Buy in areas with good social infrastructure Sought-after schools of good repute can help enhance the overall value of nearby homes, particularly in the western suburbs. THE proximity of schools to a property can play an important factor in its resale value, especially within the western suburbs, according to Caporn Young Estate Agents principal Richard Young. “If you are considering buying a new house, it is worthwhile to investigate social infrastructure facilities such as schools,” he said. Mr Young said that most
people do not realise that a school, particularly those with a good local reputation, can help to enhance the overall value of homes in local suburbs. “This trend is more pronounced in the western suburbs where demand for places in private schools such as Methodist Ladies College, Presbyterian Ladies College, Scotch College and
Christchurch have helped to underpin property values in suburbs such as Peppermint Grove, Dalkeith, Swanbourne, Cottesloe, Claremont and Nedlands,” he said. “During the past 10 years, for example, the median price of a home in Dalkeith has increased annually on average by 13.6 per cent because of its unique lifestyle, including its close proximity to quality
schools.” Mr Young said Caporn Young had found that demand for homes in the western suburbs tends to spike towards the end of the year, when many families want to secure a home before the start of the new school year. For property sellers in these suburbs, Mr Young said the coming months were a good time to secure a buyer if homes were marketed properly. ■
