Cash in on hot bargains during summer As top end feels pinch of interest rates, there are properties to be had for under replacement value AS the temperature rises, so too will the number of listings along our coast. With the number of properties increasing, CEO of The Peard Real Estate Group Peter Peard said summer was the perfect time to consider buying a top executive home in a coastal suburb for a desirable price. Mr Peard said the group currently had a number of executive homes priced well above $2 million, which could be purchased for up to $1 million below their replacement value. “In some selective suburbs, a number of higher priced properties can even be purchased for up to $1.5 million below their replacement value,’’ he said. “We found that the top end of the coastal property market has been hit hard by rising

interest rates and the uncertainty caused by the proposed Federal Government mining tax, and slower immigration rates has also impacted the top end of the coastal property market. “For astute property buyers, the best value for money are properties priced above $2 million in the northern coastal area stretching from Trigg to Mindarie.” Mr Peard said that with building costs expected to rise strongly during the next two years due to the resources boom, these higher priced homes offered excellent value for money. “Once the real estate market rebounds, these higher priced properties are primed for the greatest capital growth,’’ he said. “Properites along this stretch of coastline

have historically delivered property owners high rates of capital growth over the long term. “In suburbs such as Hillarys and Sorrento, the median price of a home on average as increased by more than 10 per cent on average annually over the last decade.” Jones Ballard Property Group director Shaun Yeo said Scarborough was another strong performer, with the median price of a home rising by 14.6 per cent to $779,000 during the past year. Mr Yeo said Australians’ love affair with the water was driving factor in drawing people to live along our coast. Mr Peard said buyers should take advantage of a short-term lull in the northern coastal property market to achieve long term gains. ■

WITH interest rates on the rise, price, presentation and promotion are key factors in selling your home quickly and for the right price in today’s market. According to Richard Young, principal of Caporn Young Estate Agents, sellers needed to focus on these three key factors especially if the property is in the top end of the market. “With some banks now increasing their interest rates by nearly 0.5 per cent, buyers will be even more selective when buying homes priced above $1 million,’’ he said. “The current median price of a home in the western suburbs is now around $1.3 million and additional funding costs will make buyers take out larger home loans to seek even better value for money when choosing a home.” Mr Young said even if a property was marketed to its full potential and only slightly overpriced, the owner would find great difficulty in finding a buyer. “Overall, we expect that it will take a few months for the market to digest this recent rise in interest rates,’’ he said. “However, by early 2011 when the upswing in the local economy gains strength, buyers will take a more positive outlook to the property market and take advantage of very competitive house prices especially for properties priced above $1million. “The property market in the western suburbs has under performed during recent years relative to long-term annual growth rates which are around 12 per cent.” Mr Young said major improvements in the economy driven by the predicted second resources boom should see an upward market correction in these property values in the median term. ■

Alkimos home a first for Telethon Eco-friendly systems and ocean views spurred this early sale, writes CARMELLE WILKINSON FOR the first time, the Telethon home has sold before auction. Built on a 510sqm block donated by Peet Limited in the Shorehaven Estate in Alkimos the home sold for a record $865,000. Rising interest rates and uncertainty of mining tax boost the number of homes on the Perth property market

THERE are no fewer than 16,000 properties currently listed for sale in Perth. According to Jones Ballard Property director Shaun Yeo, there had been a significant rise in the number of properties for sale, because of the impact of rising interest rates and the uncertainty about the mining tax. “It is now a much more challenging time for property owners wanting to sell their home,’’ he said.

“In the current housing market, selecting a real estate agent who can sell your property for its highest market value is therefore very important. “The fact is, a real estate agent plays a pivotal role in the marketing of a home and the price negotiation process with potential homebuyers.” He said Jones Ballard found that, on average, most sellers invite three or four real estate agents to make an appraisal of

their property before making a decision on who they will select to market the property. “It is an unfortunate

fact that real estate agents tend to rank next to politicians and used car sales people when it comes to opinion polls identifying the most trustworthy professions,’’ he said. “Many people select a real estate agent based on first impressions without undertaking any thorough research of the performance of the agent and their ability to deliver what they are promising.” ■

Older homes in affordable suburbs represent best value for capital growth ASTUTE first-time buyers wanting to achieve significant capital growth over the next few years should target older homes. According to O’Rourke Realty Investments principal Rory O’Rourke, affordable suburbs relatively close to the city, river or ocean were the best options, such as Craigie, Beldon, Heathridge, Warwick, Greenwood,Westminster, Queens Park, Cannington, Spearwood and

parts of Rockingham.“First home buyers should target homes in these areas that have minimum renovations so they are buying the home as close to land value as possible. “Land values are the key driver of property values and when land becomes scarcer, properties with a higher underlying land value increase the most,” he said. “Astute first-home property buyers should therefore focus on

buying an older home that offers the potential for subdivision.” Over the past 40 years, Mr O’Rourke had seen the WA property market go through up and down swings. “First-home buyers, who purchase now, will achieve significant capital growth over the next 40 years because the massive investment in our resources sector will last for several decades.” Mr O’Rourke said there were

about 16,000 properties for sale in Perth and the vendors were happy to negotiate. “ I believe first-home buyers should focus on the land content of the property before making a decision to buy,’’ he said. Mr O’Rourke said that, as a general rule, investors should purchase older home sites where the land value is more than 75 per cent of the total purchase price of the property. ■
