in Perth now exceeds $500,000 after property market bounces back in the final months of 2009. PERTH property prices could rise by more than 10 per cent this year, after experiencing their strongest growth spurt in more than three years. After a sluggish start to 2009, the year ended with the strongest annual house price growth since 2003, according to Australian Property Monitors’ Quarterly Housing report. For the December quarter, the Australian property market posted a near five per cent rise (4.8 per cent) in median house prices nationally, with a 12.1 per cent rise overall for the year. Perth showed a 3.1 per cent price rise in the final three months of 2009, the highest

quarterly rise since September 2006, as the median house price surged back over the $500,000 mark – a level last seen nearly two years ago. The median price is now $512,178, the highest since March 2008, while units have reached a record $385,001. “The price growth seen in the more expensive suburbs in 2009 has largely been a recovery of the price falls that have occurred since late 2007 and early 2008,’’ APM

economist Matthew Bell said. “This top-end recovery has been completed in most capitals, with median house prices surpassing pre-GFC highs for the first time in the December quarter in Perth, Sydney, Brisbane and Adelaide.’’ Although first-home buyer demand sustained the market in the early part of the year, ultimately it was upgraders and investors that drove the extraordinary overall result for 2009. “Rising interest rates and the full expiry of the First Home Owner Boost at the end of December are likely to continue to slow activity for first-home buyers,’’ he said. “While the recovery of top-end prices to pre-GFC levels means that median price growth is likely to moderate across all sectors of the market in the first half of 2010, the medium-to-long term outlook for property prices remains strong.’’ Mr Bell predicted Perth could see weekly rent in metropolitan areas exceed $400 this year.

The data also showed the western suburb of Churchlands as the most spectacular house price growth of any suburb in 2009, with the median rising 43.8 per cent, or $160,000, to $525,000. East Fremantle did best for units, with the median increasing 37.2 per cent, or $127,500, to $470,000. ■

Inner and near-city area highs expected to create a ripple effect Perth population projected to increase to 2.2 million people by 2027, putting further pressure on land resources for building. LAND sales auction results for the near-city area in the past two months indicate a major revival in the local property market. According to Propell National Valuers’ valuations manager Travis Coleman, land prices historically are a key factor in setting overall property values and recent auctions of vacant land within a 10km radius of the inner city have been very encouraging. “In Joondanna, for example, vacant blocks recently sold well in excess of market expectations and there have also been very positive auction results for other vacant land lots and development sites in the near-city suburbs of Perth,’’ he said. “Demand for vacant lots and development sites in the inner and near-city area of Perth are

expected to increase during 2010 because historically these areas appreciate in value the fastest during the early stages of an upswing in the property market, due to their relative scarcity factor.” Mr Coleman said property buyers understood that land prices in these areas now offer exceptional value after a major discounting in prices following the global financial crisis. “Rising land values in near and inner-city areas over the longer term will have a ripple effect on land values in the middle to outer Perth suburbs over the coming year,’’ he said. “Over the long term, land values in inner and the near-city areas of Perth are set for a major upward market correction due to our

Insurance can help cover your bet on the house WITH three interest rate rises behind us and more forecast for later this year, more homeowners are considering insurance to help them meet their repayments if they fall into financial difficulty. Resi Mortgage Corp. head of consumer advocacy Lisa Montgomery says many people were unaware of the types of insurance policies that can help pay the mortgage if you lose your job or cannot work because you are ill or injured. “When you’re getting a mortgage you are usually stressed and just focused on getting that loan approved and the whole moving process,”' Ms Montgomery says. “Insurance is something that most people decide to leave until later but many never get around to it. That could be an expensive mistake, especially with repayments on the rise.”' The types of insurance that property owners and investors should understand include: Income protection insurance, which will pay out a proportion of your income, usually up to about 75 per cent of your last job’s salary, if illness or injury prevents you from working. However, it is a complex area and if you take the

wrong policy you may very well find that it will not pay out when you need it. There is Lenders Mortgage Insurance, a requirement by lenders where people do not have a deposit of more than 20 per cent for the property. LMI covers the lender for the shortfall of the price of the property if the borrower defaults on their loan. Mortgage protection insurance, which can be confused with lenders mortgage insurance is potentially a costly mistake. Mortgage protection is a hybrid of income protection insurance and life insurance. If you are ill or die, the policy pays out, but choose your policy carefully according to your personal circumstances. For example, there is little point taking out any life cover if you are single with no dependents. In these cases, most people would be happy for their property to be sold and any proceeds added to their estate. Landlords’ insurance is a handy policy to have if your tenants default on their rent or damage your property. Some will also pay the rent while repairs are carried out if the tenants damaged the property. Shop around online to see what policy suits you best. ■
