A: Once an offer has been verbally accepted (that is, the agent has conveyed acceptance to the buyer), it is then a binding contract, and is treated as such as far as the deposit is concerned. If the offer is unconditional, then the buyer would lose his or her deposit if he or she pulled out at any stage after this acceptance. If the offer has conditions on it, those conditions still need to be satisfied before the deposit becomes non-refundable. Q: I have a fairly urgent need to sell my property within the next two months. It is tenanted for another four weeks. The current tenant has old furniture which spoils the look of the property. Should I begin marketing asap so that I have the longest chance to sell, or should I wait until the tenant moves out so I can present the property properly? A: If there were no time constraints, I would definitely advise that you wait until the tenant moves out to present the property to its fullest potential, as this will help you to get the best price. However, if you must sell by a certain time, as in your case, it would be safer to start immediately. You may get a faster sale, but unfortunately it is almost certain to cost you money. Alternatively, it may be a good idea to try and entice the tenant to move out sooner by assisting with some of their moving costs.

But sometimes this long duration is less about the state of the volatile real estate market and more about the owner and their house. Luckily, help is here with the third season of Selling Houses Australia launching on The LifeStyle Channel at 8.30pm from March 31. The 10-episode season will delve into the real issues facing property owners, providing current and practical advice while taking everyday Australians through the process of transforming their homes that no-one wants to buy into saleable properties. Interior designer Shaynna Blaze and garden designer Charlie Albone join residential real estate expert Andrew Winter as they tour some of the nation’s hardest to sell homes and help some incredibly stressed-out homeowners. Melbourne-based Shaynna said even though it was a fairly buoyant market when they started filming the new season last year, some houses were still not being snapped up due to the owners’ attitudes and how they presented their properties. “It’s a hard thing to do because your home is an emotional purchase but it’s really important if you want to move on to make other people feel as if they can move in,” she said. “These days buyers will look at the internet before they even look at a house so you’ve got about two or three seconds to grab
somebody with a photo and make that vital first impression. Shaynna said selling a home was all about knowing your market and the type of people who were going to come through, whether they would be families with children, single, couples or empty nesters, and then decorate accordingly. “First look at de-cluttering, then colour and what’s going to create the best advantage for the house,” she said. “De-cluttering is not just about what’s on the surface but also behind the cupboard.” A major de-cluttering job can be seen in the first episode of the series where Shaynna said it was not until halfway through that they were able to see what features the 1920s bungalow actually had. The next step is to look at a house like a stranger, which can be hard but it is important to critically look at all the things that need fixing, like easy little maintenance jobs. “People open and close doors and drawers, turn on taps and switches to make sure that everything functions and they’re always going to be looking for a negative so they can bump down the price,” she said. “And de-personalising is also a way to go. The last thing you want someone to see when they go into the master bedroom are photos of the people who live there because you get the vision of it already being someone else’s home. “When a buyer walks into a house they want to feel as though they could move in, so you want to de-personalise for that reason. Some people walk around quite upset and say that it doesn’t feel like their home anymore... and then you’ve got the other side of it where people say that they didn’t realise their home could look so good and they don’t think they want to leave!” ■

Acton South West Dunsborough director Steve Papadopoulos told Residential Dunsborough, Eagle Bay and Yallingup in particular had shown great signs of recovery. “Sellers have been realistic in their asking prices and the sharp rises of the past few years have now settled down to a more steady growth,’’ he said. “Acton South-West transacted over $100 million in property sales in the last quarter and as long as pricing is maintained at a sensible rate of growth, the market will continue to stay active.” Mr Papadopoulos said Busselton had also enjoyed large volumes of sales partly due to investors choosing the area based on the planned future growth of the region and good value investment properties. “There is a large number of people moving to the SouthWest and many are either long-term renters or people who need to rent for a year or two until they build their own home,” he said. “Margaret River, on the other hand, hasn’t experienced the same level of sales as its neighbours but all indications show that prices have begun to level so we can expect a lot more interest in 2010.” Stocker Preston principal Peter De Chiera said while SouthWest sales in December were slow and reflective of the general downturn in the market in 2009, January and February were extremely busy, and Stocker Preston Dunsborough had experienced the best sales since the market peaked in 2007. “Sales were generally limited to houses under $1 million with a high proportion under $700,000,’’ he said. “Sales in excess of this range were limited, but buyers are returning to the market.” Mr De Chiera said March had continued this trend with strong enquiry for top-end properties in areas such as

JMW Real Estate principal Joe White said the 2008 financial crisis could be thanked for taking the froth and bubble off to focus on the fundamentals of supply, demand and value. “We have seen a surprisingly strong recovery in turnover, most noticeably in the typical entry-level four-bed, two-bath project-style home which is showing a quarterly average sale price of $483,194 in Oct/Nov/Dec 2009,’’ he said. Mr White said beachfront properties were starting to turn over and rural residential houses had again started to sell, with pleasing results between $1 million and $1.75 million. According to Hegney Property Group director and senior valuer Damien Schifferli, the second half of 2009 was marked by a surprising recovery in the South-West real estate market, thanks to bargain-hunters and investors. “Firstly, bargain hunters stepped in and swallowed all the distressed vendor sales at prices not seen for the past four years,” he said. “Then, investors and holiday home hunters quickly jumped on the wave to take advantage of low interest rates and the wide choice in quality property for sale. “By the end of 2009, property values in most areas had improved 20 per cent on the lows that were experienced earlier that year. “For example, a conventional property located in Old Dunsborough or on Geographe Bay Road, Dunsborough, had

Flurry of activity will put market to test Housing markets appear to be making some signs of recovery and may have levelled in most sectors. By CARMELLE SANDER WITH the lingering summertime ambience of a warm autumn now upon us, the state of the South West property market will be tested. Traditionally regarded as the busiest time of year for sales by local real estate agents, it will be interesting to see the effects of the global financial crisis of the past 18 months bringing with it a pronounced reduction in demand and a large increase in stock. The Greater Bunbury region, Shire of Busselton and Shire of Augusta-Margaret River have experienced a decrease in property values across most market sectors, with the prestige residential and rural residential markets (between $1m to $3m) suffering the greatest impact of the downturn, with falls of up to 40 per cent in some instances. Statistics published by the Real Estate Institute of Western Australian (REIWA) for the September quarter of 2009 suggest that sales volumes increased by around 6 per cent over this period although further falls in values have been recorded, with decreases in
the Greater Bunbury region of -3.6 per cent, Busselton -10.6 per cent, Dunsborough and surrounding localities -16.2 per cent and Shire of Augusta-Margaret River -11 per cent. According to residential valuation service CB Richard Ellis, during the December quarter, the South West saw a far greater level of activity within the $500,000 to $1,000,000 price brackets. Senior valuer Justin Anderson said an increase in regional land sales had also been apparent in most areas, predominantly due to the Federal Government’s First Home Owners Grant. However, there is still a slight oversupply of residential vacant land for sale, particularly in large developing residential estates including Dalyellup Beach in Bunbury, Kingston estate and Treendale estate in Australind, Provence estate and Vasse Newtown, Busselton. REIWA statistics for the September quarter indicated that the median land price increased by 7.2 per cent to $160,000. Dunsborough and the nearby prestige
localities of Quindalup, Yallingup and Eagle Bay are likely to be more in demand for properties priced between $1m-$3m. Over the past several months there have been a number of sales in this price range although there is still a general oversupply, particularly in the locality of Eagle Bay. Rural and rural lifestyle property sectors within the Shires of Busselton and AugustaMargaret River have experienced a pronounced reduction in demand over the past 12 months and a significant increase in properties available for sale, particularly tourism and viticulture-based enterprises. Across the board, value levels appear to have fallen by up to 15-20 per cent and there
have been limited transactions. CB Ellis said in summary, the residential housing markets within the South West region appeared to be showing some signs of recovery and may have levelled in most sectors. The influx of Perth-based residents and interstate tourists during this autumn period may “paint a picture” as to the state of the local markets. “We would expect to see a further increase in sales transactions across most of the main regional centres; however, value levels are likely to remain relatively steady until excess stock levels are further reduced,’’ Mr Anderson said. ■
