Beware builders’ gimmicks as property slumps WITH many Perth home builders offering $10,000 shopping sprees, free ducted airconditioning and solar panels to homebuyers, the big question remains – is it for real or is it a gimmick? Tristan Kirkham, from New Home Building Brokers, said with the current state of the property market and Perth home builders in a slump, many were resorting to desperate measures to make a sale. “Well, nothing is for free, that’s for sure,” he said. “Careful consideration of the offers is important to make sure you are getting value for money, and not a sales pitch to get you to sign up.” Mr Kirkham said buyers should ask to see the builder’s price list for the past three or four months, as this was a clear way to see if the special had been incorporated into the base price of the home. He also said to avoid an end-of-month sign up. “Builders are renowned for using the end-of-month close tactic, via either a price rise or end-of-month special,’’ he said. “In this market, any quality builder will have no issue coming to an agreement on your time frame. “Do your due diligence on the specials provided, check the specification with the supplier and confirm what the builder has actually paid for it. “For example, if the builder states the value of the special item is $10,000, you will often find you can purchase it yourself for a lot less. “That said, some of the specials that I am currently seeing are fantastic and it is a great time to consider taking advantage of the true value on offer at this time in the building cycle.” It’s very easy to misread or misunderstand this type of marketing, so if in doubt call the team at New Home Building Brokers on www.nhbb.com.au or 1300 383 262 for further information. ■

Information evening dissects current trends Investors told to expect improvement in rental market this year. By CARMELLE WILKINSON CAPORN Young Estate Agents is taking client relationship building to a new level with its client information evenings. More than 200 clients of Caporn Young Estate Agents attended its latest event, which was held recently at the Freshwater Bay Yacht Club. The fifth client information evening held by the company since last year included guest speakers such as Victoria-based auctioneer Phil de Fegely and Gavin Hegney, executive chairman of the Hegney Property Group. Phil de Fegely, who has been an auctioneer since 1986 and twice a finalist at the Victorian Real Estate Auctioneers Championship, spoke about the benefits of auctions and why he believed auctions would

become more popular in WA. Gavin Hegney used the evening to present his views on the local property market and predicted that following an improvement in the rental market this year, the property market in WA was poised for capital growth next year. He said that the current property market in Perth was misaligned, with sentiment not matching the strong economic fundamentals of the economy. He also highlighted the fact that the high number of properties listed for sale was skewed by the fact that a large number of these were due to a growing number of ‘subject to sale’ homes. Richard Young, principal of Caporn Young Estate Agents, said that Caporn Young had now decid-
