Property market is back on the boil Several homes are selling within hours, and in some cases within minutes, of being listed, writes CARMELLE WILKINSON

THE Perth property market is returning to the boil, with several western suburbs homes and inner-city properties selling just hours, and in some cases minutes, after being listed. Currently in Perth it’s taking on average 57 days to sell a property, but for some happy home owners this process was even quicker – with some not even having to hold home opens. Not knowing what to expect, my husband and I put our home on the market a few weeks ago. To our delight, it sold within 48 hours. Property agent Adam Wilson from Michael Johnson & Co said the key to our success was our home’s presentation, his effective marketing approach and its close proximity to the CBD. “Rather than waiting to advertise the first home open, the property was online within hours

longer,” she said. “The investors are back in the market, too, so properties under $1 million are selling quicker.” Scott Swingler from Realmark Real Estate said while it was possible to sell houses in a timely fashion, the method of sale had become more crucial. “I believe this is the ideal market for auctions and ‘set date sale’ processes, both of which dictate an end date to the sale process, thus forcing buyers to act, and within a time frame. “Auction and set date sales are chosen by sellers who want to meet the market now, but in doing so get the very best from the current market. “They both do this by removing the asking price and creating as much competition as possible between buyers to arrive at the ultimate market price,” he said. “Agents need to be adaptable, and right now that means man hours. If your agent is not prepared to dedicate a significant amount of time to co-ordinating a well-organised marketing campaign then you are starting from behind the eight-ball.”■

Colourful ceramics cut it every time Boutique store offers one of the biggest collections of imported tiles in Perth. By JANE EVANS FROM 600 square metres of retail space to just 60 square metres, Interceramics really downsized when they moved from their Leederville showroom to Nedlands three years ago. The family owned business is one of Perth’s largest suppliers of imported stone, ceramic, porcelain and mosaic tiles. The move, according to the owner, was a decision they have never looked back from, forging a more intimate, ‘open by appointment’ service, and mimicking a more European style of operation. Interceramics was established in 1974 at

which time the owners were in the building industry. They started importing tiles from Italy and Germany after being disheartened with what was on offer locally. Today, they carry over one hundred different ranges of imported tiles. The entrance to the Interceramics showroom is quite deceiving. It looks as though it leads to a storage unit rather then an office showroom and an extensively stocked warehouse.

The company caters mainly for the residential market, but has supplied tiles for some of Perth’s most significant corporate buildings, too. It supplies tiles for both indoor and outdoor use, including swimming pools, artworks and landscape features. Having been in business for almost 40 years, Interceramics prides itself on repeat business and loyal clientele. “Tiles are classic, they never go out of fashion,” said the owner. “Stone, travertine and marble were in trend 20 years ago and still will be 20 years from now.” The owner describes her products as
