Boost for CBD property THE new $440 million Perth waterfront development and Northbridge Link will have a positive effect on the CBD’s property market. According to Limnios Property Group CEO James Limnios, whose family has been selling real estate in the inner city areas of Perth for 40 years, inner city living in Perth lagged behind other major capital cities, but developments such as these were sure to boost interest over the next decade. “We have a tiny inner city population compared to other major capitals such as Melbourne, Sydney and Brisbane,” he said. “The lack of inner city living in Perth is underlined by the recent National Housing Supply Council, showing that there are some 57 workers for every resident in the Perth CBD. “Even in smaller capital cites such as Darwin, the ratio of workers to residents is around 11 to 1. “This is a target that Perth should aim for and it would put us in line with other major capital cities such as Sydney and Melbourne.” Mr Limnios said these developments would attract thousands of new residents back into the inner city, and already Limnios were recording a strong rise in inquiries for properties in the area. ■

Downsizing puts couple in their Element Top apartments take shape, writes CARMELLE WILKINSON LOCAL residents Ray and Alison Bird can not wait to move into their new Element Apartment. Situated in the exclusive Churchlands Green estate, the project is well under way with the completion date expected in July and first settlements scheduled to be finalised in August/September. Less than 5km to City Beach and 7km to the Perth CBD, the estate is a drawcard for those wanting to downsize and live close to the coast. Choosing the right builder THIS week Tristan Kirkham from New Home Building Brokers shares his top tips for choosing the Tristan Kirkham right builder, so the journey is an enjoyable one. 1) Always choose a builder who owns the business and works in it. It is very dangerous ground to choose a builder who does not. Many times in my experience clients end up very disappointed with builders hiding behind the building codes of Australia. 2) Always monitor and/or ask for an up-to-date copy of the company’s job book. You can see how many jobs they have on the go, and also how long they are taking to build. This is not always available from some builders. However Perth’s best always have one on hand. 3) Client references: this is a classic – people who have just had a slab put down, and clients at handover are great to talk to. Volume builders turn staff over so often it has a massive effect on quality control, so doing your homework is vital. 4) Always get some feedback from review forums and also monitor court hearings.You can also monitor various commissions and dispute tribunals. Talk to friends and work colleagues about experiences, and try to ask the builder about any concerns you have upfront. 5) Ask what the gross margin being charged is. This is so important, particularly if you walk into a really flash office (someone has to pay for it). Volume builders from our experience vary from 30 per cent up to an incredible 45 per cent on a project. Smaller builders can be a lot less. Understanding each builder and how they operate is so important in choosing the right builder. Don’t always go for the cheapest either; most of my clients have come to us as a result of signing up for something that had misleading information – you get what you pay for, as they say.
