property, they cannot recover the money.” Mr Coleman said anyone considering a home renovation should obtain an independent valuation of the property to determine its correct market value compared to similar homes sold in the neighbourhood. He added that renovations should focus on improving highly visible areas around the home that would impress future homebuyers and enhance the value of the property. “Focus on the front of the home as this will improve the street appeal of the property,” he said. “If the existing home has dark brown bricks and old guttering then consider rendering the bricks and replacing the guttering. Also, if you invest some money in better landscaping this in

Migrant torrent will boost Perth property market Arriving at a rate of 500 a week, migrants accounted for 58% of WA’s total population growth last financial year WITH the number of overseas migrants expected to jump in the coming year, so too will the local property market. According to Peter Peard, CEO of The Peard Real Estate Group, the latest ABS figures show that during the last financial year, overseas migrants accounted for 58 per cent of WA’s total population Peter Peard. growth. “The number of overseas migrants coming to WA could rise even further during the coming year as the economy gains more traction as a result of the massive new investment in the resources sector,” he said.

With more than 500 migrants coming to WA each week, and many of these people settling in Perth, Mr Peard recommended overseas migrants consider a number of matters before buying a property. “It is a good idea to rent in the area you would live to purchase a home. If you take out a lease for six months, this will give you enough time to find out if this is the area you would like to live in and give you time to research the local property market,’’ he said. “If you find the location you want to live in and the price range you can afford, then register your name with some of the larger real

estate companies in the area.They will notify you of a suitable property as soon as it becomes available.” Mr Peard said location was imperative when deciding where to call home, and properties close to the ocean had historically achieved the highest capital growth because of the growing focus on lifestyle. “Properties that have easy access to shops, schools and local transport are easier to sell at a later date. However, traffic can be an issue because homes that are located in busy roads tend to have a lower resale value than a similar home on a quiet street in the same area,’’ he said. “If you are buying an older home for renovation purposes, make a thorough examination of costs because WA is going through a boom and the cost of tradespeople is rising

monthly because of a shortage in skills.” Mr Peard also encouraged homebuyers to take into account stamp duty costs as it could be much higher compared to other countries, and to have pre-approval finance in place because this would ensure buyers were in a much better position to negotiate the price of the home and immediately secure a property within their price range. He also suggested trying to make sure the home had a garage (to improve security), air conditioning (to save having to install later) and a water bore (to save money in water charges over the long term and ensure that gardens are well-maintained). Mr Peard said buying an established home rather than building a new one was often more convenient for overseas migrants, with less interruption to normal lifestyles. ■

Rents up for first time in a year RENTS in metropolitan Perth have increased for the first time in 12 months. The Real Estate Institute of Western Australia last week revealed the median rent in the three months to January was up $10 to $380 per week. REIWA President Alan Bourke said the March quarter was traditionally a time when vacancy rates tightened and rents increased due to seasonal factors, such as pressure from university students and families preparing for the new year.

“We saw median rents go from $360 to $370 this time last year but we didn’t experience any further rises or falls through all of 2010,” Mr Bourke said The vacancy rate for rental properties in Perth stands at 3.4 per cent in the three months to January, the same as the revised figure for the December quarter. This is well under the vacancy rate of 4.1 per cent in the March quarter last year. Mr Bourke said it was unclear if upwards pressure on rents would continue.
