From Hard Rock to hot bricks Change to career in property just the ticket for Niki Peinke . By CARMELLE WILKINSON FROM psychology to public relations and then on to hospitality where she owned the Hard Rock Café in Subiaco – real estate was last on Niki Peinke’s list of career options, but now she couldn’t think of anything else she’d rather do. The director of The Property Exchange in Subiaco said it was just before the birth of her daughter Chelsea that she decided to do a real estate course to “fill in time” but what she soon discovered was a passion she didn’t know existed. “In 1988 I embarked on a full-time career in real estate and in 1997 I co-founded The Proper-

ty Exchange, which I now run as sole director,’’ she said.“I love real estate because it’s a constantly changing landscape of experience and the one career that

ing homes she enjoys zipping around Subiaco in her red 1963 E Type Roadster. “I have a love of old cars and owned a black Jeep Renegade for 28 years,’’ she said.

“However, I have been passionate about E Types since I was 12 and always said that one day I would own one. “OK it took a while, but two months ago this one crossed my path at the 50th Anniversary of E Types held in Supreme Court Gardens and it had my name on it – right year, right colour and of course convertible.” Niki also enjoys playing the guitar in her spare time and buying eclectic items at market stalls. “More competitive finance options are occurring at a time when many homes in the $1 million plus bracket in Perth can now be purchased for below replacement cost. “There is currently a large supply of homes for sale in the $1 million plus market with few buyers, meaning that sellers are prepared to discount prices to secure a purchaser.” Mr Peard said this trend was underlined by sales figures for the upmarket northern suburb of Mullaloo. “During the year ending the March 2011 quarter, the median price of a home in Mullaloo actually fell by 5.6 per cent, even though the annual average capital growth in this suburb has been over 11 per cent during the last quarter,’’ he said.

“This trend has also occurred in other parts of Perth. For example, in the western suburbs, the median price of a home in Peppermint Grove fell by nearly 19 per cent while in the southern suburbs, the median price of a home in Salter Point fell by nearly 13 per cent.” He said newer homes which had been constructed in the last five years offered the best buying opportunities in upmarket suburbs because they would be the most to benefit from any blow out in construction costs due to the resources boom. “Currently, consumer sentiment is low. However, this makes it an ideal time to purchase a home and in particular to upgrade,” he said. ■

Question: I already have two properties and am quite keen to expand my portfolio and buy another, but am fearful that the market may crash. I hear all sorts of different stories, some good, some bad, and just don’t know what to believe, or at this point what to do.What would you do if this was you? Answer: This is a big question and one that seems to be on everybody's lips right now, so I am going to give it a big answer. You say you don’t know what to believe now. Well, here is a tip – don’t believe anything. Not the good. Not the bad. It really doesn’t matter and doesn’t change a thing in my view. It is irrelevant. The property market has always had its up and downs – we were just a bit spoilt here in WA before 2006 by having a constantly increasing market – but look at the big picture, and I mean the big picture. Fact One: Everybody has to live somewhere. Fact Two: More and more people are coming into WA every year. Fact Three: We live in one of the most stable economies in the world. FACT Four: We have an abundance of natural resources that are still untapped. FACT Five: Property prices today are the lowest they have been for five years. So, the fact is, if you are thinking of buying, you are very lucky that the property market has not continued going up because otherwise you would be paying a whole lot more

than you are now for whatever you buy. Now, for those of you who are selling to buy something else, it is a great time to do it, especially if you are upgrading. Let’s say you own something that is worth $1,000,000, but you’re wanting to buy something worth $2,000,000 and the market has just dropped 10 per cent. Your place is now worth $900,000 and the one you are buying is now worth $1,800,000. You have just saved yourself $100,000. So go do it. If you are downsizing, the opposite holds true so I would probably delay that decision or buy the smaller one now and rent the other one out until the market rises – then you get the best of both worlds. However, the bottom line is to ignore the doom and gloom, buy properly and hold on. Don’t jump in and out of property as this is costly – in the long term it will do you proud and build your wealth. Remember, it’s the only investment you can buy and get a complete stranger to pay off for you. And, if you have any equity in your property it can be making you money every day so don’t let it sit there and do nothing or you will end up like 95 per cent of people – clawing yourself to a slim and limited retirement. A REAL estate agency by day, Altus Real Estate became an art gallery by night last week. The Swanbourne business hosted the opening night of its seventh art event, showcasing the paintings of Daglish artist Steve Clarke. Sales representative Melanie Fear (sister of Altus principle David Fear) said she saw one of Clarke’s paintings at a friend’s house who encouraged her to make contact with him. The local artist has exhibited at the Mt Lawley Annual Art Show for the last 10 years as well as many other local council shows. He has also participated in the Royal

Show Open Art Exhibition for the past 15 years. “It is an opportunity for an up-and-coming artist to display their talent in an informal space and gauge if what they are doing is going to be well received by the wider community,” Melanie said. “We provide the venue and allow the community to embrace the event.” Melanie organises the events but says it is very much a team effort. “Providing the venue space is a big thing and we do this freely,” she said. Clarke has 24 paintings on display throughout the office and all are for sale. The exhibition runs until July 8 and can be viewed at Altus during office hours. ■
