Work begins on lavish apartment site
Unique development expected to become a centrepiece of the Northbank precinct and one of Fremantle’s visual icons CONSTRUCTION on the $120 million luxury Rivershores development in North Fremantle has begun. The joint project between iconic WA building company Jaxon and Northbank Bridges is set to become one of WA’s most desirable addresses. Featuring 58 lavish apartments, gymnasium, swimming pool, recreation area, waterfront café and 163-bay basement car park, Rivershores will enjoy sweeping views of the Swan River and Fremantle Harbour. The launch of the development in late 2007 resulted in widespread interest, with more than 40 per cent of the apartments being sold during the first expressions-ofinterest phase. Jaxon will work with project marketer Watersun Property and award-winning architects Hassell to deliver this world-class
residential facility. The announcement follows a recent strategic business review by Jaxon, which, despite a 50-year history in the retail housing sector, has resulted in a redirection to embrace a diversified business focus. Jaxon’s general manager Peter Goulios said the Rivershores joint venture announcement was a significant milestone in Jaxon’s expanding portfolio of large-scale property developments in Perth and across regional WA. “It is a very exciting time for Jaxon. Q. I know most people use a settlement agent to help them through the sale of their property, but am I able to do this job myself? A: Anything is possible, but doing this job yourself is fraught with danger. I wouldn’t recommend it unless you are well versed in the procedure. A: Well, if a property isn’t selling, the reason is usually one of three things – price, presentation, or the selling agent’s marketing effort. It follows that you need to make a change to

Landlords to feel pinch Perth property investors facing a hard road ahead urged to sharpen their tax pencils PROPERTY investors in Perth are the most exposed to rising interest rates during 2010 because of relatively low rental returns. According to marketing manager of tax depreciation specialists Deppro, Kareena Tucker, weekly rental returns for apartments (generally favoured by investors) in Perth are now about 4.66 per cent, which is the lowest rental return rate in Australia. In comparison, rental returns for apartments in most other capital cities in Australia such as Sydney, Brisbane and Darwin are above 5.0 per cent. “Rental returns for traditional houses in Perth are even lower at around 4.17 per cent, which is also the lowest rental return rate for this type of asset in Australia,’’ she said. “With interest rates now tipped to increase by another 0.25 per cent this month, property investors in Perth will be under greater financial pressure to service their home loans, especially if the standard variable home loan rate rises well above 7.0 per cent. “This will be particularly the case for investors who own multiple properties.” Ms Tucker said Deppro had individual clients who owned more than 10
properties with collective borrowings of more than $2 million. “While investors can offset the interest component of these home loan repayments through rental income and negative gearing, these rising interest rates will put financial pressure on a number of property investors with a tight cash flow,’’ she said. “Weekly rents in Perth have been depressed in recent months because of the impact of the first-homebuyers boost, which has resulted in a large number of people leaving rental properties and buying their home. “Vacancy rates in Perth have been rising as a result of this trend (and) the capacity for investors to raise their weekly rents to meet extra interest rate repayments is therefore very limited.” Ms Tucker urged property investors to boost their income by ensuring they claim all legitimate tax benefits, such as depreciation allowances. Ms Tucker said while tax depreciation benefits were most generous for new properties, older properties could also qualify for significant benefits. ■

THE Reserve Bank has warned interest rates may rise further after modestly upgrading its core inflation forecasts for this year and next, ahead of an expected strengthening in domestic demand, the jobs market and wages growth. The central bank said it was waiting to see the economic impact of three official rate hikes in the final quarter of 2009 and accompanying rate increases by commercial lenders before deciding whether to move again. However, it continues to expect an improvement in economic growth over the next two years as domestic demand increases, business investment – particularly in the resources sector – remains high and home building picks up. “If economic conditions gradually strengthen, as expected, it is likely that monetary policy will need to be adjusted further to ensure that inflation remains consistent with the target over the medium term,” the RBA said in its quarterly statement on monetary policy. In its most recent statement, the central bank outlined its forecast for the Australian economy to grow at about 3.25 per cent and 3.5 per cent in 2010 and 2011, which would be much stronger
