Coastal ‘extras’ need attention Be aware of hidden costs like window sizes and roof structures when building near the sea

“You should be aware that there is a wind loading which can affect items such as window sizes and roof structure. “Wind loadings come with specific ratings and each has requirements for roof tiedown methods and components.” Mr Kinder said that with regard to corrosion, galvanized

structural steel and stainless steel brick ties were a requirement if building close to the beach. “In terms of roof cover, for example, there are several different levels of metal roofing options, and if your home is within close proximity to the coast, then you should seek advice from your builder about just which product is needed. “Another key issue to consider when building on the coast is the position of the home. Most homes on the coast face west so when you design your home you have to consider other issues such as solar orientation if you are trying to maximise the view.”

Mr Kinder said special products/requirements for building a new home on the coast can add costs to the overall budget. To avoid unnecessary surprises, your builder should help you identify these costs before the final building contract is signed. ■

Harcourts ‘give’ leads to big Telethon ‘take’ The charitable arm of this prominent real estate agency is reaping significant amounts for the needy, reports CARMELLE WILKINSON AS part of its ongoing charity contributions, The Harcourts Foundation has presented Telethon with a $20,000 cheque. Supported by Channel 7, the 25-hour live appeal on November 13-14 raised a recordbreaking $9 million to improve the health and lives of children and young people in WA. Harcourts WA chief executive Andrew Moore said the company’s charitable arm,The Harcourts Foundation, was part of its seven funding grants, which aim to provide financial support for local communities. Don’t overlook older units or apartments Many remain undervalued, are available and present capital growth opportunities, reports JANE EVANS WHEN looking to invest or break into the property market, older style apartments in inner and near city suburbs should not be overlooked, according to Jones Ballard Property Group director Shaun Yeo. Mr Yeo believes that older style town houses, units and villas in high capital growth nearcity areas such as Como, South Perth,Victoria Park and Rivervale remain relatively undervalued, despite rises in property values over the past five years. “A selection of older style apartments in these suburbs priced from under $350,000 are currently available,” he said. “Buying an older style apartment in a prime location offers investors and first-home buyers the opportunity to achieve high rates of capital growth over the long term. “In Como, for example, the median price of higher density homes such as units and apartments has increased on average each year by 12 per cent during the past 10 years.”

Mr Yeo said one of the key rules in real estate was that land appreciated while buildings depreciated. “Many of these older townhouses, units and villas in near-city areas are now approaching 25 to 30 years of age and therefore can be purchased for close to land value because the buildings are almost fully depreciated,” he said. “The land content of these older units can be quite high because they were constructed at a time when building land was more available. “Some older style townhouses in South Perth have rear gardens in excess of 60 square metres compared to new townhouses which can have courtyards as small as 20 square metres.” The location of these older style units in near-city areas therefore represented exceptional investment opportunities for astute investors wanting to capitalise on rising land values and increasing rental returns. ■
