Financing for apartments presents special problems But high rise living remains on the up and up. By CARMELLE WILKINSON THE median house price for Perth apartments has jumped by over $270,000 over the past 10 years. Last year more than 5000 units and apartments were sold in Perth, accounting for nearly one in five property sales. According to Mortgage Solutions Australia managing director Alan Hancock, apartment living had grown in popularity over the past decade and this was reflected in rising prices for these homes. From 2000 to 2010, the median price of an apartment/unit in Perth increased from $132,250 to $405,000. However, Mr Hancock cautioned that “anyone considering buying an apartment should take into account that it may be more challenging to get a loan depending on the size and location of the apartment compared to a traditional family home’’. He said that most lenders viewed

lending for apartments – especially those located in the inner city area – as a higher risk, and demanded a higher deposit for the loan. “Generally, inner city apartments are restricted by most lenders to 80 per cent Loan Value Ratio which means that the borrower has to have a 20 per cent deposit,’’ he said. “In contrast, subject to meeting lenders’ criteria, lenders can generally fund 95 per cent LVR for a suburban home and as much as 96 per cent LVR for first-home buyers. “People buying an apartment should also take into account that the size and location of the apartment is also very important when considering a home loan. “Apartments with living space under 50sq m are difficult to finance, and when finance is provided it is generally restricted to 60 per cent LVR.” In addition, Mr Hancock said areas

in which financial institutions believed there was an oversupply of inner city apartments could be more difficult to secure a home loan for. “Because the LVR is much lower for inner city apartments, people buying an inner city apartment may have to consider paying mortgage insurance,’’ he said. “Mortgage insurance is special insurance home borrowers have to pay because the lender may consider that the home loan could go into default. “Home borrowers should discuss their home loan options with a mortgage broker who is a member of the Mortgage Industry Association of Australia. “An MIAA member will have a wide range of home loan options from which a borrower can choose, whether they are buying an inner city apartment or a suburban home.” ■

Investors back in the high end Interest in prime locations slowly returning. By CARMELLE WILKINSON RISING rental returns and competitive property prices in prime riverside and inner city suburbs have sparked interest among investors. Over the past three months, Caporn Young Estate Agents have reported growing interest from property Steven Currie. investors wanting to purchase investment properties in prime Perth suburbs. Caporn Young director Steven Currie said property investors had been largely absent from the top end of the property market during the past three years and a general lack of confidence due to the global financial crisis deterred many investors from buying into the top end of the real estate market in Perth. “At the same time, rental returns were relatively low, which made it difficult for investors to service home loans,’’ he said. “However, over recent months our company has sold higher priced properties that are now achieving annual rental returns in excess of five per cent. “Investors realise that property values in these areas are now at the bottom of the property cycle and now is the time to buy a property in the area and lock in long-term capital growth.” Mr Currie said over recent months weekly rents had begun to rise strongly in many locations

around the river and inner city. “Steady property prices and rising rents have been the perfect combination for investors to reemerge into the real estate market, and Caporn Young expects this trend to accelerate during 2011,’’ he said. “In particular, property investors are targeting the top end of the real estate market because of the exceptional value it now offers. “Investors are becoming more active in the local real estate market because they understand that the market has bottomed and prices are likely to rise in the near future.” Mr Currie said as a result, the inquiry rate from investors interested in buying properties from Caporn Young had jumped by around 40 per cent over the past three months. “Recent changes to superannuation which limit contributions for older Australians are also encouraging more people to considering buying top-end properties as a form of wealth creation for their retirement,’’ he said. “Our company is finding that investors are particularly interested in older style properties which have a high level of land content. “Investors are attracted to these properties because through cosmetic improvements, rental returns for these properties can be significantly boosted. “In addition, we are also finding strong interest in new near-city executive apartments due to the high weekly rents they can achieve, especially if they are furnished.”■
