Perth house prices may be coming off the boil Flood of new properties on offer in the past six months has left ‘a pretty stable and normal market place’ Experts ponder whether this is just a breather, or the beginning of a downward path CARMELLE WILKINSON Editor

HOUSE prices across the Perth metropolitan area have come off the boil thanks to a recent surge in supply. A flood of new properties in the past six months has seen demand taper off and the market start to cool. The latest figures from property expert RP Data show nationally house prices increased just 0.2 per cent in April, well down from the 1 per cent-a-month growth rate earlier in the year, with prices actually falling in Perth, Brisbane and Darwin. Experts are now questioning if this a sign that the market has peaked and is now heading on a downward path? Or if it's just the breather that property prices needed after rising by as much as 20 per cent in the last year? Statistics from the Real Estate Institute of WA (REIWA) show the number of property listings in the western suburbs has increased from 638 in August 2009 to 717 in February 2010 and 797 in May 2010. In Cottesloe, the number of homes on the market grew from 87 in February this year to 110 in May 2010. Mosman Park saw similar results, with 79 properties listed

in February compared to 86 last month. Equinox Realty agent Alison Johnstone said the rise in listings has always been an issue of supply and demand. “We are in a pretty stable and normal market place and as long as interest rates stay stable, so will the market,’’ she said. “A well-priced property in the right area will sell.” Altus Real Estate agent Melanie Fear said falling house prices and a surge in the number of listings was also an indictment of lack of confidence in the market. “If a property is well priced it will sell, however if the price expectations are based on past prices then they will be for sale longer.” Real Estate Institute of Australia president David Airey said there could be some corrections in the market over the next few months as vendors realise demand isn’t as high as they would like. “It’s always difficult to know what motivations are for selling, but it could be quite likely sellers think the boom can’t go on forever and want to take the money and go. This could be the case due to the high number of auctions,” he said. According to Herron Todd White Property Advisors Rob Walker and Daren Schneider, the number of listings in Perth had increased from 10,400 in December 2009 up to 12,700 in March 2010. Mr Walker and Mr Schneider said this data showed that we are very much in a neutral market and the trend suggests that we are entering into a buyers’ market in the second half of 2010. CommSec’s chief economist Craig James said the “perfect storm” of positive influences for the housing market had now ended. “Interest rates are rising, the Government has withdrawn
