WE all know sustainable living is good for the environment, but most homebuyers aren’t aware of the true value and advantages of building an ecofriendly home. This Sunday is Sustainable House Day and to mark the occasion a number of green homes around Perth are opening their doors to the public. When the owners of this beautiful Wembley home got thinking about the design of their new house, they had a few necessities in mind – it needed to be cost-effective, environmentally-friendly and have the ability to be locked and left at short notice to allow them the freedom regularly to head interstate. Designed by Solar Dwellings, the home has passive solar qualities throughout, including extensive water and energy saving features. Solar Dwellings said the stylish new home provides a comfortable multi-

Styled for symmetry Cottesloe home’s sleek lines create balance, writes JANE EVANS IT WAS a rainy and overcast day when I visited this Cottesloe home but that did not at all detract from its ambience or appeal. I have missed out on four just recently and am getting very frustrated. How can I ensure that I succeed with the next one? A: It sounds like you are looking at appealing, well-priced properties, as there is clearly a good deal of competition for them. Therefore, you need to put in your strongest offer possible. If you think the price is fair then offer the full amount (or more if you’re willing) and make your offer as uncomplicated as possible. For instance, if you need finance have your finance pre-approved so you can make your offer subject to valuation instead of subject to finance. You can also put what’s called a “sunset clause” on the offer which gives a definite time frame in which the sellers must respond to your offer, otherwise it is withdrawn. Q: I have just extended my character home in Subiaco and can’t decide whether to build a garage or a carport off the rear laneway. I like the security of a garage but the block isn’t huge so it would take up a lot of the garden. I’m also not sure of the effect on the re-sale value. What would you suggest? A: Personally, I would opt for the open carport with a security gate. I have seen many outdoor areas compromised by big garages close to the back of homes that give them a

Spring heralds the season for buying and selling RP Data typically records higher than average property activity from September through to November, writes CARMELLE WILKINSON SPRING is sprung and experts believe the warmer weather is just the ticket to fuel the appetites of potential buyers and investors. According to Mortgage Choice, investment home loans dropped for the first time in four months in June 2010 by 3.6 per cent, however now the election is over and the strong spring season kicks in – they won’t have to hold back much longer. Mortgage Choice senior corporate affairs manager Kristy Sheppard said RP Data typically saw higher than average property activity from September through to November. “This year should be no exception despite a possible lag effect from the hung parliament,” she said. “There are already more properties on the market than usual at this time of year, which is good news for prospective investors, as is property prices plateauing in many areas and dropping in some, rental prices increasing, strong population

growth continuing, consumer sentiment rising and the share market continuing to be unpredictable.” Ms Sheppard said with fewer new properties on the market, there was also bound to be a pick-up in rental price growth. “Prospective buyers must be aware that lenders have tightened loan assessment criteria for investors as well as owner occupiers. Many have limited their loan to value ratios to 90 per cent of the purchase price for both buyer groups, with some going even lower,’’ she said. “Also, genuine savings are essential, whether in the form of a cash deposit or existing property equity. Both buyer groups will need to plan ahead to satisfy their chosen lender’s requirements. “It will be interesting to see how many Australian investors spring into the property market over the next quarter.”
