‘Return to normal’ is 2010 homes outlook Queues of first home buyers will no longer be a factor as incentives, low interest rates and falling prices disappear, reports JANE EVANS FIRST-HOME buyers may have had a huge impact on the property market in 2009, but it looks like things will return to normal in 2010. Federal and State Government incentives, combined with interest rates at a 49-year low, provided ample opportunity for those wanting to break into the market and become homeowners. WA had the highest number of firsthome buyers during 2009 amid 191,000 Australians, making it the highest volume of first buyers on record. Rpdata research anyalyst Cameron Kusher said it was no real surprise that the first-home buyers were so active during 2009, given the First Home Owners Grant Boost. “Adding to the Government windfall for firsthome buyers was a low interest rate environment,” he said. “This was further
complemented by incentives… such as low or no stamp duty on more affordable property purchases, plus the fact that most properties had become more affordable during 2008 thanks to a fall in values.” Mr Kusher said that the impact of the greatest ever level of first-home buyer activity was certainly felt across the rental market. “This significant influx of first-home buyers to home ownership eased rental pressure and has been a factor contributing to falling rental rates in many regions during the second half of 2009.” However, Mr Kusher anticipates that firsthome buyers will at least fall back to historic average levels during 2010, and said we can expect to see a turnaround in rental markets with higher rents ahead. Also, with less competition, investors will become more active in the marketplace. ■
Wake up call for many sleeping owners of investment properties Most fail to make use of tax depreciation entitlements, and together lose millions a year they could recoup, say experts MOST investors do not make use of tax depreciation entitlements, according to national tax depreciation company DEPRO. Tax depreciation on either a residential or a commercial investment property is a deduction against assessable income, allowing the owner to reduce the amount of taxation payable. An investor is able to claim for two distinct types of depreciation on buildings. The first is capital allowance,
which is based on the historical construction costs of the property, which may include surveying, engineering, architectural and building fees. The second is plant and equipment where assets items are depreciated at a higher rate than that applied to the building depreciation. Examples of plant and equipment include carpets, ovens, cooktops, dishwashers, clothes dryers, window blinds, air
conditioners, heaters and hot water systems. DEPRO marketing manager Karenna Tucker said: “It is estimated that only one in five residential investors makes use of the tax depreciation entitlements which are available to all investors on all investment properties. “They fail to understand that the tax benefits from depreciation can be just as important as rental income, and tax benefits obtained through depreciation can be
equivalent to 60 per cent of the total purchase price of the property. For an average new investment residential property in Perth, this can equate to over $200,000 in possible tax benefits through depreciation.” Ms Tucker said a large proportion of these tax benefits were never claimed, which meant that each year hundreds of millions of dollars in tax benefits were lost by investors not claiming their legitimate entitlements.
REIWA deputy president David Airey said most investors did not take advantage of the huge deprecation offsets they could claim on new or renovated properties to offset taxes and other costs by using a quantity surveyor depreciation expert to assess their investment properties. “They also overlook the security and value that landlord protection insurance provides against loss of rent and other damages caused by an absconding tenant,” he said. ■

LUXURY LIVING Now for something quite exceptional out of Africa Impoverished people benefit from the quirky designs of this artist, writes AMANDA RANKIN A LOVE of sculpture, a social conscience and a commitment to the people of South Africa has resulted in artist Carrol Boyes becoming much more than just a designer of quirky pewter artefacts. Originally a teacher, Boyes decided to pursue her childhood dream of being an artist and began making pewter sculptures and cutlery from her home in Cape Town. Twenty years later her business employs over 350 people, many from impoverished Limpopo Valley, and her “functional art” is coveted the world over with dedicated specialist stores in Cape Town, Athens, New York, London, Paris and now Perth. It is a fabulous first for Perth and credit must go to Nadja Latta who opened the exclusive store in the Claremont Quarter shopping centre almost a year ago. “Carrol is incredibly talented,” Nadja said.
“Her designs are very beautiful but extremely functional at the same time. The pieces are not works of art that are going to collect dust on a shelf. “They are designed to be used and I think people have found it a refreshing change,” she said. The functionality of the designs is so important to Boyes that each item comes with a lifetime manufacturer’s warranty and an individual care card explaining how to look after it. Whether it is a set of Nadja Latta salad servers, a bowl or a bottle opener, everything is designed to look fabulous and last forever. Boyes mainly works with lead-free pewter, spun aluminium and stainless steel, sometimes used in combination with wood and leather. The durable and eclectic pieces are timeless, and inherent to each item are Boyes’ trademark quirky interpretations of the human
figure. Originally from South Africa and very familiar with the range, Nadja approached Carrol Boyes two years ago with the idea of opening Australia’s first specialist store in her new home town of Perth. Nadja eventually decided Claremont was the most central location, but for shoppers who can’t make it into the Claremont store there is an online option where the entire range can be viewed and purchased. The Claremont store has a large amount in stock and ready to be despatched, but if Nadja doesn’t have an item you may want, she will order it in from South Africa. Nadja believes Boyes’ ethical approach to her business is an integral part of the brand’s success. “Carrol really helps the local community – and I think it is very important to mention that,” she said.
