Driven by ‘can do’ attitude

Do the homework

New kid on block makes mark on Perth’s golden triangle. By JANE EVANS PETER Robertson is the western suburbs’ new kid on the block. After launching Robertson Realty in Claremont three months ago, the 39-year-old Dalkeith resident is cementing his position in Perth’s golden triangle. Although no stranger to the area, having lived and worked in the western suburbs for 22 years, Robertson’s new business is a fresh and dynamic boutique agency offering personalised residential, commercial and business broking services. As one of the youngest principals in the area, Robertson believes his personable manner and

rapport with clients is an asset. “I think it all boils down to personality and trust in this industry,” he said. “Apply the right attitude, care about your clients and exercise well-developed skills to best effect and you will build that trust.” After school, Robertson studied geology at UWA, which was followed by a year in Japan studying the language. But on his return, he found a niche in real estate and has never looked back. In his early 20s, Robertson began working with Olifents Real Estate principal David McKenzie during which time he says he learnt valuable lessons about the industry.

Peter Robertson ... bringing new blood to the industry.

He later established and ran Denmark-based South Coast Properties with his family and became involved in the development, management and sale of industrial, residential and commercial real estate, including restaurants, tourism resorts and various small businesses before going out on his own, Robertson was also the

principal for a leading western suburbs agency. “I saw the opportunity to step in and inject new blood into the market,” he said of the decision to launch his own business. Robertson Realty has four staff members including two other sales representatives, Allan Maller and Paul Parkinson. ■

Benchmark in luxury living with panoramic views Enjoy an exclusive lifestyle near the water’s edge. By CARMELLE WILKINSON SPRAWLED along an exclusive beachfront in Lancelin, this $5 million palatial holiday home enjoys gorgeous views of the beautiful Indian Ocean from almost every room. Situated on a massive 1100sqm block, Lancelin 101 is just a stone’s throw from the water’s edge and features sixbedrooms and six bathrooms. Completed to the highest standards by Ivan Pavlovic and Associates, it sets a new benchmark in excellence, and features multiple living areas, two decked entertaining zones, a stunning kitchen with Caesar stone bench tops, media room and superb heated pool, which overlooks the beachfront. Twelve guests can sleep soundly in the six double-sized bedrooms, each with their own generously-sized ensuite. The clever use of full-height bi-fold doors to the ground floor living areas allows guests to connect with the outdoors, and provides ample space to entertain and enjoy the magnificent sunsets. It also features a three-car garage, plenty

of storage space, decked barbecue area and polished limestone floors. Located on picturesque Lancelin beach, it is just 130km north of Perth and within walking distance of a number of great

restaurants and Lancelin’s main shopping strip. For rates and bookings visit http://www.dreamholidayhomes.com.au/so litude/about.html ■

BEFORE you sign on the dotted line, Tristan Kirkham from New Home Building Brokers urges you to consider these tops tips when buying a block of land or property with development potential. ■ Know what you are buying Looks can be deceptive, have the property or block of land surveyed before settlement, to clearly identify all boundaries to avoid any possible disputes with neighbours. It also confirms services and area of the block for a knockdown rebuild or development. ■ Hidden costs in site works Do not be fooled into thinking your site costs will be minimal. Blowout of site works is one of the biggest complaints to the Builders Registration Board. Even experts cannot always tell what site works will entail until sometimes after you have your plans back from council, so be sure you have allowed sufficient funds to cover site costs. ■ Unlocking a hidden gem Do not discount a property that has sat on the market for a long period of time. It may have some very overwhelming issues. Understanding the potential has proved to be the key why our clients created the dream without paying over the top. Remember these properties sitting on the market are not all over-priced, they just have some issues to navigate past. ■ Town planning schemes and design guidelines It is critical to have a clear understanding of the rules and regulations from the local council for the property or block of land you are thinking of buying. This is by far the biggest reason holding costs and design budgets blow out. Have a chat with an independent consultant and the planning officer from the council before signing up. ■ Sustainable living features The ideal orientation for a property is to have living areas and large windows face north, and to have minimal windows to the east and west and the long axis of the home within 15 degrees east or west of north. Given the new BCA changes coming in 2011, this is now an important consideration when buying a property for a knockdown rebuild or development. If you would like to know more about these topics or have any questions, contact the New Home Building Brokers team at www.nhbb.com.au ■

REVIEWS Bayside beauty has many levels of appeal Perched above Freshwater Bay, this lavish Mosman Park home has premium river and city views, writes JANE EVANS I CAN’T decide what I love most about this Mosman Park residence. My job allows me to see inside plenty of houses, but not all of them are homes. This, however, definitely falls under the latter category. Overman Zuideveld designed the striking, multi-level property nestled into the rising cliff face of Saunders Street in 1990. The exclusive strip perched above Freshwater Bay is home to some of Australia’s most expensive homes and there is no question why. Sweeping views of the Swan River and Perth city skyline dominate most levels of the architectural award-winning home, designed to capture various angles of natural light. There is an overwhelming sense of calm to the interior, perhaps a reflection of the external surrounds. Terracotta tiled floors are met by timber floorboards and soaring crisp white ceilings and walls. Split-level Mediterranean-style terraces on

the second level of the home lead down to the dazzling cerulean-coloured swimming pool. Each level hovers gently above the other, allowing the home to unfold below. The kitchen is the heart of the home, designed by a chef to extract the ultimate pleasure from cooking. Stainless-steel industrial surfaces are atop tasmanian oak cabinetry that is fitted with the highest quality dual-door Smeg oven, Miele steaming oven and a built-in cold storage room. The kitchen is flanked by a separate library

and lounge room, the latter of which opens out to a verdant courtyard with limestone outcrops as a backdrop. Both rooms have cosy fireplaces and stunning water views framed by floor-toceiling glass panels. A north-facing cedar-lined alfresco area with barbecue facilities provides the perfect dining room all year round. It has a panoramic view that one would never tire of. The ground level of the home is ideal for children of all ages with three spacious bedrooms, a bathroom and a dedicated games room. Adjoining a wide limestone balcony, the master retreat is on the third level. Enjoy a glass of wine here or draw the

shutters and enjoy a long bath in the lavish ensuite. In a home like this, there is no reason to ever leave. ■

Resplendent relic Steve’s Hotel in Nedlands has been transformed into four luxurious residences. Two remain for sale, writes JANE EVANS THROUGHOUT its 100-year history, Steve’s Hotel has been many things. Built in 1908 as a residential hotel for farmers and country residents, the Nedlands Park Hotel was once serviced by a tram from the city centre. Purchased in 1935 by Stephen McHenry, the hotel soon became fondly known as Steve’s and etched its colourful mark in the history of Perth’s business establishment ever since, particularly with university students during the 1970s, 80s and 90s. During its most recent refurbishment, the original hotel was transformed into four luxury residences, with sweeping river views. Just two of the four remain for sale, both located on the southern side of the building. A beautifully restored, sweeping jarrah staircase is a gorgeous centrepiece in the

DALKEITH

foyer, and an aide-mémoire to the vintage of the building. Each residence offers over 316sqm of living and entertaining space, extraordinarily high ceilings and a stunning interior fit-out. Spectacular stone throughout is a feature of the exclusive home, as is C-bus wiring, air conditioning, double glazing and security. A custom designed Ferguson alfresco kitchen features Gaggenau appliances and a wine fridge. There is also a central lap pool and gymnasium on site. Coupled with a stunning riverside location, the residences are in walking distance to the river, parks, yacht, golf and tennis clubs, university, restaurants, cafes and shops. The ground floor apartment features french doors out to a shady courtyard, and a private

terraced lawn in front of an enclosed verandah that wraps around one half of the home. Exposed brick gives the area a period charm, while state-of-the-art barbecue and bar facilities provide for fabulous year-round entertaining. The floor plans of the homes are almost identical. The upper level apartment, which is accessible via lift or the staircase, has more commanding views of the river from its massive enclosed balcony with plantation shutters. A feature marble fireplace is a striking element of the lounge room and creates a point of distinction. This iconic redevelopment is a true masterpiece. If only the walls could talk… ■

THIS might sound strange calling a home intelligent, but this two-storey Subiaco property is just that. Its clever design is the creative work of building designer Tony Cassella, who included all the modern conveniences under one roof, including colour video intercom gate release, soft-close drawers, laundry chute from main bathroom, harmonious floor plan, toilets with soft-close lids, and shadow-line ceilings. The home also has ample storage space, with the void behind the staircase been put to good use as large built-in drawers. Featuring three bedrooms and two bathrooms, the home also has an adjoining studio with a bathroom and kitchen, which could be used as a guest room, teenager’s retreat or granny flat. The fully contained studio also has its own entry, access to a private courtyard and adjoins the main home, allowing it to be harmoniously included as part of this stunning residence.

The impressive games room continues the floor plan with a high ceiling and bank of fulllength windows to the massive gas-heated indoor pool. The clear roof panels give this space an atrium-like feel with all the advantages the shelter provides. Completing this floor is a large, carpeted study with built-in furniture, guest bedroom with beautifully appointed semi-ensuite and a generously sized laundry. A stairwell leads down to the double garage. The master bedroom suite is upstairs with a double-door entrance, balcony access, elegant window treatments, a dressing room and walk-in robe. The deluxe ensuite features a twin-basin

vanity unit, long mirror, heat lights, shower and separate spa. All three minor bedrooms on this upper level are double sized with built-in robes while the third and final bathroom matches the opulence of the master ensuite.

REVIEWS

Among the best the port city has to offer An old warehouse converted for residential use in 1998 has four character-filled floors making an impressive whole, writes JANE EVANS THERE is arguably no better position in Fremantle than where this warehouse home is situated. At the west end of High Street overlooking the Roundhouse and Bathers Beach, it is just a short stroll to the vibrant cafe and restaurant strip. The home is part of a beautiful turn-of-the century character building, which was converted for residential use in 1998. The four-level interior is very spacious and features warm wooden textures, traditional stonework and striking iron structures to create an extraordinary residence. With high-raftered ceilings and large decorative curved windows, there is an abundant sense of space. The ground floor comprises a spacious home office partitioned by floor to ceiling glass windows, ideal for those who run a business from home. On the first floor, double doors open into a light filled master bedroom and ensuite flanked by a sitting area. There are two additional bedrooms, one

with an ensuite and one with a separate bathroom. Jarrah floorboards feature throughout the upper levels of the home, complemented by rich, earthy colours. The second floor is the hub of the home, devoted entirely to a vast open-plan kitchen, lounge and dining. Entertaining would be a pleasure in this warm, inviting space with exposed timber and steel beams giving it a contemporary and urban edge to combine with classic arched windows of the 1900s. A mezzanine level above the kitchen opens out to a roof terrace with stunning views of the ocean to admire over a glass of red. A secure garage and extra undercover car bay provides parking for two vehicles, as well as convenient extra storage space. Old and new combine to create this wonderfully eclectic home in the heart of the port city. ■

Timber sanctuary has boyish charm Wooden poles and finishes evoke memories of childhood days spent in treehouses, writes SAMANTHA JONES THE imposing construction of this gorgeous home in Quedjinup takes inspiration from childhood tree houses with its stylish wooden poles and finishes. Named Dugalup, which means ‘gully with running stream’, this rural residence is on 1.0561ha and is close to the Dunsborough town centre. It is surrounded by a creek,

waterfall, sheoak, jarrah and marri trees and has ocean views. Verandahs surround the home’s facade and provide great external coverage. Inside, the character home, which is quintessentially country in design, has two stories and features five bedrooms, two bathrooms and lots of living space.

Tenant checks are top investment LIMNIOS Property Group’s James Limnios says if you are considering buying an investment property, you should keep in mind an old saying in real estate that the tenant is king. “Tenant selection can financially make or break first-time investors because if they select the wrong tenant there is every chance they will not pay their rent and/or damage your property,’’ he said. “Tenants from hell are a nightmare every landlord wants to avoid, especially if you are a first-time landlord. “The task of finding a suitable tenant for an investment property can sometimes be challenging because each week in Perth there can be several thousand people seeking to lease a home. “While poor tenants are in the minority,

it is a simple fact that undesirable tenants do exist in the market.” Mr Limnios said one of the most common mistakes by people who privately manage their own rental property is to select a tenant who gives a positive first impression then doesn’t pay their rent on time or fails to take due care of the home. “This can lead to first-time investors only buying one investment property and then selling it because they have had a bad experience, meaning that they miss the opportunity to create long-term financial security,’’ he said. “To ensure that the best possible tenant is selected, a professional property management company should undertake a series of background checks on the applicants.” ■

Architectural diversity

Intimate involvement Our client had very clear ideas and was closely involved from early design sketches to final completion. A great working relationship. A new home, built to look like it’s been there a hundred years. Three levels at the back on a sloping block and many customised features.

VS

Good preparation

We workshopped the concept heavily with the client up front. The absence of changes along the way led to an early completion and cost benefits. A home completely tuned to the family’s lifestyle.

Comment: Our approach to custom building is to integrate the architecture and the building process. We believe our slant on this is unusual. Our clients receive as much knowledge and power to influence the project as they desire.

Architectural statement

VS

Traditional design A technically challenging build on a heritage-listed home. Stonemasonry, tuckpointing and elaborate carpentry to match its 1890’s origin.

An ultra-modern build that takes advantage of ocean views. Quite complex, due to large areas of glass and exposed structural steel.

Comment: Humphrey Builders is happy to take on challenging builds which require advanced craftsmanship. Our trades people take a little extra time and they have the right attitude to quality.

Single storey A mature age couple wanting a resort feel, easy access and low maintenance. An open, spacious, practical layout with natural light and a solar passive design.

VS
