Cottesloe booming on strong demand Buyers anxious to secure a property in this sought-after area are setting new price benchmarks. By CARMELLE SANDER ONE of the prime real estate markets in Perth has surged forward over the past two months. Caporn Young senior sales executive Peter Clements said property values were now beginning to exceed the peak of the last property boom in this premium real estate market during 2006/2007, and this was particularly evident in Cottesloe. Mr Clements has just sold three townhouses in Princes Street in Cottesloe to separate buyers for a collective price of $5.365 million. These properties had been listed for a total price of $4.8 million. In June 2009, Mr Clements achieved a record selling price per square metre of $15,208 for a renovated 1950s studio apartment in Eric Street, Cottesloe.
“This impeccable apartment was purchased by an astute buyer who wanted to secure this property before prices begin to rise,’’ he said. “As the selling agent for both properties, I have noticed significant change in the Cottesloe real estate market since the end of 2009. “Buyers who were once hesitant are now more anxious about securing a property in the area and that is why I received numerous offers on the townhouses in Princes Street. “Cottesloe was one of the prime real estate markets which was hit hard by the world financial crisis, but over the last few months the Cottesloe market has regained these values and new benchmarks in property values are now being set every week.

The Ultim ate Lifestyle Your real estate questions answered by Niki Peinke, director of The Property Exchange in Subiaco Q: I am trying to decide whether to sell my house in Claremont now or rent it out for another year and sell it when the market has improved. What’s your advice? A: The market at the moment is actually in very good shape, especially from a seller’s point of view. There are lots of buyers around (including investors), there’s a shortage of properties for sale, and the prices have bounced back nicely. Prices are predicted to climb steadily from here. But once they do, there will be more properties on the market competing for the ready buyers. So both options have their pros and cons. If you have to buy another property though, you may as well sell now. Q: A property I’m interested in buying is on a survey strata – how is this different to a strata? A: Survey strata is different to strata in a few significant ways. It is not as restrictive in its building requirements, and it may or may not have common property (areas that are shared by all or a number of owners). With a strata property, if you want to make external changes or extend the property in any way, you require the approval of the other lot owners. With a survey strata property, this is generally not required (except in some circumstances). Simply put, a survey strata gives you more freedom over how your property looks and what you can do with it. Q: I want to buy a block of land to build on. I’m having trouble evaluating each block I see and comparing

it with the others. Apart from size and shape, what other factors should I be considering? A: There are a number of things you should consider when purchasing a block. First and foremost is the zoning of the land because this will determine what type of home you can build, and whether you can subdivide the lot. I would also advise you to get a quote from an earthmoving contractor for any site works that may be necessary before construction can begin. For example, if the block is not level or retaining walls are necessary, this can get very expensive. If you’re a lover of nice views, the elevation of the lot is another thing to consider. If you want to have gas appliances in your new home, you should check with Synergy that there will not be problems (and extraordinary costs) with running gas into the property. Think about the street noise around the block, major public transport routes and any possible odour problems from surrounding businesses. And finally, as in the purchase of any title, check for easements or any other restrictive covenants or conditions before making your purchase.

Style with sustainability Going shopping and reducing your carbon footprint can go hand in hand, thanks to Concept78 owner Peter Galloway. By AMANDA RANKIN CARBON footprints, sustainability, ethical production, life cycle analysis, embodied energy, extended producer responsibility, cradle-to-cradle design – it’s enough to put you off shopping. Fortunately, these environmental concepts and considerations are the focus of a new retail outlet in East Fremantle where shopping isn’t a dirty word and living an inspiring life while reducing your carbon footprint is a real possibility. Concept78, in very hip George Street, stocks an eclectic range of homewares, furniture, fabrics, toys, candles and kitchen utensils that have been chosen for both their cuttingedge design and ethical and environmental implications. Owner Peter Galloway spent many years as an environmental scientist in the mining sector before becoming disillusioned with the big corporation attitude to the environment. “I became very frustrated by the slowness of change and decided I may as well start changing people’s buying habits as a first step towards sustainability,” he said. Mr Galloway admits that converting to a sustainable lifestyle isn’t easy, despite the fact we are bombarded with information about the need to be “eco-friendly” and to reduce our carbon footprint. “It’s very hard to change your life and the way you live it even if you want to. It’s hard to find the time or the money or the motivation, and many people choose not to change because they don’t really have to.” Concept78 is committed to protecting the environment and encourages like-minded people to take small steps, such as being aware of the life cycle of a product. “It's important to look at what the product is made from, where it came from, right through to how you can dispose of it,” Mr Galloway said. “For example, when a product reaches the end of its usefulness, we encourage people to consider alternatives to disposal such as recycling, repairing and reusing.” This way of thinking is also known as the cradle-to-cradle approach as opposed to cradle-to-grave, which sees products dumped in landfill at the end of their life. Instead, materials are perpetually circulated in closed loops, maximising their value and minimising the impact on ecosystems. At Concept78, the environmental impact of a product is the first consideration, but Mr Galloway is also passionate
about design and the important role of environmental design, whether it be a handbag or a building. Before becoming an environmental scientist, Mr Galloway studied interior design and his combined passion for both design and the environment is fully incorporated into Concept78. Originally from Glasgow, Mr Galloway and his wife Anita researched the idea of a green outlet for over a year, travelling to Europe, reading up on eco-design and sourcing cutting-edge products through the internet. Mr Galloway's love of design is more than evident in Concept78. There are funky bags made from old skateboards, wallets made from yacht sails and jewellery made from all sorts of bits and pieces. There’s also gorgeous organic cotton bedding and towels, and a fabulous range of soft furnishing fabrics from Cloth, a Sydney textile company that has a low-impact approach to manufacturing and materials. is from Bambu, a company totally committed to sustainable practices. The range includes fabulous serving bowls, trays and utensils all made from sustainable bamboo or cork. Bholu is another gorgeous collection of rugs, cushions, lampshades and soft toys that does more good than harm. Each Bholu piece is hand-woven or embroidered by traditional artisans from India and part proceeds from the collection go back to the Bholu Anganwadi Project, which has so far built eight pre-schools in underprivileged Indian communities.
