Rewards and risks of off-plan deals Prices are locked in, but buyers may not quite get the final product they were expecting IN light of a high profile case, which involves a buyer suing a prominent developer for not delivering on their promise, property buyers should exercise caution when buying apartments off the plan. CEO of The Limnios Property Group, James Limnios, told Residential buying off the plan had its advantages and disadvantages. “Buying off the plan has proven popular in recent years as property buyers and investors have sought to head off rising construction costs by

locking in prices with a relatively small deposit,’’ he said. “But the risk for buyers is that they may not always end up with the product they were promised. “For example, there are a number of developments in the inner city area that are being promoted as luxury apartments with buyers purchasing products that have no skirting boards, inferior carpets and win-
dow treatments and budget fit-outs in the kitchen and bathroom areas.” Mr Limnios said the demand for luxury apartments in Perth had increased due to the growing number of empty nesters and baby boomers downsizing. “At the same time buying off the plan is also very popular with investors who, in some complexes, account for more than 50 per cent of off-the-plan sales,’’ he said. “As we approach the new financial year, buying off the plan tends to increase in Perth as investors, in particular, purchase this type of product for taxation purposes,” he said. It’s the ‘one per centers’ that could make all the difference IF you are thinking of buying property and holding it for at least five years, consider the one per cent rule. According to OrangeTee Gossip Realty principal and licensee, Kara Tripp the rule meant buying a property that would achieve at least an annual price growth rate of one per cent higher than the market average for the purchase price of your home. “For most people an additional one per cent gain each year does not seem a lot of money. However, if you
consider that the median house price is now around $480,000, this could mean more than $20,000 in additional value of the home at the end of five years if you select a higher growth property,’’ she said. “Gossip Realty has found that properties that will tend to outperform the overall market are located in areas of scarcity such as near the city centre (within a 15 kilometre radius of the CBD) near the river or near the ocean,’’ she said. ■

SIZE MATTERS Buying ‘off the plan’ is very different from buying an established property because you cannot physically see the exact property you are buying. The physical size is important because homes which are more spacious are quite often easier to resell. 2.TRY BEFORE YOU BUY If the developer has recently constructed a similar type of property, then ask for a viewing so you can see their work. In particular, check the size of the bedrooms because more people are looking for larger bedroom space. 3. WHAT WILL THE END PRODUCT LOOK LIKE? It is important to ensure that the product you are proposing to purchase is reflective of what is built. For example, when the development is completed, the colour scheme and finishings of the property may not match the images presented on brochures during the marketing program.
A good tip is to check with previous clients of the developer to find out if they were happy with the finished product.
4. VIEW VALUE Take the plans of the development and go ‘on site’ if possible to determine the potential views from your property. River views, for example, can add thousands of dollars to the value of the property. However, if the apartment is facing other buildings then the resale value of the property may be compromised. 5. DO YOUR RESEARCH When reviewing plans for the property, you should make yourself fully aware of the layout. Buyers should also check the selling price of similar homes in the area that have recently sold. You should also check the small print of the contract to ensure that you are protected against any price rises in construction costs.

By JANE EVANS I HAVE often driven past the Cygne apartment complex and admired its sleek structure, prompting me to wonder what the interiors looked like.
