Exec market hot CAPORN Young Estate Agents, which has offices in Claremont and Fremantle, is recording a resurgence in the residential executive leasing market. This growing demand for executive rentals in the western suburbs is underlined by the fact that Caporn Young has just leased an executive home in Claremont for $1900 a week before it was advertised to the open market. According to Courtney Baird, leasing consultant with Caporn Young Estate Agents, the property on Airlie Street was leased to international executives who have relocated to WA due to the new career opportunities being created in the oil and gas sector. “Our company is now finding that large executive rental homes in the western suburbs, are now leased even before they are advertised to the general public. This property on Airlie Street is typical of that trend,’’ she said. “Executives in the oil and gas sector are seeking quality rental properties in the western suburbs because of the high standard of schools in the area, its proximity to the coast and city centre, as well as lower crime rates.’’ Caporn Young senior asset manager Sam Birks said he expected the demand for executive rental homes in the western suburbs to accelerate during 2010. “As the new resource projects such as Gorgon begin to develop, so the demand for overseas skilled executives will increase and this in turn will result in a greater demand for executive rentals,’’ he said. “The executive rental market was subdued during 2008-09 due to the impact of the world financial crisis. However, we are now finding that weekly rents for executive properties are rising and we expect this trend to continue during 2010 due to a lack of supply of available executive homes for lease. “In particular, our company is finding very strong demand for executive rental properties in Claremont, Peppermint Grove, Dalkeith and Cottesloe.’’ ■

Peaceful oasis in urban Subi A central atrium provides a calming focal point in this award-winning contemporary townhouse, writes JANE EVANS WHEN renowned Subiaco architect Colin Moore designed a series of modern inner-city homes in Rupert Street, his partner Angela Woodhill was the first to snap one up. Offering input to the design throughout its development, Angela soon decided she would have one of the homes for herself – number 27. The double-storey townhouse is one of five green title residences and features three bedrooms and three bathrooms. Colin was awarded a Royal Australia Institute of Architects Award for multiple residential in 2004 for the townhouses. Built to high quality specifications, the home is contemporary yet minimalist. A central atrium is a feature of the home and was designed to maximise the use of natural light, with the widespread use of glass and bi-fold doors to integrate or separate internal and external living. There is also a motorised retractable blind on the courtyard to protect Angela from the elements. “I like the idea of opening things up,” said Colin. “The ambivalence of what’s inside is interesting.”
With a six-metre frontage, the home extends back rather than across. The open lounge and dining area flows on to a front northeast-facing courtyard, which features Angela’s beloved vegetable garden bed. WHILE walking past Azure Restaurant in Mt Hawthorn a few months ago, something unique in its interior caught my eye. Two large rust-finished steel panels featuring the outline of a striking circular pattern were used as a room partition. The effect was stunning.
