Time right to upgrade
Peet has created a water-wise estate at Alkimos, which has been recognised by the Urban Development Institute of Australia for its water-sensitive design.
Water-sensitive design winner Shorehaven sets standard with rainwater tanks and drought-resistant landscaping. By STEPHEN MILES PEET Ltd’s Shorehaven estate at Alkimos has become the first in WA to be accredited by the Urban Development Institute of Australia for water-sensitive design. The Shorehaven community surpassed the UDIA’s target of a 40 per cent saving on standard water consumption within a new residential development. Nine kilometres north of Mindarie, Shorehaven has been planned with the coastal environment and water conservation principles as central to the development. Among its water-sensitive design features are the re-use of storm water on public open
spaces, drought-resistant landscaping and rainwater tanks for all purchasers. Peet chief executive Brendan Gore said the UDIA accreditation recognised Peet’s forwardlooking vision for Shorehaven. “Shorehaven will use best-
practice water efficiency measures and achieve conservation targets through water efficiency measures, underground water and rainwater harvesting,” Mr Gore said. Shorehaven will offer
sustainable, beach-inspired living for more than 3000 households. There are currently about two dozen lots available for sale across the Central precinct, on the east side of the community, and Shorehaven Rise, on the beach side of Marmion Avenue. All public spaces in the development have been designed to maximise water efficiency. Grassed areas will be kept to a minimum to reduce intensive watering, with hardy varieties to be used on sports ovals. For more information about Shorehaven at Alkimos, visit www.shorehaven.com.au or phone 9246 7007. ■
Property team no dummies in feel-good factor Georgie the billboard dummy gets a load of attention and smiles from passers-by THE next time you are driving along Railway Parade in Shenton Park do not be alarmed by the large billboard with a very elated female dummy stuck to it. As a bit of fun, the real estate team at The Property Exchange gave their billboard a “new look” last week, much to the amusement of passers-by. Director Niki Peinke was thrilled with the positive response, and said
the dummy, affectionately known as Georgie, was there to not only grab the attention of commuters but to put a smile on their faces. “This is the kind of response we love to see from our clients and we work very hard to make them feel this way,’’ she said. “It certainly got some wolf whistles when we staged this little Jump for joy ... the Property Exchange team – and Georgie – with their ‘bit of fun’ billboard. show.’’ ■
SALES of northern suburbs properties valued in excess of $600,000 are growing strongly, according to RE/MAX WA managing director Geoff Baldwin. A review of sales results for the RE/MAX WA group since January 1 shows a 57 per cent increase in sales above $600,000. “Where a lot of the sales last year were by people who had to sell to relieve financial pressure, more people are now selling to upgrade to a better house and hence this is beginning to reflect strongly in the second-tier market,” Mr Baldwin said. “It has always been the case in any recovery that the more affordable segment of the market recovers first and then this strength feeds slowly up the scale of prices until the whole market is enjoying healthy turnover. “It is expected to take another 18 months before our entire real estate market is again experiencing strong demand across the board. Mr Baldwin said prices for properties $600,000 and above remain at attractive levels as this segment of the market continues to strengthen supply. “For anyone considering selling to upgrade, now may present the best window of opportunity to do so, taking advantage of strong firsthomebuyer and investor demand,” he said. ■

Opulence on a grand scale You’ll feel like you’re in a five-star hotel in this spectacular Dalkeith home, writes JANE EVANS HOUSES like this do not come around often. The Granwood-built residence really is the ultimate in opulence, with a prestigious address attached. Spanning over 1000 square metres, the Dalkeith property is one of grand proportions. An enormous foyer with a void to the second storey features a polished plaster wall to the striking curved staircase. To the right is a dedicated home office with built-in cabinetry, a common feature of Granwood homes, and private access from the driveway. Opposite is a spacious drawing room. There are five bedrooms and four bathrooms. Illuminated recessed ceilings, innovative lighting and stylish curves and angles throughout add to the sensational interior. The central living areas are towards the rear of the home. A striking curved kitchen features
integrated cabinetry, including a hidden fridge and freezer and flat-screen television. The kitchen overlooks the separate lounge and dining areas. Double doors separate a surround sound home theatre with tiered seating. Bi-fold doors from the kitchen area can be used to partition off a loggia with a barbecue for extended family functions. A sunken bar area looks on to the swimming pool through expansive glass, which could be removed to open the bar area up directly to the spa.
A ground-floor wine cellar and tasting room is unlike anything I have ever seen before, with pebble stone flooring and timber wall cabinets giving it a warm rustic feel. The back yard has been beautifully landscaped with tropical plants and lush lawn surrounding the pool. Upstairs, the master bedroom is the epitome of luxury. A dome-shaped bevelled glass wall encloses one-half of a large spa bath overlooking the bedroom, which is enormous. It is reminiscent of a glamorous five-star hotel suite. The grand scale of the home, with its cleverly designed floor plan, ensures the
spaces work perfectly for a busy family, and offers both extra generous accommodation and vast entertaining spaces on a variety of levels. This spectacular home has enormous presence, appeal and ambience. ■

Modernised character revival An extension has further increased the charm of this 1930s Mosman Park home, writes JANE EVANS THE owners of this renovated Mosman Park home were attracted to its commanding views of the leafy park onto which it fronts. In designing the extension and renovation, they ensured that most rooms in the home took advantage of the pleasant park aspect. The owners and their two children moved into the circa 1930s home eight years ago. Over three years they decided how they could best improve it.
On a corner block, the modernised character property is elevated with a sloping front lawn and steps up to a spacious porch. White french doors lead into a long splitlevel lounge, kitchen and dining with high ceilings and downlights. Polished jarrah floorboards flow throughout the lower level. A noticeable feature of the home is the
abundance of sunlight the main living area attracts. This is further enhanced by a sleek white galley kitchen with Corian bench tops and Miele appliances. The interior of the home is fresh and crisp but not too precious for children. A paved terrace along one side of the home is a lovely entertaining area and is protected from the sea breeze in the afternoon, Original art deco doors separate an activity room or second living area off the lounge, creating a perfect play space for children. Further along is a parents’ wing,
which includes a master bedroom, guest bedroom, bathroom and study. A rustic white timber staircase leads to the second storey. Upstairs a sitting area or retreat connects three spacious bedrooms and another bathroom. The home also features a double carport adjacent to the home. This older style property has been beautifully restored to create a charming family home that lends itself just as well to entertaining as it does to day-to-day living.

Find peace and quiet amid the buzz of downtown Subi This super-modern Centro home is glossy and gorgeous. writes AMANDA RANKIN ALL the buzz of Subiaco's cafes, restaurants and retail outlets are just minutes away from this nearnew Subi Centro home, but once inside it is peace and tranquillity. Glossy, golden bamboo flooring flows throughout the entry and into a spacious open-plan living area. Natural light floods in from the wall of floor-to-ceiling glass with sliding doors opening to a sheltered, paved entertaining area
with flowering plum trees and a wall-length water feature. The kitchen is gorgeous, with honey-coloured cabinetry contrasting with black granite bench tops and black mosaic tiles. The wall oven, gas stove top and integrated dishwasher are all Smeg and there is a huge amount of storage and bench space. A ground level bedroom and bathroom are ideally situated at the front of the home, ideal for guests or an older child. Opposite is a formal lounge or home theatre room. The bamboo floors continue up the stairs and along the gallery where there are three bedrooms, all fully carpeted.
The master suite has a small balcony and a beautifully tiled ensuite bathroom with a large spa, twin vanities and separate shower with a frameless shower screen. Charcoal grey mosaics contrast nicely with white cabinetry and charcoal floor tiles, a colour choice continued in the second bathroom shared by two other large bedrooms, both with built-in robes. The double garage at the rear of the residence has built-in storage cabinets and direct access into the house via the laundry. Ducted vacuuming, ducted reverse-cycle airconditioning and video security are included in this very contemporary residence. ■

Move a level up in this central, easy-to-maintan piece of Subiaco, writes JANE EVANS
LANDG315924
THIS urban apartment in the heart of Subiaco is one of four exclusive homes perched above Roberts Road. The contemporary home spans 197sqm over two levels. Number 3 is at the rear of the Alvan Street complex, accessible via a central lift. On the first floor of the apartment, the central living area is open plan and very spacious. A galley kitchen with stone bench tops and plenty of cupboards overlooks a spacious lounge and dining area. Floor-to-ceiling glass sliding doors open out to an enormous north-facing terrace, partially enclosed and covering 37sq. This angled roof space was designed for year-round entertaining and cleverly takes
advantage of the home’s position, offering sweeping views of treetops and buildings. A large study is to the right of the entrance hall. There are two bedrooms on the second level of the home, each with windows partially protected from the sun by the terrace below. A bathroom and laundry are also on this level as is a generous sized drying courtyard with fantastic views across a different part of Subiaco. The complex offers two sideby-side secure basement car bays. This central and low maintenance home is deceiving from the outside as it offers an abundance of space with seemingly very little interaction with its neighbours. If Subiaco is your haunt, this home is for you. ■

LOCATED at the entrance to Subi Centro, in a beautiful treelined street, this former Webb and Brown Neaves display home is one of the area’s flagship properties. The home was built 11 years ago and has retained a classic charm. The front door opens into a wide hallway with polished wooden floorboards. On the right is a sitting room or formal lounge painted in a deep teal colour and featuring a beautiful limestone enclosed gas fireplace. It looks out to a pretty northfacing landscaped courtyard, the largest in Subi Centro. Further along is the open-plan kitchen, dining and lounge area. The U-shaped kitchen has a warm, contemporary feel with stainless steel appliances and a
walk-in pantry. The dining area is large and is flanked by floor to ceiling windows with a Tuscany-inspired mural painted on the external wall to create a picturesque backdrop all year round. Sliding doors from the lounge area open out to the courtyard. All three bedrooms are located upstairs including the master suite, which features a high vaulted ceiling, ensuite with double vanities, and a walk-in robe. Timeless turn of the century charm Be transported back in time as you walk through the doors of this beautifully restored character home, writes JANE EVANS JUST seconds from the hustle and bustle of Subiaco, behind a wrought iron fence, is this beautiful circa 1900s home on a spacious block. The property has been extended and renovated to accommodate four bedrooms and two bathrooms as well as several splitlevel living areas. The grand brick and iron federation facade features a turret, added in 1995. A return bullnose verandah encloses one half of the facade and provides a welcoming entry into the residence. During the renovations, a new front doorway was created and is now conveniently accessed directly from the driveway. Inside, the home is full of character with open fireplaces, chandeliers, polished timber floors, large timber-framed windows and stained glass windows. The kitchen features Serpentine marble benchtops, solid Tasmanian oak cabinetry, stainless steel appliances and a large pantry.
An open-plan lounge and dining is separated by a small staircase but both look out to the swimming pool and federationstyle gazebo. French doors from the lounge open out to a north-facing rear lawn area surrounded by shady trees. The bedrooms are huge, with soaring ceilings and large sash windows allowing the sun to stream in. The main bathroom features a traditional claw-foot bathtub and double vanities. A generous loft-style area with dormer windows on the second storey of the home could be used as an activity room, second living area or even a guest bedroom. Additional features include a security alarm, automatic reticulation, including on the verge, and extra storage space under the dining room floor. Surrounded by charming character homes in an established, highly desirable part of Subiaco, this classic turn of the century home is one that will remain timeless forever. ■

This luxurious tri-level home takes advantage of its prime riverside location, writes JANE EVANS THE boats moored at Claremont Yacht Club seem so close you could reach out and touch them from this exclusive Victoria Avenue home. The stunning riverfront property was built in late 1996 but has been so well maintained, it could have been built yesterday. A light, neutral interior gives this home a chic, timeless appeal. Each of the property’s three levels has been designed to take advantage of the panoramic views and southern-facing aspect. A singe floating staircase runs through the centre of each storey, creating a sense of space. European beech timber floorboards feature throughout the second floor, which is where you enter the home. An open-plan lounge, dining and kitchen have fabulous views and are flanked by a pretty vinecovered alfresco terrace. Bifold doors allow these spaces to merge. Another terrace on the river

side of the property can be opened up via sliding doors. The ground level features three bedrooms, two of which have floor-to-ceiling glass windows capturing the stunning river vista. Each of those bedrooms also has a door that opens out to a tranquil courtyard. One of these is the master suite, which has a private ensuite and extensive walk-in-robe. The bathrooms are well appointed with a white colour scheme and marble bench tops. The third level is a spacious, light-filled mezzanine area, which could be used for either a second living area, studio or formal lounge. From here, an external staircase leads to a magical European-style sun terrace with panoramic river views. Tucked away at the bottom of the driveway, this secluded trilevel home is one that will appeal to many with its nauticalinfluenced, laidback ambience. â–

Good lord, the manor sits in waiting This superb estate has a Great Room, five bathrooms and a nine-hole golf course, writes SAMANTHA JONES DESCRIBING this 14.25ha rural estate as merely impressive would be an injustice to an outstanding property. Offering commanding views of the estate, the architect-designed French-style limestone mansion overlooks a spring-fed ornamental lake. Two years in the making, it reflects these extensive efforts with its five bedrooms, five bathrooms and exceptional living areas. Large medieval solid timber doors provide access to a soaring entry room that leads to the 260sqm entertainment area. Dubbed the ‘Great Room’, it has a wrought-iron chandelier, cobblestone flooring, limestone feature walls and an open fireplace. Upstairs, the master suite has two
separate ensuites and walk-in robes, and contains a study with a large desk and a floorto-ceiling bookcase with a library rack ladder to access the upper shelves. There are also two separate large balconies with different views over the grounds and two of the remaining four bedrooms also have their own ensuites. Similar to a baronial hall, the area has a separate scullery for the preparation of food, which complements the kitchen. A nine-hole golf course is a significant point of difference for this terrific property, which in addition to the idyllic mansion, has landscaped grounds, a small orchard and picturesque dam. ■

Gorgeous outdoor entertaining areas make the most of this Dunsborough home’s exceptional location, writes SAMANTHA JONES WHEN your home commands an absolute beachfront position, it would be a mistake not to take advantage of such superb surrounds. On 1003sqm, this property has a particular emphasis on outdoor entertaining, with impressive results. A shady deck flowing from the bright white sunroom with pitched roof is bordered by an array of gorgeous tall trees.
It provides a wonderful entertaining area with a tree-house style ambience. Particularly spacious, the back yard benefits from lush green lawns and landscaped gardens. Given its proximity to the beach, the outdoor shower area with curved, rock-lined shower wall is a particularly appealing feature. Stylish and ambient, it has its own entry and tranquil pot plants.

Euro flair in an enviable Aussie setting Quality fittings and fixtures throughout, plus a chef’s kitchen make this a standout property, writes SAMANTHA JONES
INSPIRED by the owners’ European background, this stunning family home exudes tremendous attention to detail. Two streets back from Geographe Bay, it is in a desirable location close to amenities. High ceilings and quality fittings and fixtures feature throughout the residence, which was built in 2006 by Plunket Homes. A stunning entry with porcelain tiles that extend through to the main living area sets an elegant precedence to the interior. To the right of this, there is a big separate home office or fourth bedroom, while three double size bedrooms are to the left. Extra large, the master suite has both walk-in and wall-to-wall robes. There is also an ensuite with double vanity, underfloor heating and oversize shower. The main bathroom has a separate bath and shower, underfloor heating, and is also a
semi ensuite to the guest room. The spacious open-plan living, kitchen, meals zone and adjoining large alfresco/conservatory area promote interactive living. It has high ceilings, downlights and walls of glass that view through to the north-facing professionally landscaped back yard. Additionally, there is a family room with built-in TV cabinet and shelving and a chef’s kitchen with an abundance of bench and cupboard space, pull-out pantry, large walk-in pantry and quality appliances including Miele dishwasher and Blanco rangehood. Features include a double garage with auto sectional door, reverse cycle ducted airconditioning, cosy gas fireplace, solar hot water system and multiple power, phone and TV points. It is an ideal holiday or permanent home.■
