Time to snap up a riverside bargain

Riverside apartments can be great investments.

Winter is the right time to buy into these high-growth areas. By CARMELLE WILKINSON A CHILL might be in the air, but there has never been a hotter time to buy a riverside property. Shaun Yeo from Jones Ballard Property Group is urging people who are considering buying a home near the river to do so now, as many buyers tended to be absent from this niche market during winter. “Buying real estate is about timing, and now is the time to purchase a lifestyle riverside property before the market begins to gain momentum during the spring months,’’ he said. “Jones Ballard, for example, generally sells about half the number of riverside properties during the winter months compared to the peak selling time over the summer period. “Perth riverside suburbs have been among the top performing areas in the real estate market in recent decades. “REIWA figures show, for example, that the median price of a home in riverside suburbs such as Como and South Perth have increased on average by more than 11 per cent annually over the past decade due to an increasing focus on lifestyle in the Perth property market.” Mr Yeo said while many people perceived

riverside suburbs to be relatively expensive, there were a number of opportunities for homebuyers to gain an entry into these highgrowth suburbs. “Astute homebuyers should target affordable riverside suburbs, which are still relatively undervalued and have the potential for strong capital growth during the coming decade,’’ he said. “These affordable riverside suburbs include Ferndale, which has a median house price of less than $400,000 and Wilson, where the median house price is still under $500,000. “A number of these riverside suburbs are undergoing major changes in demographics, which will have a positive impact on property prices during the coming years.” One example of this trend is the riverside suburb of Manning. This well-established suburb was originally developed for public housing with homes located on large blocks of land; however, in recent years, the suburb has undergone a major social transformation as younger families have moved back into the area due to the rezoning of larger blocks, and this is pushing up land values.

Even though the median price of a home in Manning is nearly $700,000, its location close to the river and the city means that demand for homes in this area will only rise as the population of Perth continues to increase. Mr Yeo said anyone considering buying a home in a riverside suburb should focus on properties as close to the river as possible as they offered the greatest potential for capital growth. Properties that have the potential for views from a second storey also represented good buying opportunities, particularly if the home was near land value. “Anyone who is considering buying a home with existing river views should carefully research the area to make sure that these views cannot be ‘built out’ at a future date as they could substantially devalue the property,’’ Mr Yeo said. “Riverside suburbs also offer the opportunity for investors to create wealth through purchasing older-style apartments in areas such as South Perth, Como and Applecross. These older-style riverside apartments can be refurbished to boost rental returns ... and they traditionally achieve higher rates of rental growth.” ■

Social arc determines city proximity cost DALKEITH has been revealed as the most expensive suburb closest to the Perth CBD. In its latest weekly Property Pulse, property research group RP Data found Dalkeith, with a median price of $2.68 million, to be the priciest suburb less than 10km from the city. Home to Jutland Parade – one of the best streets in Australia – the riverside suburb features some of Perth’s most lavish properties and unbeatable river views. Western suburbs agent William Porteous once told Residential the suburb attracted many wealthy Asian residents, who believed the feng shui of Jutland Parade brought them good luck, because the tides washed money up to the banks of the river. “From my experience over the past 30 years, this would definitely be true,” he said.

If you don’t have a cool $2.68 million to purchase a home in Dalkeith, you could grab yourself a serious bargain in Perth’s most affordable suburb, Cloverdale, also less than 10km from the Perth CBD. Cloverdale was found to be the most affordable suburb near town, with the average price of a house around $415,000. RP Data research analyst Cameron Kusher said buyers seeking an affordable detached home may not necessarily have to look in the outer fringes of the city, as the range in house prices located similar distances from the city could be quite extraordinary. “Affordable close-to-city homes are also likely to exceed the 30-year age bracket and can often come with costly maintenance requirements. The upside is that these homes are likely to be on larger blocks of land,” he said.

■ If you are buying off the plan, check previous developments that have been undertaken by the builder to determine their ability to deliver what they are promising. ■ The quality of the complex and fit-out of the apartment is also a key issue when making a final decision. Good quality apartments in a high quality complex will be easier to rent and easier to re-sell. ■ Before purchasing an apartment, check the average weekly rent for a similar apartment in the same location. This will give you an indication of future rental returns if you decide to rent it out. ■ Check how many apartments in the complex are owner-occupied. If more than 50 per cent of the apartments are occupied by owners, then the complex should be well maintained. ■ Check the exact internal floor space of the apartment. The price of the apartment should be measured in the cost per square metre to allow comparisons. ■ The views that the apartment can offer are important. If you are buying an apartment with good views, check that nothing will interfere with these views. ■ Parking is also very important when buying an apartment. Check that your apartment has a dedicated car bay. ■ Remember that if you are buying an apartment for renovation purposes, you may have to obtain approval from other owners for certain improvements.

REVIEWS Landmark restoration An award-winning renovation results in a masterpiece of heritage elegance fused with contemporary class, writes JANE EVANS BUILT for one of the Bunnings brothers in 1911, “Colwyn” is something of a local landmark. The imposing, Federation Queen Anne residence built for English immigrant and timber merchant Arthur and his wife Evelyn, recently underwent a massive refurbishment. The current owners, who are the fourth vendors, purchased the iconic but rather dilapidated Victoria Avenue property four years ago with the intention of restoring it to its turn of the century condition.
