Subi team press their ad-Vantage Century 21 Vantage named Top Auction Office for 2010 HAVING opened in Subiaco just five months ago, the Century 21 Vantage team are already proving their worth. The Roberts Road office was named Century 21 Top Auction Office for 2010 in WA. Executives on the rise Exclusive rental costs jump 10 per cent in three months within a few days thereafter, such as a recent property we leased in Grant Street, Cottesloe, for $2000 per week under a two year contract. “This shortage in the number of executive rental properties has seen an increase in weekly rents on average during the last three months of 10 per cent.” Mr Heath said the demand for rental properties was so strong that a number of property owners in the western suburbs who had previously tried to sell their home were choosing to lease their property to take advantage of high weekly rents. “Anyone who has their property for sale in the western suburbs and has difficulty finding a buyer should consider the option of leasing their property until the selling market recovers,’’ he said. "Caporn Young expects the executive rental market to remain very strong over the coming years," he said. ■

EXECUTIVE rental properties in the western suburbs have recorded a jump in weekly rents. According to Caporn Young Estate agents, the area experienced a 10 per cent increase in weekly rents during the last three months. Caporn Young's business development manager James Heath said the company currently had a rental vacancy rate of just over 0.4 per cent, or just two properties available for lease. “Caporn Young, which manages a property portfolio valued in excess of $500 million, has recorded a remarkable turnaround in the fortunes of the executive leasing sector of the last year,’’ he said. “The renewed investment in the resources sector is driving up demand for executive rentals, especially those priced above $1000 per week. “Many of our executive rental properties are being leased on the first viewing or

Industry experts tip a 10 per cent increase in what landlords can charge their tenants, reports CARMELLE WILKINSON WEEKLY rents in Perth have been tipped to rise by 10 per cent this year. According to O’Rourke Realty Investments principal Rory O’Rourke, 2011 will be the year for property investors as median weekly rents start to rise. Mr O'Rourke said the latest REIWA figures for the three months ending November 2010 showed that the rental vacancy rate in Perth had fallen to just 3.1 per cent . “Vacancy rates in Perth have been gradually trending downwards over the past twelve months from a high of 4.6 per cent a year ago,’’ he said. “We are now rapidly approaching the historic tipping point of a 3 per cent vacancy rate below which landlords can begin to raise rents due to the scarcity of rental properties. “Over the past two years, the median weekly rent in Perth has been relatively steady at around $370 as landlords have had

to set competitive rents to attract tenants.” Mr O’Rourke said that if the demand for rental properties continued it was likely the median weekly rent could rise to just over $400. “A key issue impacting in the rental market is the fact that since the global financial crisis, developers have found it difficult to secure finance which has meant that the supply to new rental properties have been limited,’’ he said. “In contrast, over the past six months, the demand for rental properties has risen sharply due to the surge in investment related to the resources sector. This is resulting in an influx of skilled workers to Perth who are seeking accommodation. “Rising weekly rents will give a major boost to the property investment market in Perth because it will boost rental and encourage more people to purchase properties.” ■
