Get in quick for Centro North New release brought forward to cater for huge demand. By CARMELLE WILKINSON DUE to massive demand, QUBE Property Group will bring forward the release of its development of 67 luxurious apartments at Subi Centro North to this month. The strong underlying demand for apartments and units in Subiaco is underlined by the latest REIWA figures for the September quarter which show the median price of apartments and units surged in the area

Future is looking brighter for Perth property The worst may be behind us now, says LJ Hooker boss. By CARMELLE WILKINSON THE Perth property market is on its way up. After hitting the bottom of the “J” curve, the future is looking promising, according to Barry Pound, director of LJ Hooker Corporation and LJ Hooker Settlements WA. “I believe the Perth metropolitan area has seen the worst of the market over the past six months,’’ he said. “I am predicting, and we already have the signs, that as we move into the summer months, there will be some good signs of steady growth.” According to Mr Pound, in the three months to the end of October, LJ

Hooker Settlements WA recorded a 30 per cent drop in settlements across the State compared to the same quarter in 2009, but there were now signs of a steady recovery. Mr Pound said areas that were doing well included Broome, Bunbury, Fremantle and Mandurah. He said across the metropolitan area, real estate agents were well stocked with listings, but there was a significant shortage of qualified buyers. “Whilst some areas are very slow, there are other suburbs such as Fremantle and Mandurah that are experiencing good activity with sales as sellers
adjust to the market. In this market, price reductions are essential to meet the market and move on,” he said. “Sellers and buyers must remember that if you are meeting the market to sell, you will essentially buy in the same market, which will balance the transaction. “Whilst we don’t have the firsthome buyers in numbers, as we had 12 months ago, there are still and always will be people who are moving up in size of home, or moving suburb, or arriving from interstate. In short, there will always be reasons for homes to be bought and sold.” ■
Sellers must be savvy THIS week, Kyron Bone from The Property Exchange shares his top tips for selling your property in the current buyers’ market. “Gone are the days of the boom where we saw buyers competing for very little stock and offers above the asking price,’’ he said. “The high stock levels and price reductions we’re seeing at the Kyron Bone. moment make it the perfect time to buy. With so much choice, buyers are able to be picky. “But if you are thinking of selling your home in the current market, it’s not all doom and gloom. PRICING Placing a premium price on your property and waiting around for a buyer that may never come can lead to your property becoming stale – the fact that it has been sitting on the market for a while makes prospective buyers disinterested. They develop the perception that there must be something wrong with the property, or that it must be overpriced. This can result in lowball offers from bold buyers playing on market conditions and having a crack at getting a serious bargain. If you put on a realistic price that reflects the property’s actual value in the current market, you will generate maximum interest from the very beginning. 2. PRESENTATION The wow factor is absolutely paramount, so do all you can to create it. Think of your property as a display home – mulch the gardens, de-clutter and minimise throughout. Put up some artwork and hire some nice furniture if need be. It all contributes towards building excitement and evoking an emotional response which will result in better offers. 3.ACCESS Get the buyers while they are hot. Be prepared to let your agent do a viewing at short notice and keep the house clean and tidy at all times. Buyers will not wait around to get through – they have so much to look at that they will simply continue hunting, unfazed. If the property is tenanted, be sure the tenant(s) will cooperate with your agent so as not to hinder the sale. In turn, it’s important that you don’t inconvenience them unnecessarily. A happy tenant makes the sale process a lot smoother, so a little sweetener like some movie tickets or a hamper goes a long way as a show of thanks. ■

Design pedigree creates a class of its own Built in 1967 by Iwan Iwanhoff, it has easily stood the test of time, writes JANE EVANS AS a fan of modernist architecture, I was excited to view Iwanoff House, the former residence of one of WA’s most renowned and forwardthinking architects from the 1960s and 70s, Iwan Iwanhoff. Once past its arresting, concrete sculpted facade, it became clear that albeit a work of art, the 1967 Floreat property is essentially a very cleverly designed, functional home. As owner and interior designer Julie Hobbs points out, the real appeal of the home lies within its beauty and location. Minutes from the beach, and directly opposite Roscommon Reserve, there is a gentle tranquillity to the home. “There is a lot of beauty in the simplicity of the architecture,” said Ms Hobbs.“It’s very, very peaceful.” Ms Hobbs bought the home in 1994 and sensitively modernised elements of it such as the kitchen, bathrooms and the garden surrounds.
