Longer haul for finest homes Applecross, Swanbourne at top of table for time on market and asking price discounts If a property is not selling it is over-priced, agents say CARMELLE SANDER Editor
SWANBOURNE and Applecross homes are the slowest to sell in the State. According to new figures by real estate experts RP Data, homes in these areas take longer to sell than any other suburb, and are heavily discounted in a bid to entice buyers. On average, it takes about 138 days to sell a home in Applecross, and 134 days to sell a home in Swanbourne. In addition to the lengthy wait, residents are slashing their prices by up to 13.7 per cent of the original asking price. Given the median price in Applecross is over $1.6 million, that equates to a discount of about $200,000. Victoria Park, Yokine and Hamilton Hill are also among the slower selling suburbs. Meanwhile, the data shows homes in more affordable suburbs such as Warwick, Padbury and Lockridge sell
within 39-45 days and for a discount of about $20,000. Janey Sanderson from Paxton Hoad said this was evidence the top end of the market was still recovering from the global financial crisis (GFC). “In my opinion, the top end of the market rose higher in ’06 and ’07, and subsequently fell further in ’08, and because of the effect of the GFC its recovery has been slower in ’09-’10 with buyers demonstrating this by not paying the asking prices,’’ she said. REIWA was not surprised the more expensive homes were taking longer to sell, as this had always been the case, particularly in the western suburbs, because a more expensive property took longer to settle and it could take longer to raise the high finance. The Property Exchange director Niki Peinke said while the higher properties were still taking longer to sell, the market was very strong and balanced now. “If a property is not selling, the most probable reason is that it is overpriced in the current market,’’ she said. “Although the outlook is very positive for our property future, there is still a little reticence among people in general to pay too high a price in case the GFC decides to revisit.’’ ■

STRONG demand for riverside locations and a more buoyant real estate market have prompted the release of an additional seven lots at one of Perth’s most sought-after addresses. The lots – at LandCorp’s Minim Cove estate in Mosman Park – range in size from 416sq m to 505sq m, with prices starting at $1.1million. Knight Frank’s Graeme Kiddey said sales at Minim Cove had been strong since mid-2009, with a high level of enquiry and buyer interest. “Buyers wanting to move into larger homes or upsize have been able to sell established
