Small thinking wins big award Castleprime tops the charts for innovative small lot design, reports JANE EVANS A BOUTIQUE Claremont building company was recently awarded the 2011 Master Builders-Bankwest Housing Excellence Award for Innovative Construction for Small Lots. Castleprime Construction co-owner Mark Hughes said it was the company’s first award since its formation over four years ago. “We’re enormously proud of the select team of trades we work closely with, and for our small team at Castleprime; it’s great for morale and gives a sense of
achievement in working towards our goal of exceeding our clients’ expectations,” he said. The property, at 4 Hope Street, Perth, was awarded in the category of Small Lot (smaller than 400sq m). Mr Hughes said the brief was to maximise the use of the small space by seamlessly integrating an old character home with a contemporary addition, achieving a high level of finish through the use of innovative materials, a unique design and minimal tolerances. “The project contained a number of

areas that posed certain challenges due to the confines of the working area, access and building materials,” he said. One such challenge was a galvanised steel pergola from the main addition to the separate rear storeroom. “The pergola was fabricated off-site to precise dimensions before being craned over the rear store and located at ground level to pad footings and on each building via hidden fixing brackets,” Mr Hughes said. “The grapevine, which had been transplanted at the outset of the job, was then reintroduced to its new home amidst the pergola.” Castleprime specialises in single and double-storey renovations, extensions and second-storey additions. ■
Auctions don’t guarantee quick sale but help pin down property value Not recommended for everyone, but everyone should consider this option when selling, says expert. By CARMELLE WILKINSON GOING, going – sold to the gentleman at the back! That’s how easy it is to sell a home through auction isn’t it? Wrong. With Perth property sellers divided on auctions, those who do choose to sell their home that way need to know that they are not a ‘quick sell method’ but simply a way of gauging interest and finding out the market value of their property. RWR Real Estate licensee Mark Robinson said there were many reasons why someone would choose to auction their property rather than put it straight on the market. “I wouldn’t recommend auctions to everyone, but everyone should consider it,’’ he said. “It’s best suited to sellers that want a definite sale, are moving or are tight on money and need to know they’ll be out of the home within three months. “An auction is a method of selling which removes price from the equation to ascertain the value recognised by any potential buyers. “For instance, how much you’re willing to spend on riverfront views could be less than the next seller. A property on auction is worth what someone is prepared to pay for it.” Mr Robinson told Residential the western suburbs were one area in Perth where auctions were used readily because its

buyers were more commercially savvy. “A home could sell prior to the auction, under the hammer on auction day and a few days later under buyers’ conditions,’’ he said. “And in WA it’s very common for a property to be passed in and negotiated soon after.” When asked if Perth property buyers were scared of an auction, Mr Robinson said it was more a case of them not being familiar with it. “Because most people have to borrow money before they can bid at auction, and the banks will not lend them the money if they fall outside their perimeters, not everyone is confident in buying a property under the hammer,’’ he said. “Not everyone can make a cash offer, and with finance taking about a month to get now, it’s becoming harder and hard-

er.” Mr Robinson said it didn’t matter if you lived in a coastal mansion, inner city apartment or modest suburban home – all property owners should consider auctions as a method of selling their home. He said the stigma that auctions were only used by Homeswest, death and divorce was unjustified and ridiculous. “Auctions if marketed correctly and carried out by an experienced agent can be quite rewarding,’’ he said. “If it works successfully in places like Melbourne and Sydney, why can’t it be used as extensively in Perth? “Sure, it’s not for everyone, but it’s definitely worth exploring.” Mr Robinson is auctioning this gorgeous six-bedroom riverfront home in Salter Point next month.
