Open market best way to get top selling price
Professionals’ Kathryn Massey’s combination of care, concern and dedication pays off as she wins Reiwa’s top Australian award. By CARMELLE SANDER WA property manager Kathryn Massey from Michael Johnson & Co Professionals in Mount Lawley has taken out the top Australian award for Residential Property Manager of the Year. Kathryn received the prize last week in Adelaide at the Real Estate Institute of Australia’s annual awards and dinner. In accepting her award, Kathryn said managing a tenancy was more than just looking after a property. “It’s about managing the business relationship between all parties to ensure positive outcomes, with the objective to create successful tenancies,” she said. Kathryn said that while the Residential Tenancies Act provided a clear set of guidelines in maintaining a fair and equitable relationship between the parties, how the property manager conveyed these rights and obligations was paramount to success. In her submission, Kathryn detailed how she had implemented an all-inclusive
‘Premium Fee Package’ for clients as well as developing an Owner Handbook which is regularly updated for them. “These things have been appreciated by our customers, are successful for the company and help to differentiate us from our competitors,” she said. Ian Cornell, licensee of Michael Johnson & Co Professionals, said he was thrilled that Kathryn had won, but wasn’t surprised given her talent and dedication. “Katherine excels in property management because of the caring nature she demonstrates to both owners and tenants – she fully deserved this award,” he said. Kathryn Massey is the first West Australian to win an REIA award over the five years the competition has been running. ■
Silent listings can cost sellers money by narrowing pool of potential buyers and reducing the competition of an open listing. By JANE EVANS REALMARK director John Percudani (right) says putting properties on the open market gives sellers peace of mind. While some western suburbs real estate agents prefer to sell homes through ‘silent listings’, which involves giving keen buyers in their own databases a sneak peak at properties before they officially hit the market, Mr Percudani believes this can cost sellers money by narrowing the pool of potential buyers. “In today’s market, you want to uncover any serious interest straight away,” he said. “We aim to uncover maximum interest, generating as much competition as possible. “The best results stem from competition, when more than one buyer is trying to secure the property.
“What this does is gives the seller a clear idea of what the market is willing to pay and they are not left in doubt wondering if they sold at the correct price.” Mr Percudani said as stock levels continued to fall in WA, prices would continue upwards and in most cases, properties were going to attract a lot of buyer interest. “In the current market conditions, sellers do not need to worry about selling their homes because demand is outweighing stock levels; what they do need to worry about is underselling their home – their strategy needs to be about getting the best result,” he said. ■
Get expert reassurance before starting to rebuild Even emergency repairs after last week’s storm may need council approval or a building licence. By JUSTINA EU WHEN that devastating storm blew into Perth last month, it pelted the city with hail the size of golf balls, causing widespread damage to properties and vehicles. Although it appears to make sense to get the remedial works done as soon as possible, homeowners need to be aware of existing legislation governing what may and may not be done as emergency repairs without having to obtain approvals from their local councils. In general, almost all structural work may require a building licence before any works can be commenced.
Furthermore, any work valued over $20,000 would require owners to engage a registered builder or obtain an Owner Builder Certificate from the Builders’ Registration Board before carrying out any building works. In times of a natural disaster, such as the recent freak storm, building surveyors employed in local government or in private practice play a pivotal role in the recovery process. They are responsible for ensuring that building works which are being carried out comply with the minimum performance
requirements of the Building Code of Australia (BCA). In Western Australia, the fundamental function of a building surveyor is to certify plans and structures in accordance with building legislation, and to issue Certificates of Classification for commercial buildings. Building surveyors employed in local government are also responsible for issuing permits to commence construction. Building surveyors are the arbitrators of the Building Code of Australia. Due to their extensive knowledge of the building regulations, technical codes and standards and other related legislation, building surveyors are often approached by allied professions like architects, engineers
and builders for advice to ensure that buildings are safe, accessible and energy efficient for the health and safety of people occupying the buildings. Accredited by the Building Commission of Western Australia and the Australian Institute of Building Surveyors, building surveyors are an invaluable source of information for owners intending to carry out repairs or brand new building works on their properties. By seeking advice from accredited building surveyors, property owners can avoid the embarrassment of being prosecuted by their local council for unauthorised works, which can lead to a lengthy and costly legal exercise. ■

Named after Mounts Bay, the body of water in the Swan River Estuary that was infilled for the construction of the Narrows Interchange, the road is home to the historical Old Brewery. The original Swan Brewery was established in 1877 by a partnership between John Maxwell Ferguson, a Scottish sea trader and captain, and William Mumme, a brewer with German and colonial brewing experience. The Swan Brewery Co sold it in 1979 for redevelopment, and today it’s a prominent building on the river, rich with history and panoramic river views. The venue was re-opened in October 2001, and features luxury residential apartments, offices, café-restaurant and a function venue. Combining history with relaxed and contemporary dining, The Old Brewery restaurant is one of Perth’s premier steakhouses. Enjoy Perth’s finest cuts of meat, including
the impressive 1.5kg Tomahawk rib eye steak, shared between two and hand-carved right at your table. Brewing has also recommenced at the onsite micro-brewery, so find your table in the sun, mere metres from the river, and savour one of their boutique beers. Works were recently done to the river wall and pathway along Mounts Bay Road to ensure locals and visitors
could enjoy the surroundings for many years to come. Another iconic feature along Mounts Bay Road is the Crawley Edge Boatshed. The popular blue boatshed is a wellrecognised and frequently photographed site in Crawley and is thought to have been originally constructed in the early 1930s. A statue called Eliza is located in the waters near the boatshed. Created by Tony and Ben Jones, the statue was unveiled on October 15, 2007, to commemorate Crawley Baths, Perth's prime competition and recreational swimming venue from 1914-64.
