1. Detailed Professional Plans The old adage of ‘the devil’s in the detail’ could not be truer when it comes to renovating or extending old homes. Ensure all details are noted on the plans and have a thorough specification. It is worth the additional time in the planning stage to save time and money at the construction stage.Try to minimise the number of provisional sums within a quote – discrepancies cost time and money! 2. Budget Contingency Unfortunately older homes often come with hidden ‘surprises’, so make sure that your budget is realistic and you have a contingency available. If the plans are detailed enough, an experienced builder will be able to give you a fixed price quotation, which will minimise cost increases. 3. Second-storey Additions Second-storey additions may not be as expensive as you think. Through careful design and choice of materials, a second storey can provide a significant increase in floor space. Your real estate questions answered by Niki Peinke, director of The Property Exchange in Subiaco Q: My husband and I bought a home in 2006 for $700,000. We then spent $75,000 on renovations. The property is on the market now for $895,000 but our best offer has been $820,000. Looking at the movement of the market and the value of our renovations I thought our listing price was correct. I really want $895,000 for the property so we can clear our mortgage, downsize and halve our loan. Is it worth holding on to get the price I want, or should I just cut my losses? A: Right, well the first mistake (and many people made it) was buying in 2006. Unless of course you bought right at the beginning of the year. During that year property values escalated by an astounding 30 per cent – unrealistically inflated by overzealous buyers and a shortage of stock. As we know this kind of growth is unsustainable, and 2008 saw the GFC and a 20 per cent drop. I have done the calculations on your property which indicates the value with renovations to be around the $830,000 mark (assuming you spent wisely on the renos). So if you have been offered $820,000 at this stage I would grab it and run – especially as there are some very good buys out there at present. Q: What is the difference between a fixture and a finish? We’ve recently renovated the house we’re selling and want to know what we can take with us. A: A fixture is basically what is affixed to the property, eg toilets, light fittings, ovens, sinks, built-in robes etc. Whereas a finish is how the fixtures have been treated, eg the level of tiling, kitchen surfaces, and general quality of the fixtures. As a seller, you don’t remove either fixtures or the finishes, as they form part of the sale. Unless otherwise stipulated inclu-

sions for any sale are light fittings, fixed floor coverings, window treatments and anything else that is fixed in some way to the property. And please… don’t take the TV aerial! Q: If we make an offer on a house direct to the owner (bypassing real estate agents), how do we agree on a price? A: I am assuming by your question that the property is not currently on the market with a real estate agent. So given that the owner is selling privately, and you wish to buy the property, you really need to do your homework and decide what you are prepared to pay for it. If you cannot agree (and this is very common with private sales) then you probably will not get the result you want, and nor will the seller. You really do need a third party involved in this process as it can sometimes be very confrontational on a one-on-one basis. This is precisely why most private sellers end up engaging a real estate agent to represent them and negotiate a deal that everyone is happy with. WA bucks the building trend Construction still on the rise despite national decline WESTERN Australia has bucked the national trend of declining dwelling construction with a 1.5 per cent increase in the December quarter. This is in contrast to the rest of Australia, which saw a 4.6 per cent fall in the December quarter 2010 following a fall of 3.7 per cent in the September quarter 2010,
according to the recent ABS figures. The State saw a total of 5449 new units, apartments or houses commence in the quarter, compared to September’s total of 5367. Of those totals, 4482 were new house starts in the December quarter, up from 4370 in the September quarter.

Celebrated home comes to market Marinko masterpiece for sale, writes JANE EVANS IT is arguably WA’s most illustrious home of the 21st century, and now the Dalkeith residence is for sale. Designed by visionary architect and UWA lecturer Gary Marinko, the avant-garde single-level home was built in 2001 and has since attracted worldwide attention. Jones Ballard Property Group director Shaun Yeo said the latest REIWA figures showed that there were around 15,600 homes for sale in Perth, a jump of more than 40 per cent over the last year. “It is now taking more than 70 days to sell the average home in Perth due to greater competition amongst property sellers,’’ he said. “While many sellers are finding it more challenging to find a buyer, the reality is that each week in Perth hundreds of properties are still being sold. “Sellers have to take a pragmatic approach when listing their home for sale and avoid common mistakes which may result in the property being listed for sale over a long period of time with the seller eventually having to accept a disappointing sale price because it had been over looked by the vast majority of property buyers.” Mr Yeo said sellers should avoid the following most common mistakes that could frustrate the sale of their property; Mistake 1: Believing the property is worth more than its true market value This leads to overpricing the property and the result that
