Cottesloe stunner wins WA architecture award Natural local materials and a modernist style work together in this impressive home designed by Bates Smart + Madeleine Blanchfield Architects IT is not hard to see why the judges at this year’s WA Architecture Awards were impressed with this Cottesloe stunner. Designed by Bates Smart + Madeleine Blanchfield Architects, the Salvado Road residence was among 19 innovative projects in the western suburbs nominated for an award. The compact and low-maintenance home, designed for a retired couple, won the Award for Residential Architecture in the houses category. A modernist-inspired beach home with a clear and rational design, it breaks with its suburban context of 1970s brick and tile townhouses. The jury which judged the awards was led by Australian Institute of Architects WA president Rod Mollett, who was glowing in his critique of the project.

draws inspiration from modernist ideals of living, which are tempered by a critical regionalist response to climate and place. Minimal lines and planar forms reference its modernist inspiration while materiality and detailing draw from a local palette of materials. The awards were held at the Burswood Grand Ballroom last week. ■

They’ve gone into it thinking the process was simple but often found themselves in way

over their heads,” he said. “There are so many products on the market right now and choosing the right home and builder to suit your needs is not easy for people with no experience in the industry; it can be even more difficult if you’re working with a challenging block. “The fact is, though, if you do make the wrong decision or don’t know where to get the right advice you could be paying far more than you really should.” Mr Kirkham said the first step was always working closely with the client to determine what they needed in a builder. “We sit down with people to determine their needs and wants and using industryspecific software we provide a range of

Q: I recently bought a townhouse which I loved, especially because it had a plasma TV on the wall. But when I settled and moved in, the TV had gone, as had the bracket. Should this have been included in the sale? A: There is no set rule on plasmas at this stage, so it goes back to what the contract says. As a buyer you really need to ask if the plasma is included (the agent should have discussed this with the seller). Alternatively, you could make a condition on the offer that the plasma remains. Generally I advise my sellers that if they are going to remove the plasma, they must also remove the bracket and make good any damage from the removal prior to settlement. As the price of plasmas and LCDs come down it is more common for them to remain. Q: I’m looking at selling my property in the next six months. While the facade of my property is in good condition, my neighbour’s property looks very rundown and the garden is a mess. Will this reduce the value of my property? A: This situation comes up quite often and the answer really depends on how obvious it is and how much it encroaches on your property. What can you do about it? Well, that depends on how well you get on with your neighbour! But if you really think it spoils the look of your home and your neighbour isn’t keen to do anything about it, it would be money well spent to pay for a gardener or painter yourself to give it a bit of a makeover. I’m sure your neighbour would
be delighted! You could also suggest to them that the higher price you get, the higher the price they are likely to get when they sell… Q: I can’t decide whether to buy a new property or build – what’s going on with the building industry at the moment? Are there still considerable delays? A: It’s not a bad time to build right now. The advantage of building is that you get exactly what you want accommodation-wise, and you can get a seven-year structural warranty at the end. There are a lot of builders out there competing for business so there are good deals to be found. If you want something custombuilt in an established suburb (for instance, in the western suburbs), this will be expensive. But it will be worth it.
