Waving balloons and streamers, the real estate team acknowledged the liftout’s success and toasted to more great years ahead. The glossy magazine liftout, which features prestigious properties in the western suburbs and the South-West, has proven a big hit with real estate clients since it was launched in 2008 and is now a "must read" for all readers wanting to buy property. “Residential has been a great advertising medium for my listings,’’ said Janey Sanderson from Paxton Hoad as she congratulated CNG on its anniversary. The introduction of lifestyle sections such as Street Life, Luxury Living and Form and Function has added variety for homebuyers and there are more planned as the magazine continues to expand. ■
THERE will be a spike in the number of twostorey homes constructed in Perth as the size of new building blocks continues to shrink. According to Anthony Kinder, managing director of homebuilders Wilson & Hart, the latest figures produced by The WA Planning Commission show the median new lot size in Perth during the September 2009 quarter was just 440sqm. Last financial year, the median size of a building lot in Perth was about 540sqm and over the past five years it had fallen by about 40sqm. “However, just a decade ago, new building blocks in excess of 600sqm were very common and two decades ago lot sizes of more than 700sqm were equally common,” Mr Kinder said. “Lot sizes are gradually falling due to the higher costs incurred by developers in establishing new estates and also the demand from property buyers to have lowmaintenance homes. “The trend for two-storey homes is now so popular that more than 50 per cent of homes being constructed by Wilson & Hart

Market takes a leap into 2010 Latest property data points to more activity and healthier prices THE New Year has certainly started on a positive note. Reports from leading real estate expert RP data suggest there is a flood of properties about to hit the WA market. Activity on the rpdata.com Professional’s platform, which is subscribed to by about 80 per cent of all real estate agencies around Australia, spiked over the last two weeks of January. Over the past week RP Data’s Market Activity Index has jumped by a very impressive 29.6 per cent. This follows an increase in activity of 15.8 per cent during the previous week. The increase in the index during the most recent week is the second greatest jump in its history, which dates back to the beginning of 2008. According to RP Data, it looks as if there will be a great deal of residential property market activity early in 2010, thanks to the current strong level of pre-listing activity. In comparison to the fourth week of 2009, 2010 has recorded a level of activity that is 33.3 per cent higher, indicating the very strong market conditions currently. In Perth, Geraldton-Greenough, Kalgoorlie-Boulder, Karratha and Port Hedland, median house prices have reached new records, indicating a property market bounce-back.

The median house price in Perth has reached a new high of $480,000. REIWA president Alan Bourke said this was $5000 higher than the previous level reached in December 2007, when the property boom was at its peak. “Perth has more than recovered all of its 12 per cent loss in the median price experienced in 2008, with 14.3 per cent growth in the median house price for 2009,” Mr Bourke said. Units and apartments have also reached a new record price in the metropolitan area, with REIWA data showing the median price for a unit in Perth is now $400,000, up from a previous high of $392,000 achieved two years ago. “Demand pressure on more affordable units, apartments, villas and townhouses saw this section of the market achieve 15.3 per cent growth in 2009,’’ Mr Bourke said. “This was probably due, in part, to the surge of first-homebuyers who were encouraged by the federal grant to enter the market.” The median price of land in Perth jumped nearly 18 per cent in the quarter, taking typical lot prices to a median of $265,000, still short of the $280,000 median price reached during the boom of 2007. ■

WA leads first home buyer charge Spurred on by the first-home buyers grant and little or no stamp duty, WA buyers jumped on the property bandwagon in the thousands FIRST-HOME buyers leapt to the highest level on record last year as 191,000 Australians took their first step up the property ladder. Last year saw almost 70,000 more first-home buyers pile into the market than in 2008, a 55 per cent leap, according to property research firm RP Data. And Western Australia led the charge, with first-timers contributing 28.4 per cent of all new mortgages. State government incentives of low or no stamp duty also boosted the market, as did a softening in property values during 2008. The jump is also directly linked to the Government doubling the first-home buyers grant to $14,000 for existing dwellings and increasing the handout to $21,000 for new dwellings. The grant boost was phased back in December. Cameron Kusher of RP Data said:

During December last year, after the first-home buyers grant had been reduced, first-home buyers made up 21 per cent of the owner-occupier market, just one per cent higher than the historical average. “We would expect that during 2010 they will sit at a similar, if not lower, level than the historical average,” Mr Kusher said. ■
