Innovation in renovation Boutique builder Castleprime Construction makes home upgrades easier, writes JANE EVANS WITH the recent increase in house prices, many owners have turned to renovating and extending their existing homes rather than making the costly move to a new house. According to Claremont-based boutique builder Castleprime Construction, stamp duty, removal costs, agency and other fees have added to the appeal of renovating. Castleprime specialises in single and double-storey renovations, extensions and second-storey additions. “Our experience extends to older character homes, architect-designed projects and second-storey additions, but we are happy to look at any project, simple or complex,” co-director Mark Hughes said. Castleprime was established four years ago by friends Mr Hughes and Mike Lomand, both of whom come from the UK and met in Perth through a love of water skiing. After being approached by a mutual friend to project manage a property in City Beach, the duo forged a position in industry from word-of-mouth referrals. Four years on, the business is flourishing,
despite an absence of signage on their office. “I guess we’ve just been too busy and we always make the effort to visit our clients at their homes or in the architect’s office, so we haven't really had any call for signage,” Mr Hughes said. Mr Hughes said the partners developed a unique personal relationship with each client and every project. “From the initial meeting to final completion, a small, dedicated team manages every detail,” he said. Castleprime can provide a design and construct service for clients who do not have any plans available, including local authority approvals, surveys, engineering and specifications, or give a detailed, fixedprice quotation from existing plans. The business partners, both western suburbs residents, said they take on a limited number of projects a year so that all client liaisons were directly between them. Cracking the residential code for more housing Changes to R-Codes will promote diversity of housing options, reports CARMELLE WILKINSON AMENDMENTS to the residential design codes (R-Codes) for higher density housing could pave the way for more affordable living in Perth’s premium suburbs. According to Urban Development Institute of Australia CEO Debra Goostrey, changes to the codes would promote a diversity of housing choices for the community. Projects, particularly in inner city areas or near transport facilities, were currently limited to the number of dwellings per site. However, with the new R-Code changes these areas would no longer be restricted and could be developed to their full potential. New Home Building Brokers director Tristan Kirkham said the announcement was exciting news for Perth homebuilders and would provide separate planning power for higher densi-
ty accommodation – such as apartments and units. “This will sort out some inconsistent local government town planning schemes, which have restricted Perth home builders and the community for far too long,” he said. “In terms of numbers, 47 per cent of additional housing over the next 20 years will be urban infill and consolidation projects.” Mr Kirkham said these changes would help people build a new home, or even subdivide a block they were previously unable to do. “Affordability is always a key issue and this is a step in the right direction. However Perth has a long way to go to find the complete answer,’’ he said. “Big blocks close to main services and transport will now become sought after and under-
standing your options is critical given these massive changes coming in.” Planning Minister John Day said the State Government recognised the need to facilitate a range of housing options and the amendments to the R-Codes would facilitate development of higher density housing in urban areas. “The existing provisions in the R-Codes worked well in guiding the development of single houses and grouped dwellings but did not do enough to encourage diversity, affordability and flexibility in providing one and two-bedroom apartments,’’ he said. Local landmark set to go under the hammer. ANYONE who lives or has lived in East Fremantle knows the property at 4 Parker Street. Often referred to as ‘the Jetsons house’ because of its architectural design, it will be auctioned onsite at 1.30pm on Saturday, November 6. Built in 1957, the one-off three-bedroom, one-bathroom home was designed by a Mr Bollig and built by Russian builders. Acton Attadale selling agent Ian Pittaway said more than 100 people had been through the property since it had come on to the market. Many of them were locals who either wanted to live in the home or just wanted to
take advantage of the chance to see inside. “The harbour-to-ocean views are just unmatched and the home has such an outthere style,” Mr Pittaway said. “Imagine what the reaction would have been like back in 1957.” Mr Pittaway said the property was being auctioned
because it was simply too difficult to put a price on the home and the views. “This way the market tells us what they value them at,” he said. “The new owner can live in the home as is, completely renovate or demolish, but most people have said they would keep the facade.” ■

The eye mesmerised Computer-generated images are proving superior to photographs in marketing and selling properties off the plan, writes JANE EVANS THESE days, it is not uncommon to mistake a three-dimensional computer generated image for a photograph of a real building. Photo-realistic 3D renders, 3D animation and virtual 3D tours are a highly effective visual marketing tool, helping promote, market and pre-sell property developments ‘off the plan.’ But Nedlands-based Archicentre WA State Manager Brad Cook warns that marketing can be misleading to purchasers who don’t fully understand what they are signing on for. In other words, the view on the brochure could be a mirage. “Essentially developers are there to make money,” he said. “Many buyers become mesmerised with what developers claim to offer. “3D pictures look very flash and sophisticated but that’s not really what you end up with.” Mr Cook said with the current trend to buy ‘off the plan’, many buyers were falling into the trap of signing on the dotted line before they had read the fine print on what was included in their property. “One of the biggest issues for people is just reading the plan and understanding just what 85 square metres of floor space really means in relation to space, and how the living areas may
connect with service areas such as the bathroom and laundry,” he said. “It is also important to establish in writing what is included in the apartments, such as carpets and window furnishings or blinds, and what is an optional extra. “Insulation in the apartment, noise barriers from neighbouring apartments and double glazing on the windows also need to be considered.” Mr Cook said is was important for buyers to seek independent professional advice to ensure that they are well informed as once they have signed off on an off the plan property, it is extremely difficult to reverse the decision when their apartment is built and the final payment is required. As well as offering pre-purchase housing inspections, Archicentre also carry out an increasing number of off the plan apartment inspections to provide buyers with an accurate assessment of what they are actually buying. “The off the plan apartment inspections are where the architect would attend the display unit with the client and help them assess the floor plan and specifications for the apartment,” said Mr Cook. ■

Builders delighted with ‘dob them in’ campaigns THEFT and vandalism on building sites is a mammoth problem for building companies and can result in million dollar losses for some businesses. But in recent years there had been a steady decline in reported damages from building groups across Perth, and in February 2007, the figure peaked at 360 reports. Webb & Brown-Neaves building manager Peter Phur said the introduction of the Name and Shame campaign started in 2003 had gener-
ated a noticeable reduction in theft and vandalism on building sites. “Partnered with the West Australian Police and Meridian Investigators, the initiative targets and prosecutes offenders committing crimes across our building sites. “Webb & Brown-Neaves is a big supporter of it and it’s been incredible. Since we’ve joined, we’ve noticed a drop in theft of at least 50 per cent so, it’s definitely working,” he said The Name and Shame campaign was the brainchild of major building
industry bodies, including the Housing Industry Australia. It is completely funded by the industry’s builders, manufacturers, suppliers and land developers. “You tend to see the newer, developed areas being targeted – places with all the building materials,” Mr Phur said. “Suburbs where there are strong building numbers and all the materials are left on site – thieves tend to seek out these suburbs because they have a big selection of materials.”

In August 2010, the top five items targeted by thieves included lintels, door furniture, timber, doorframes and hardiflex. There are nearly 90 WA members in the Name and Shame campaign dedicated to reducing crime on Perth’s building sites, working actively to reduce home ownership costs to consumers via the reduction of building site theft. As the name suggests, the initiative names all convicted adult offenders in the hope it will deter further
offences on building sites. The campaign also offers substantial rewards for information leading to an arrest .
