Borrowers buy some peace of mind with pre-approval MORTGAGE Choice is encouraging all buyers looking to purchase in the New Year to make sure they are realistic about their borrowing power by obtaining a home loan pre-approval. Soon-to-be borrowers sometimes rely on their own judgment or that of an online calculator to determine the property loan amount they can afford to borrow and repay and this is risky business. Mortgage Choice says jumping head first into a property purchase without confirmation from a lender of the financial limits may see a borrower falling short on funds because their dollars and cents don’t match up. Local Mortgage Choice principal Russell Crook said it was always a good idea to know exactly how much you can afford to spend on your property. “Online loan repayment calculators are a handy starting point. However, borrowers-to-be need to understand they provide only an estimate of a person’s borrowing power and ability to repay,’’ he said. “On the other hand, getting a home loan preapproved by a lender provides a conditional approval of a loan amount. This helps narrow the property search and gives confidence and a competitive edge when it comes to negotiating a purchase. “Genuine loan pre-approval follows a similar process to a full loan application, whereby borrowers will be assessed on their individual circumstances and needs and are required to verify their identity and ability to repay the loan.” Mr Crook said it was a good idea to shop around because not all lenders provided loan pre-approvals. ■
Strong currents of change Mandurah, a ‘meeting place of the heart’, continues to meet expanding challenges. By SAMANTHA JONES WITH a population of nearly 85,000, it’s easy to forget that a few decades ago Mandurah was a small fishing village that spiked in patronage during the holiday periods. A couple of hundred years earlier, Mandurah was first known to be inhabited by the Binjareb tribe of the Bibbulmun Nation. Back then, the locality was known as Mandjoogoordap, which meant, “meeting place of the heart.” Mandjoogoordap was renamed “Mandurah” following European settlement and by the mid-1900s began to emerge as a tourist precinct. It remained under the jurisdiction of the Murray Roads Board until 1949 when it was upgraded to Town status in 1987. Then just three years later, following rapid expansion, Mandurah was upgraded to City status. In recent years, the implementation
of the Perth to Mandurah train lines in 2007 have further increased Mandurah’s accessibility to West Australians across the State. Now one of the most vibrant regional cities in Western Australia, the coastal community has been voted twice as WA’s Top Tourism Town. The area itself is 72km from Perth and covers 173.5km, following 50km of coast from Madora to Lake Clifton and Yalgorup National Park. The vast aquatic scenery that surrounds the City ensures the community retains its relaxed beachside feel. Because of this, tourism is a major generator of business opportunities and employment in Mandurah, with a number of annual and special events (including the Crab Fest in mid-March and the Mandurah Boat Show in mid-October) a big draw. With Mandurah’s population
estimated to double in size by 2021, planning is underway to develop additional economic opportunities to keep pace with the city’s rapid growth. ■

Coastal suburbs’ depreciation return ACCORDING to tax depreciation company DEPPRO, investors are snapping up properties along Perth’s coast. DEPPRO marketing manager Karenna Tucker said the company had recorded a strong jump in the number of depreciation reports for investors buying properties in more affordable coastal suburbs such as Beldon, Clarkson, Craigie, Heathridge, Warnbro, Rockingham and Waikiki. “More competitive house prices has been a major factor in this trend. Sellers have had to adjust their prices because of the large number of properties for sale in these areas and these more competitive house prices are now attracting investors back into the market,’’ she said. “The latest REIWA figures show that in the northern coastal areas up to nearly 70 per cent of sellers are now discounting their prices, while in Rockingham/Kwinana the figure is more than 80 per cent. “Our company is also finding that more investors are buying properties in these more affordable coastal suburbs because properties’ rental returns are now increasing.” Ms Tucker said that weekly rents in these coastal suburbs were showing signs of rising, with the Perth rental vacancy rate falling to 3.4 per cent during the September 2010 quarter. “REIWA figures for this period show that the weekly rents in northern coastal suburbs such as Padbury rose by 5.6 per cent and further south in Warnbro, weekly rents jumped by more than 6 per cent over the same period,’’ she said. “In addition, property investors are attracted to these more affordable coastal suburbs because over the longer term they can deliver high rates of capital growth. “For example, the suburb of Beldon, with a median house price of just $440,000, has achieved an annual increase in the value of properties of nearly 13 per cent over the last decade, while the suburb of Rockingham with a median house price of $389,000, has achieved an annual price growth rate of 12.5 per cent over the same period.” Ms Tucker said newer properties offered the maximum tax depreciation benefits. ■
