Sssh, silent listings are back in vogue Buyers get a sneak peak before they hit the market, writes JANE EVANS WHILE a ‘for sale’ sign outside a property widely publicises that it is on the market, many estate agents are taking the opposite approach to selling homes – by keeping it a secret. ‘Silent listings’ involve no advertising or marketing campaigns. Instead, real estate agents give keen buyers in their own databases a sneak peak at properties before they officially hit the market. Western suburbs agent William Porteous said silent listings had been common practice for years. “Many vendors do not want their homes listed publicly,” he said. “Usually, it is high profile clients with higher priced homes. “It is human nature for people to speculate about someone’s financial situation when they are selling and we’re here to protect our clients.” Mr Porteous said his agency had a huge database of potential buyers, many of who are seeking a particular type of home. spokesman said the practice was not limited to luxury homes. Houses in the sub-$400,000 range had also been successfully silent-listed. “It is up to the individual agent and comes down to their personal marketing strategy,” the spokesman said. Perth buyers are also increasingly turning to buyers’ agents who, for a fee, evaluate a property’s suitability and negotiate the best deal possible with the real estate agent. WA Buyers Agent Network chairman Damian Collins said the market for buyers’ agents in Perth was rapidly developing. Mr Collins started his agency, Momentum Wealth, about four years ago after witnessing the success of buyers’ agents overseas and interstate. He said there were about six major buyers’ agents operating in Perth, with some specialising in investment properties and others in residential homes. “A typical client of a buyers’ agent is time poor, but generally has the income level to support property investment,” he said. “Sometimes, people simply don’t have market knowledge and like to know that someone is looking after their best interests.” Mr Collins said a buyers’ agent could often locate silent listings from developing trusted relationships with major real estate agents. “Ultimately, we want to buy, and they want to sell.” ■

They will already have a database of buyers in your area that they can introduce to your property. 2. They will be more familiar with all aspects of the area and can properly inform the buyer of the surrounding facilities.

LUXURY LIVING Of fripperies and fleurpoms Paperie customers can opt to have stationery custommade or choose readymade, reports JANE EVANS MOST people who walk into Annie P Paperie do so with a purpose, and it is one that usually keeps them pottering around the shop for ages. But when someone does occasionally leave after just 15 minutes, owner Bob Poolman wonders why. The Claremont boutique paper and stationery store is a place that is easy to lose oneself in. There is much to fuss over, from couture papers to classic wedding stationery, customdesigned and imported greeting cards to scrap paper kits, unusual wrapping paper, gorgeous gifts and fabulous fripperies, not to mention the fleurpoms. Bob, a chartered accountant for people in the arts, first indulged his passion for paper about 30 years ago when he opened a store that imported fine handmade papers for artists. About 10 years ago, the emphasis shifted to papers for wedding invitations, party invitations and other paper crafts. The Annie P brand was born, named after one of the company’s first designers – and it became the trademark of both the papers and the shop. Bob said it was easy to be passionate about paper. And his passion is evident in the store. The shop is beautifully adorned from head to toe with Annie P creations, and Bob’s girls (two graphic designers and

three part-timers) are constantly changing the displays and re-arranging the store. They are assisted, of course, by the store’s maitre d Poppy – Bob’s silky terrier – who runs a pretty tight ship when she is in on Mondays and Saturdays. Recently a couple came into the store, but the man hesitated at the door and asked, “Are blokes allowed in here?” (Bob tells me they are.) Senior graphic designer Erin Blamey says it generally takes two weeks to turn client orders around. Clients can opt to have stationery custom-made or choose from a selection of readymade products in store. “We’ll design just one or 1000 of something, it doesn’t matter how big or small the order is, so long as it’s personal to the client,” she said. Annie P recently did 500 invitations for Swanbourne real estate agent Altus and has created albums and invitations for Rio Tinto. Annie P papers are sold throughout Australia and New Zealand, and in selected international paper boutiques in Europe, Asia and the United States.
