reports on South West market trends THE State’s South West is renowned for its white sandy beaches, majestic forests, fabulous wines and gourmet delights. Therefore, it is no wonder the area is a hot target for those wanting to buy a slice of this real estate heaven. However, is the time ripe to purchase that holiday home ‘down south’? Speaking at the Urban Development of Australia’s South West Finance Forum in Dunsborough last month, the Commonwealth Bank’s national head of property finance Colin Robertshaw said the lower end of the SW market was “travelling well” but anything above $500,000 was “more or less stagnant”. “It’s a buyer’s market in the South West,” he said. CB Richard Ellis senior valuer Justin Anderson told Residential Busselton was the hottest town in the South West at the moment to buy property. “Busselton has been the best per-
former over the past quarter,’’ he said. “Value levels generally have been fairly stable with little or relatively no capital growth; however, we are seeing more transactions and enquiries. “The establishing Vasse Newtown estate in Vasse has been recognised as an area likely to outperform new establishing estates, including Provence and Via Vasse estate in the locality of Yalyalup. “Stock levels within Vasse Newtown appear to be coming down and agents have advised that vacant land supplies in current stages are rather low at present and likely to continue.” In addition, Mr Anderson said established properties on the northern side of Bussell Highway in Busselton and beachside of Caves Road within Dunsborough and Quindalup were likely to see more activity and value growth in the future. “There is some good buying in these sectors with properties becoming available for sale around the $400K mark,” he said.“The Dunsborough/Quindalup markets have been fairly soft over the past 12 months with little activity, although falling value levels and price reductions are making this sector more affordable
with only a finite supply available due to the geographical boundaries.” Overall, Mr Anderson was optimistic about the future of the South West, but acknowledged that the market had been fairly soft in most sectors with limited purchaser demand. “The greatest activity has been in the sub-$500K category, with properties priced above $1m showing little activity.” Debbie Bridges from Acton South agreed that Busselton was the place to buy your next holiday home, due to its current low prices. “Prices in the South West are starting to sneak up,’’ she said. Debra Goostrey, CEO of the UDIA WA, described the current quiet market as an excellent opportunity for investors and homebuyers. “We’re already starting to see some of the building blocks to market recovery. The rental market is starting to tighten which will normally lead to greater demand and rising rents,’’ she said. “This in turn encourages investors who will snap up the bargains that are around now.The message is get in soon, recovery is on the horizon.” ■
