Ten mistakes you can avoid
The Investors Club president offers these tips to buyers that could save them much grief, not to mention many dollars, writes CARMELLE WILKINSON THE Investors Club president Kevin Young this week shares his top 10 common mistakes made by first-time investors. Mr Young said many first-time investors never bought more than one investment property because they made simple mistakes, including: 1. Buying an investment property they would like to live in without thoroughly looking at capital growth and rental return potential. 2. Deciding to buy an investment property close to their owner-occupier home rather than looking at investment opportunities throughout WA or indeed Australia. 3. Selecting a property based on advice of friends or family rather than seeking independent information. 4. Buying an older property, which can drain their finances through maintenance costs. 5. Not undertaking a full assessment of the true cost of buying and holding

the property. For example, if the property is an apartment, there are additional costs compared to buying a standalone house, such as strata fees. 6. Selecting the wrong home loan i.e. principal and interest rather than interest only, which will help increase cash flow. 7. Buying a property in a location, which is not attractive to tenants i.e. not
close to amenities such as shops or transport. 8. Purchasing a property in an area where there is an oversupply of properties, meaning rents will be low and capital growth rates limited. 9. Trying to select the tenant themselves rather than using the services of a number of reliable property management companies. 10. Buying an investment property with the view to a quick return rather than viewing it as a long term investment and stepping stone to purchasing a portfolio of properties that will fund their retirement. For more useful tips and advice, The Investors Club is holding a workshop for first time investors – the do’s and don’ts of property investment – at its 2011 national conference in Perth from March 4 to 7. Recovery in demand predicted In light of WA’s population and economic growth, outlook for new apartments is good, and rents bullish, says report A NEW report on the Perth housing market predicts a steady recovery in demand for new apartments from 2011. The Outlook for Perth Housing Construction report, undertaken by MacroPlan Australia and commissioned by specialist WA property funds management group Otan, found the trend would be driven by higher corporate profitability in WA and rising investor interest in high density housing. Otan Property Funds Management Ltd managing director Mark Butler said the report also predicted more high density housing projects would begin this year. “The study points out that better growth in rents, underpinned by WA’s well-recognised strong population and economic growth, is forecast to drive increased demand from investors for new housing in 2011 and beyond,” he said.
“The research reveals that as corporate profitability goes up in WA, so too does the demand for inner ring apartments for company owners and managers. “With corporate profits set to show strong growth again from 2011 to 2013 due to the demand for construction contractor and professional services supplied to the mining sector in regional WA, the report tips that that will underpin a recovery in demand for new apartments.” Mr Butler said the research predicted demand for high density dwellings would peak in 2012/13. “At that point, its forecast demand will reach 2100 – a level on par with 2007/08,” he said. “In 2011, it’s tipped to hit 1100, an increase of about a third on this year.” Otan is set to begin grouped housing developments in Queens Park, South Beach and the high profile Subiaco project Centro North on Salvado Rd this year. ■

How to soften the blow of higher energy costs All gas and electrical bills are set to rocket, but there are ways to reduce the impact, a home builder says REDUCING energy costs is a high priority for property owners as the State Government announces major increases to electrical prices. In addition, gas prices are also rising, which makes energy efficiency a key issue for homeowners. According to Anthony Kinder, managing director of Wilson&Hart Home Builders, reducing energy costs was a more significant issue if you owned a larger home which had additional features such as swimming pools and ducted air-conditioning. If you already own a home, you can obtain useful information on how to reduce energy consumption from the State Government's Office of Energy website at http://www.clean.energy.wa.gov.au. Tips for reducing energy consumption include; ■ Try not to use small amounts of hot water frequently – not only do you heat the water you use but also the water left in the pipe ■ Set the water-heating thermostat to 60C on storage hot water systems and 50C on instantaneous systems (if you are unsure of how to do this, contact your manufacturer/service person) ■ Insulate the first two metres of pipes leaving the hot water storage tank ■ Turn the hot water system off when you go on extended holiday “This issue of energy efficiency is seriously considered by Wilson&Hart when designing new homes for clients,” Mr Kinder said. “The design of a home can significantly reduce overall energy costs of a home. “For example, building larger two-storey homes along the coastal strip has become very popular in recent years because of the growing focus on lifestyle in the property market.” However, Mr Kinder said a key consideration was the size of the windows if your house was facing west. “Some people install large windows in their new home only to find that the home is too hot in summer and they spend large amounts of money cooling the property,’’ he said. Wilson&Hart has assisted clients to overcome this problem by designing their home so that it has shading and that rooms have the correct window size relative to the area of the specific room. ■
