Industry salutes the Islands Pindan’s residential project lauded for ground-breaking design and sustainability

LEADING WA construction firm Pindan has been praised for its ground-breaking Islands project in South Beach. The company scooped one of the top awards at last month’s 2010 Master Builders-Bankwest Excellence in Construction Awards at the Perth Convention and Exhibition Centre. Pindan raised the stakes as one of the State’s most versatile construction companies, picking up Best Multi Unit Development for South Beach’s Islands project, as well as double honours for Rio Tinto’s new offices at Perth Domestic Airport, listed as a finalist in both Best Commercial Building and Best Building Fitout categories. ‘Most comprehensive’ market price tool launched Professionals Property Index promises accurate monthly reflection of residential sales PROFESSIONALS Real Estate Group has launched a new market index in partnership with RP Data Information Services to accurately track movements in the WA residential property market. The Professionals Property Index (PPI) is designed to aid those buying and selling residential property, as well as provide a tool to reflect movements in the local economy. Professionals Real Estate Group CEO David Hobbs said the monthly index was the most comprehensive property model available to the public, providing an accurate monthly reflection of sales across

the Perth metropolitan market. “Professionals Group recognise that good decisions require good information, so the PPI is based on sales price information from 200 Perth suburbs to provide ‘average’ monthly dwelling prices and monthly price changes,� Mr Hobbs said. “While most property indexes quote median prices for houses and units separately, the PPI captures average price changes across all dwellings to provide a more accurate snapshot of where the market is at. “It’s also a very valuable predictive tool to track property market and economic

trends over the longer term, particularly for commercial banking and lending institutions.â€? Mr Hobbs said the Professionals Property Index used the most recent monthly sales information supplied by RP Data Information Services. “Published monthly, the PPI will provide an easily digestible snapshot of the market – where it is going and by how much it is moving. Armed with this information people can make informed decisions about when to buy and sell, and to generally assess the economic climate,â€? Mr Hobbs said. â–

High rise in apartment price THE median price of multiresidential properties such as apartments is on its way up. Figures released by REIWA for the March 2010 quarter show a growth of 17.1 per cent to $410,000. According to Propell National Valuers valuations manager Travis Coleman, the apartments market, along with the overall property market in Perth, performed reasonably well over the past year as a result of renewed confidence in the economy and low interest rates. However, the outlook for the property market over the coming year is more subdued due to the prospects that interest rates might rise, and uncertainty about the outcome of the Federal election. “In the current market, there is now a plentiful supply of apartments, especially in the middle to top end of the market, and this creates good opportunities for people wanting to secure a well located apartment for a competitive price,’’ Mr Coleman said. “If you are considering buying an apartment during the coming year, the most important consideration you should give is the location of the property. “Lifestyle is a major driver of the real estate market and coastal as well as inner city areas are becoming more popular with property buyers because of these lifestyle drivers. “For example, if you are considering focusing on coastal living, then Mandurah offers excellent opportunities for buyers because of a large supply of quality apartments around the marina and foreshore area. “Alternatively, if you are focusing on inner city living, then apartments located in the Northbridge area will benefit strongly from the massive new investment in the NorthBridge Link project.â€? â–

A: This depends on whether you have bought your property to live in or as an investment. If it is your principal place of residence (that is, the house you live in) there is no tax to pay when you sell. However, if it is an investment property (and is rented out) you will have to pay Capital Gains Tax. And if you buy and sell within 12 months the Capital Gains Tax is higher. For specific advice you need to contact your accountant or financial planner. Q: I’ve heard a bit about buyers’ agents lately, but I’m not sure what they do. Can you explain their role? A: A buyers’ agent helps buyers find their perfect home or investment, and can even take care of the paperwork on their behalf. There is, of course, a fee charged for this service. They are especially attractive for people who are too busy to do the legwork required to find the right property. Buyers’ agents are also involved in negotiating price on the buyer’s behalf. But a note of caution here – they can sometimes negotiate so hard to try and get the best price for the buyer that they risk losing the property altogether. Q: I recently made an offer on a property. The following day the agent rang to say that

A: There is no fixed limit on the time a seller has to respond to an offer, and it is not necessarily done on a first come, first served basis. So no, there was no obligation to deal with your offer first. In this case, the agent was giving you the opportunity to improve your offer in the knowledge that you were in competition with another buyer. Specialising in individually designed luxury homes LAND sales in the Rockingham-Kwinana area are rising strongly, with one lot being sold every five hours on average. REIWA figures show 1856 lots were sold in the region during the year ending March 2010, indicating a 45 per cent sales increase. Wilson & Hart Home Builders managing director Anthony Kinder says the area is a hot spot in Perth, followed by the sale of 1303 lots in Armadale-Serpentine and 1096 lots in north-east Wanneroo over a 12-month period. “Land sales in the Rockingham-Kwinana area were particularly strong in Baldivis with some 941 lots sold over the year and accounting for half of all land sales in this region of Perth,’’ he said. “One of the key reasons is that prices are very affordable in the RockinghamKwinana area. “The median price of a block of land in Baldivis, for example, is just $176,500 which compares to a much higher median lot price of $225,000 for the north-east Wanneroo area. “Quality estates such as Settlers Hills, River Gums and Baldivis North are attracting property buyers to the Baldivis area, and one of the most significant trends

in new home building is that people want to build a quality home in a carefully designed estate.” Mr Kinder said new housing estates in Canning Vale set this trend more than a decade ago and it is again being repeated in Baldivis with property buyers being attracted to the area because of the quality of the estates. “There are now several boutique housing estates in Baldivis which have been carefully developed with a strong focus on lifestyle,’’ he said. “Property buyers understand that the Rockingham area is expanding rapidly, and over the medium term house prices in Baldivis will increase significantly.” Wilson & Hart found that the opening of the Perth to Bunbury freeway in recent months had also contributed to the stimulated demand for housing in the Baldivis area as it had taken high volume traffic out of what people could see were now normal suburban roads. “This had been a major turning point. “Home buyers can now see Baldivis functioning as a traditional family area that can access the freeway, north and south, without being caught up in heavy traffic,” Mr Kinder said. ■
