Enzo’s recipe for la dolce vita Growth Realty principal Enzo Pagnozzi discusses his passions for food, Italy – and real estate WHEN Enzo Pagnozzi is not selling property in the western suburbs, he can be found putting his culinary skills to the test. The principal of Growth Realty in Subiaco is a closet cook, who told Residential he was guilty of watching the cooking channel on Foxtel and reading cookbooks in his spare time. “I love the beautiful photos of food and the places and country from where it originated,’’ he said. “My favourite meal is Sunday lunch at home. The perfect recipe would have to be sharing good food and great wine with family and friends.” As much as Enzo loves Perth, he said another interest of his was travelling, and he enjoyed going overseas a couple of times each year. “Italy is my favourite country, especially as my older son lives in Verona,’’ he said. His love for Italy may also have developed while he lived and worked there between 1977 and 1981. “When I returned to Perth in April 1981 I had no money and no job, but a loving family,’’ he said. “To cut a long story short, I enrolled in the real estate sales course in April 1981 and have

never looked back. “The success of Growth Realty is due to my wife Peta and myself, working hard, enjoying what we do, and having great staff over the years. More recently this has included our son Trent. Boomers go west A GROWING number of baby boomers are ‘upsizing’ and moving into the western suburbs as they continue working later in life. According to Caporn Young principal Richard Young, during the past five years there has been a significant increase in the number of homebuyers over 50 years of age purchasing homes in Claremont, Dalkeith, Nedlands, Cottesloe and Fremantle. “These baby boomers are buying into upmarket lifestyle suburbs because they intend to have a longer working life and are attracted to these near-city suburbs, which can provide security as well as a wonderful lifestyle,’’ he said. “People are now living much longer and their working lives are being extended.This is in direct contrast to lifestyle trends during the 1980s when many people were encouraged to retire as early as 55 years of age.” Mr Young said mature buyers were attracted to the area because it had easy access to the city, the river, Fremantle and Cottesloe. “Crime is an important issue for these baby boomers and they are now prepared to pay a premium price to live in an area which has very low crime rates,’’ he said. “Caporn Young is also finding that more mature property buyers are driving a growing demand for higher-density homes in the area such as villas, townhouses, terraced homes and apartments. ■

Q: I am thinking of becoming a real estate agent as I enjoy looking at houses and am pretty good with people (I’ve been in retail for six years). Real estate agents also seem to earn really good money. Is there anything I should know before I sign up for the course, and do you recommend it as a career? A: Real estate can be incredibly rewarding as long as you have no illusions that it is an easy way to earn money. Only a very small percentage of real estate agents are truly successful, and those are the ones that work long hours, are extremely active, determined and have very good communication skills. In addition, the more you think about the money the less you will get, so if that is your main focus then forget it.Apart from that it has its highs and lows – you get accolades one day and abuse the next, so it’s like a rollercoaster ride, and can be incredibly exciting. Personally I love it, but it’s not for everyone. Q: I have lived in my house for over 40 years, and last year my husband passed away. Now I’m thinking I should move to one of those retirement villages. This real estate agent keeps knocking on my door to see if I want to sell, and he’s given me a figure for selling it but how do I know if this is correct? I’m not sure what to do. A: Normally a seller would call in around three different agents to give an opinion on the pricing so you get an overall idea of the figure. Sometimes these can vary quite a lot, but usually the average of these is fairly accurate as long as the agents are local.Then I would pick the agent that you like the most, that you feel most comfortable with and that you feel will get you the best result (this is generally not the agent who is being pushy and trying to get you to sign some-

If you have a friend or a relative who could help you with this, that would also be an advantage. Q: I thought that we had just sold our home as we had a contract that was subject to finance, and then the buyers told our agent on the Friday that the finance had been approved and they were very excited about moving in. Then, on the Monday, we got a letter from the bank saying the finance had been declined. We have a pretty large deposit from them, so can we keep this? A: Unfortunately as there is nothing in writing to say the finance was approved keeping the deposit might prove difficult.What you can do is ask for proof that an application was made to the bank for the amount stated on the contract and the accompanying decline for that same amount. If they cannot provide this information you may have a case to keep the deposit, but you would need legal advice and probably fight this in court – a lengthy process that probably means that you cannot sell your home in the meantime. Probably better to cut your losses and move on.

THE start of 2011 has seen a number of major land developers in Perth offering attractive incentive packages to boost land sales. While these incentives will be welcomed by many property buyers, it is important to keep in mind the key fundamentals that should be considered when buying any block of land. This week OrangeTee Gossip Realty principal and licensee Kara Tripp shares her top tips on buying a block of land. 1. LOCATION The location of the estate in which you are buying the block will determine its long-term capital growth. For example, new housing estates which are located close to the coast will prove more popular with future buyers because of the growing importance of lifestyle living which coastal properties offer. New estates that have a limited time frame to build a home mean that it will be established more quickly and this will improve the resale value of the properties. 2. SIZE MATTERS Check the size of the block in square metres. This will give you a comparison for the prices of nearby blocks.You should also pick a block in an estate that is more unique than others i.e. overlooking a park. This will appeal to future property buyers. The shape of the block is also very important. A narrow block will limit the type of house you can build. Blocks with a steep gradient that have not been retained will incur high building costs 3.AVOID TRAFFIC Be careful not to buy a home on a busy road because these homes are more difficult to sell. In a new estate, a road may appear quiet because not many houses have been built. However, this may change when all of the houses in the estate have been built. It is therefore wise to carefully look at the master plan of the estate to check the future flow of traffic. 4.THINK GREEN If you want to build an environmentally friendly home then the amount of sunlight the block will receive is very important. Even the most poorly oriented block can look sunny and elevated when it is vacant. It is therefore important to get an expert opinion on how your block’s exposure to sun, wind and rain will affect the home you hope to build. 5. QUALITY The quality of a land development is very significant in determining future capital growth rates of blocks because of the growing importance of ‘branding’ in real estate sales. Established homebuyers want impressive entry statements and developments with lifestyle facilities such as parks and cycle paths. A good tip is to check the master plan for the new housing development which will give you an overview of the facilities planned for the estate. You should also check how much the developer plans to spend on landscaping and how much of the estate will be dedicated to open space area. ■

Pair bring beautiful designs to colourful life Neil and Jenny Delmage strive to create the very best gardens they can, writes JANE EVANS IF Neil and Jenny Delmage are going to stop for a coffee during the day, they like to have it somewhere overlooking the ocean. This way of thinking embodies the Cottesloe-based couple’s casual disposition and affection for nature, which after 25 years as Perth’s leading landscape designers, is hardly surprising. The well known couple, of Naturescape Creative Landscaping, have worked on hundreds of gardens, ranging from tiny courtyard spaces to sprawling rural properties – winning them numerous national awards – and have had their gardens featured in Home Beautiful, House and Garden and Country Style magazines. The Delmages have also appeared on national television programs such as Gardening Australia and Burke’s Backyard. In 2010, Neil and Jenny released their second pictorial book, From Coast to Country, showcasing their extensive photographic library of work, which has since been picked up by lead-

ing publishing house Penguin Books Australia. Published by Fremantle Press, the 144-page book features some of their most spectacular landscape designs, accompanied throughout by Jenny’s stunning watercolour sketches. Neil developed his training in gardening while Jenny is a graphic artist who studied architectural drawing. “We design all our gardens by hand,” she said. “I like to give each client a watercolour sketch of the design so that they can compare the end result with the vision. “It’s different from designing an interior or building, this is a living thing so I like to bring it to life through drawing.” In addition to creating classic and beautiful gardens around Australia, the couple are relentless advocates of producing water-wise gardens that blend seamlessly into the environment. “With water fast becoming a scarce commodity in Australia, sustainability is the key,” said Neil. “Australians tend to over water, whereas in
