Eco-smart luxury to scale new heights Mirvac opens the door on its six-star rated residences in Swanbourne

Premium market remains vulnerable but will improve, say agents Housing market hit by election, rate rises, and GFC. WA HOMEBUYERS are back in the driver’s seat, with more stock on the market and softer property prices. According to the Real Estate Institute of WA’s June quarter results, the median house price in Perth fell 2.5 per cent to $490,000 from the revised March result of $502,500. In addition, there were 14,500 properties for sale at June 30, compared to 12,700 in March, offering greater choice for discerning buyers. REIWA president Alan Bourke said the dip in median was largely due to a surge in sales in the $400,000-$500,000 range and a fall in sales of premium properties. “Fewer sales in the $1m to $2m range shows the top end of the market is still vulnerable, and perhaps those who may have bought under different circumstances have put off buying, instead staying put and renovating, or extending their own home or selling their investment property,’’ he said.
Western suburbs agent Scott Swingler, from Realmark, told Residential the current market was “honest”. “There is a tendency after years of surreal growth for people to perceive more normal markets as vulnerable,’’ he said. “There are plenty of buyers out there. Most (if not all) homes we sell at the moment are receiving multiple offers. Equally, there is a good supply of homes. “The current premium market is nothing like it was for the majority of 2008 for example, when there were simply no buyers out there. “It’s times like those when you really do have a problem. Right now, provided the right sales and marketing strategy is in place (which is crucial), willing sellers can access willing buyers.” Alison Johnstone, from Equinox Realty, agreed the current market was slower but said properties priced correctly would sell. “Some agents believe in appraising high; however, in this market that can be a very dangerous choice,’’ she said. “Sellers often have higher expectations
regarding their price than the market will allow at that time and if this is the case then it is best to discuss and agree prior to listing in order to decide upon at a price which will have the property sell rather than simply be on the market. “As the market changes you will know about it very quickly and sometimes you may have to adjust,” she said. Mr Swingler said with the premium property market looking as likely to move sideways as it is to move up in the short term, stamp duty, agents fees and marketing were causing people to consider looking at the option of renovating. “For a $2m home these can cumulatively be in the vicinity of $150,000, and could equate to a new room or a kitchen and bathrooms, which is certainly appealing to many people,’’ he said. “However, spending money on your improvements rather than improving your location can be a classic case of false economy. “There is probably benefit for buyers in trading up now, whilst the premium market
is dominated by just homebuyers rather than investors as well. “Once the investors return, these markets will have double the competition and when the speculation does finally start again, there is nowhere you’d rather be than locked into the premium market and enjoying the ride.” Paxton Hoad director Chris Ehlers said the real effect on higher end properties has been at least a 10 per cent reduction in prices. “Very few agents are game to inform owners that the price may be the same as three years ago when listing the property,’’ he said. “In many cases high-end owners were harder hit by the GFC due to a greater involvement in shares and business deals requiring large borrowings. “What we are now seeing is the triple whammy of one too many rate rises on top of a GFC, which is still looking shaky, along with an election which has all but stopped the buying of property.” Mr Ehlers and Ms Johnston are confident the premium market will bounce back after the election. ■

PERHAPS one of the oldest remaining houses in Fremantle, this Federation Queen Anne brick-and-tile residence is a treasure of the port city. Well, it turns out they do. For whatever reason, when the owner of this West Leederville home bought the Northwood Street property, he decided to demolish it and start from scratch. CONSUMER Protection has warned Perth real estate agents that they could face legal action if they charged tenants who did not give 21 days notice at the end of their fixed-term lease. Consumer Protection commissioner Anne Driscoll said some agents and property managers had added a clause to rental contracts which required tenants on fixed-term leases to give 21 days notice before vacating their rental properties at the end of the term. When the tenant moved out without giving this notice, three weeks rent was deducted from their bond. Ms Driscoll said the practice breached tenancy laws. She said the agency had received calls from more than 30 tenants about this issue so far this year. “Any agent who has this clause linked to the end of the fixed-term rental period should immediately remove it. Legal action will be taken if such a clause is enforced,” Ms Driscoll said. “We would be very keen to hear from any tenant who has been penalised by this illegal practice as they would be entitled to a refund. “A fixed-term lease has an expiry date and the tenant does not need to give notice if they don’t intend renewing the
lease, and they certainly should not be penalised. It is the responsibility of the real estate agent or property manager to contact the tenant prior to the expiry of the lease to determine if the tenant wishes to renew or plans to move out.” Consumer Protection spokesman Alan Hynd said each tenant has been advised that the clause was illegal and they should demand a refund from their agent. “Consumer Protection has not received any follow-up calls to suggest, at this stage, that money is not being refunded,” he said. “In cases where the real estate agent has been identified, officers from our tenancy branch have contacted the agency to advise them of this breach of tenancy laws and that these clauses should be removed and certainly not enforced. “So far, the agents contacted have been cooperative.” Mr Hynd said the agency’s policy was to conciliate and educate before considering prosecution. Consumer Protection wanted to hear from any tenant who has had this clause enforced. Tenants who had been affected, or had signed a lease with this clause, should contact Consumer Protection on 1300 30 40 54.

Nothing ordinary about this quite exceptional hotel Superb, secluded luxury Stonebarn seeks a part owner, writes JANE EVANS THERE is no mobile reception at Stonebarn, which is perfect. We arrived at the Boutique Hotel and Truffiere mid afternoon and did not leave for two whole days. It is easy to lose yourself there, if you want to. The secluded, luxury property on the edge of the Warren River 20 minutes from Pemberton, opened its doors in October 2008. It was recently selected as one of only three properties in the State included in the exclusive Mr and Mrs Smith Hotel Collection. Six luxurious suites occupy the beautiful stone and timber structure, each with a private balcony overlooking the dam. The interior is characterised by a blend of South African antiques – belonging to the owners – and beautifully designed, contemporary pieces that create a warm, rustic fit-out. So striking is the interior, by Parisian-based Australian architect Aviva F Shpilman, it was nominated for the 2009 Australian Interior Design awards. But the beauty of Stonebarn extends beyond its surroundings. On arrival, we were greeted by manager Greg Cusens, a South African expat who has recently taken over
the day-to-day running of Stonebarn. Guests can interact with Greg as little or as much as they like during their stay. In our case, we became friends. When my partner jokingly requested a ‘midnight snack’ on the arrival form, a platter of cheese, crackers and strawberries arrived discretely outside our door at 11.55pm. After a guided tour of the 150-acre property, which includes an 1800 hazel and oak tree truffiere, on Greg’s mule (a vehicle not an animal) and a walk along the river, the afternoon presented a perfect opportunity to indulge in a bush bath. A few hundred metres from the house,
privately screened and surrounded by towering karri trees, is a porcelain bathtub with hot running water. Again, a bottle of champagne and chocolates inconspicuously made their way to the tub for us, completing our surreal date with nature. In-house chef David Butler may be just 22 ,but the well-travelled English cook knows his craft. Scrumptious winter meals are served with hot French breadsticks, straight from the oven. An extensive wine and spirit list accompanies the changing daily menu. While part of Stonebarn’s allure is its intimate setting, the owners recognise the
