LAND VALUE MATTERS Determine the land value of the property, as it is this which ultimately determines the selling price of a home as land appreciates in value and the building depreciates. David Hobbs 2.WHAT TO SPEND? A simple way of determining how much you should spend on a home renovation is to assess similar properties in your area that have undergone the type of renovation you are considering.Then compare the market price of this property to the property you are looking at renovating. 3. DON’T FALL IN LOVE Be careful to avoid making an emotional decision. Many people decide to renovate old character homes because they fall in love with the idea of this type of renovation for nostalgic reasons. The reality is that renovating older homes can prove very expensive due to many ‘hidden costs’ such as plumbing and electrical work. Also, you may need specialised tradespeople when renovating a character home to ensure it is properly restored to its original condition. 4. UNDERSTAND THE COSTS Before buying a property to renovate, have a registered builder look over it and give you an estimate of how much it would cost to undertake the work. Your real estate questions answered by Niki Peinke, director of The Property Exchange in Subiaco Q: I would like to invest $700,000 in property, which I will lease out, but I cannot decide whether to buy one property, or two smaller apartments. I will definitely be buying in the metro area. In terms of capital growth and rent return, which option would you suggest to maximise my return on investment over the next 5 or so years? A: This depends a little on how much you are earning, your current commitments, and whether you are more interested in return or capital growth. It is one to discuss with your accountant or financial planner. You will probably get a better return on two units at $350,000 each, but your capital growth will more likely be better with one larger property. In terms of total return on investment (capital gains plus return), this is something you need to assess on a property-by-property basis, as it’s very hard to make a generalised statement, even across property in a single locale. Q: I want to put my property on the market next year. Currently there is no covered parking (only a single brick driveway). How much extra do you think a carport would add to the capital value? A: When it comes to selling your home I’m a great believer in making what you have look as good as you possibly can, but not adding costly items and spending money to chase money. Therefore I wouldn’t add the carport just to sell, as your buyer may decide they want to add a double carport with security gate, in which case you would have wasted your money.

What are your thoughts on this? A: Firstly, I think you have a very lovely and very generous mother, who is definitely working in your best interest. Her advice is sound, and with that kind of deposit you would probably be best to buy an apartment around the $300,000 mark. If you are a first home buyer and wish to receive the grant, you will have to live in it for six months, but then you can rent it out. If you choose well, you will probably be able to rent it out for around $300 per week, giving you around a 5 per cent return. There will be a shortfall between the rent you bring in and your mortgage, so allow for around $250 per week to pay towards the shortfall and associated costs (rates and levies). This $250 is tax-deductible. It may be a bit tough for the first couple of years, but you will definitely reap the benefits in the future – there are not too many other ways you can make an extra $20,000 - $30,000 a year. Owner Jenny Jones said all rugs were exclusively designed by JJR and hand-knitted in 100 per cent natural wools and silks (no machines, glue guns or synthetic material). “We never stand still as we always want to be one step ahead, especially when you’re competing at an international level,’’ Jenny said. “We have employed designers from around the world who specialise in graphic design and have an artistic background, so we may always have a fresh look. “Each rug has been designed like an original piece of art; before the design is even woven it can generally take the design team a week to a month to perfect the design.” The company’s new old-world vintage rugs with worn-out pattern and raised silk are the latest trends from America and Europe.
“Our showroom has a fresh look every six weeks as we are always updating our range with new designs and colour stories,’’ Jenny said. “We set up our showroom like a gallery with beauty and elegance because we respect how much work has gone into each rug.” Inspired by nature and beautiful colours, Jenny’s interest in rugs grew while living in Turkey with her family in the 1990s. She fell in love with the world of rugs, which included its relationship with the Turkish culture. “I have just put together a collection of rugs based on Australian wildlife using rich colours and interesting textural weaving to bring movement and definition to the design,’’ she said. “With a background in fashion, I am always looking at latest trends and colours that are coming into world fashion, and as our rugs take four months to make (being handmade) I have to choose colours and designs before they come into season.” Jenny travels worldwide in search of inspiring art, history and culture, to bring direction and passion into her work and designs.
