Revitalised Claremont makes its run Opening of second stage of Quarter giving the area traction, agent maintains CLAREMONT is fast becoming one of the western suburbs’ best performers, especially since the opening of the second stage of the Claremont Quarter last month, according to local real estate agent Peter Clements of William Porteous Properties International. “I think that the next quarterly figures for Claremont will surprise everyone,” he said. “Nedlands had a great run in 2010 with a huge amount of sales, and prices grew in comparison to Claremont; however, Nedlands is resting now and Claremont is making its run.”

He said there had been a noticeable change in buyers’ behaviour in Claremont, attributable to convenience. “With the Quarter in such close proximity to the heritage precinct (Mary Street to Brown Street between Stirling Highway and Gugeri Street), the Quarter means not having to jump in the car to go to the shops, bars and restaurants, as it’s just a stroll away. “The proof is that the square metre rate for land in the precinct is now higher than south of the highway or the river side.” Mr Clements said most people were

frustrated with traffic stoppages and a lack of parking during the Quarter’s construction, but that was now a “thing of the past”. “This is combined with the fact that Claremont has been a resting giant during the global financial crisis with prices coming off since the heady times,” he added. Mr Clements recently sold 21 Chester Road, Claremont for $6.3 million and 15 Vaucluse Avenue, Claremont for around $4 million, which he believes demonstrates great signs of recovery for the area. ■

BY getting their pulses racing, the team at OrangeTee Gossip Realty have raised valuable funds for the Heart Foundation. The real estate agency organised a fitness ‘boot camp’ for residents and workers in the inner city area over the past six weeks. According to OrangeTee principal and licensee Kara Tripp, the fitness program was designed by Laura Russell who works with the company as a sales administrator. “Laura holds a degree from the University of Western Australia in exercise and health science, and is taking time off from her career to work in the real estate sector,’’ she said. “Every Wednesday evening for the past six weeks, Laura

guided local residents and workers through a specially designed fitness program which was held in a number of inner city parks. “People who took part in the boot camp were asked to make a small financial contribution which Gossip Realty will donate to The Heart Foundation. “The boot camp proved very popular with the local community and we plan to organise a similar boot camp later this year which again will raise funds for The Heart Foundation.” Anyone who would like to register their interest for future boot camps organised by Gossip Realty can contact the company on 1800 123 125. ■

Rents need monitoring Landlords urged to use professional managers or risk missing out on thousands of dollars in potential income WITH rental vacancy rates now falling in Perth, landlords have been urged to review rents on a regular basis to make sure they are reflective of market prices. According to Jones Ballard Property Group, weekly rents had not been regularly reviewed by a private landlord for a property on Labouchere Road in South Perth, with the property being leased for $400 per week when Jones Ballard took over the management of the property. After a review by Jones Ballard, the property was re-leased for $470 per week, meaning the property will now generate over $3600 in additional rental income during the coming year. Jones Ballard operations manager Cassandra Mason said the company leased a record 40 properties during February and had already leased more than 20 this month.

“This high demand for rental properties has meant that our rental vacancy rate has fallen to 2.9 per cent and there is now an upward pressure on rents,’’ she said. “Jones Ballard regularly reviews the weekly rents of the properties we manage and current reviews are resulting in average weekly rents rising between $10 to $20.” Ms Mason said if landlords did not undertake regular rental reviews, they could be missing out on thousands of dollars each year. “Many private landlords such as the one on Labouchere Road, very often do not have the time or experience to review and re-set weekly rents, in contrast to landlords who use the services of property management companies,’’ she said. “With weekly rents now rising in Perth, this regular review is now paramount to boosting their annual cash flow.” ■

Diplomacy as an art form A new furniture store for the discerning. By CARMELLE WILKINSON WITH a collection you’re more likely to see in a museum than a furniture store, the newly opened Ambassador De Buenos Aires in Leederville offers something unique and special to its customers. After his trip to Buenos Aires in Argentina, owner Greg Baker told Residential he was captivated by the city, its people and the wealth of beautiful art deco furnishings. “Having spent four years establishing Baker & Shuhandler, renovating the new premises with the help of my family and moving us in, I was ready for a new challenge; something that would express my love of elegant, timeless, artisanmade furniture,’’ Mr Baker said. “The Art Deco and Mid Century styles express this to per-

fection. I guess I had learnt a lot from that first business and was ready to put all those lessons into practise in a mature, warm and sophisticated space.” Ambassador was officially opened last week and features a mix of vintage and new furnishings. “All the pieces were hand selected on my trips overseas to Buenos Aires and Shanghai. Many are unique pieces,’’ Mr Baker said. “We’ve carefully selected a blend of vintage and new that would work well in period homes or modern coastal style dwellings. “We’re not a runof-the-mill furniture store, and definitely not an antique shop. I think we have something new and exciting to offer to the Perth interiors scene.” Using recycled timbers where possible, or solid plantation timbers, and classic veneers such as rosewood and burled oak polished to a high gloss with sturdy polished stainless steel, the ranges are all about beauty and craftsmanship. “The Signature range is an exclusive range of Art Deco inspired pieces, custom made for us in our artisans’ workshops in Buenos Aires,’’ Mr Baker said. “Whereas our fully recycled Consul range, has a timeless, industrial aesthetic, with weatherwork timbers and chunky wrought iron fittings.” Mr Baker said he was also proud to display his selection of individually chosen, vintage originals from the treasure troves of Buenos Aires.
