Suburbs’ homes of distinction

Million dollar sales still make mark

How tough geology – and a 1970s caravan – inspired these brilliant designs. By JANE EVANS SEVERAL striking new homes within the western suburbs garnered accolades recently at the 2011 WA Architecture awards. Held annually, the awards celebrate outstanding architecture, honouring excellence in the design of residential, commercial and public buildings in Western Australia. The Coombe in Mosman Park, designed by Richard Sklarz, and a Pennell Road residence in Claremont by Hartree + Associates architects were awarded in the residential architecture - houses category. The judges were impressed by the enormous constraints facing the 881 sq m wedge shaped site at the Coombe, with its steep slopes and tough geology.

They said the beautiful home – a precast concrete, stone, glass zinc and copper building – addressed the challenges, and in doing so created its own unique sense of place. David Hartree, of Hartree + Associates Architects, said the inspiration behind the design of the Pennell Road residence was a 1970s caravan which, according to an ageing neighbour, had been abandoned on the vacant lot for some years prior, as an enclosed continuous curvilinear structure. “Suspended over the transparent living spaces below, it generates interesting lighting effects throughout the day and night,” he said. “Walls of glass and sliding screens transform the internal

spaces to spill out visually and physically to adjacent outdoor spaces, combining outdoor living, garden and the sky with relaxation, tranquillity and poolside conversation.” 199 Hamersley Road in Subiaco, designed by Paul Wellington & Elizabeth Karol Architects, also received a commendation in this category. It also garnered an interior architecture award. Interior designer Christian

Lyon’s home, Lyon Residence in Peppermint Grove, was re-modelled by Walter Hunter & Penny Watson Architects, earning them a commendation under the alterations and additions category. All WA award winners will progress to the Australian Institute of Architects National Awards to be judged against the very best architectural works in the country. The National Awards will be announced on November 3. ■

Sellers may see better season during winter Cooler weather brings certain advantages. By CARMELLE WILKINSON THE cooler weather could provide a ray of hope for astute property sellers. According to Peard Real Estate Group CEO Peter Peard, winter provides a window of opportunity for those wanting to sell their home. “There tends to be less competition from other homeowners who generally wait until spring to sell their property,’’ he said. “This is particularly the case in coastal areas with Peard generally recording a jump of over

20 per cent in listings beginning from October in oceanside suburbs such as Mindarie, Iluka, Hillarys, Sorrento and further south in Rockingham and Mandurah. “Another advantage is that potential buyers who are active in the housing market during winter tend to be more committed and focused on purchasing a new home.” Before putting their home on the market in winter, sellers needed to make sure their home was attractive to potential buyers. “Make sure your gardens are well presented during the winter months because the street appeal of the property is generally a big selling point for a home,’’ he said. “It is a good investment to fertilise your lawns regularly to keep them green and strate-

gically placing plants in the garden which bloom during the winter months. “It is also proven that people react more favourably to property shown under bright light than dark, so sellers should maximise the light entering the home. “Such as having home opens around lunch time and opening all drapes and blinds and turning on lights.” Mr Peard said your home should be also be warm and inviting. “If you have heating, make sure that it is working during home opens,’’ he said. Mr Peard advised taking a flexible approach to home inspections, as attendance during weekend home-open times could sometimes be low due to bad weather. ■

DESPITE a sluggish real estate market, over 140 suburbs in Perth had million dollar property sales for the year ending March 2011. The latest figures from REIWA show 142 suburbs recorded individual property sales of at least $1million during this 12month period, including southern suburbs like Kardinya, Bull Creek, Palmyra, Beeliar, Jandakot and Munster. According to Graeme Baxter, chief executive office of ACTON Real Estate, the number of suburbs with million-dollar property sales had remained stable over the last two years with some 137 Perth suburbs recording million-dollar sales during the year ending the March 2010 quarter. “Overall, million-dollar property sales now account for nearly 9 per cent of all house sales in Perth which is a very positive result taking into account the impact of rising interest rates over the last year,’’ he said. “One of the most significant trends in the million-dollar Perth property market is the growing number of property sales in lifestyle markets which are not usually associated with the prime riverside suburbs.” Million-dollar sales were also recorded in Mindarie, Iluka, Duncraig, Hillarys, Marmion, Mullaloo and Sorrento in the north and Darlington, Gooseberry Hill, Kalamunda, Lesmurdie and Wattle Grove in the Hills. “In recognition of these growing number of million dollar property sales in regional areas of Perth, ACTON has strategically opened several new offices,” he said. ■

Little shop catches you out of the Blu Tucked away, it’s easy to miss but hard to forget, writes JANE EVANS BLINK and you will miss Blu Peter. Set back a little from Stirling Highway in North Fremantle, the new furniture and homewares concept store is easy to drive past, but hard to forget once you have found it. South African native Adri-Ann Brown set up shop in the charming renovated stone cottage just last month, with five rooms to house her diverse collection of furniture and homewares from Africa, the Philippines, Mexico, and Western Australia. “I had had my eye on it for a while,” she admits of the building, which with its high ceilings, large sash windows and timber floors is a perfect fit for the mix of textural, contemporary, earthy and organic pieces she stocks. Adri-Ann and husband Rob, a builder, moved to Perth from Johannesburg in 2005 with their daughter Camdyn. Before coming to Australia, Adri-Ann worked in the chemical industry and dabbled with design on the side, having grown up with an architect father and interior design mother. Several years ago,Adri-Ann and Rob bought a beach house, which they rent out in Gnarabup (just outside Margaret River) – also called Blu Peter – and filled it with eclectic furnishings reflective of the concept’s store style. “The key is mixing modern with a few old, earthy pieces,” she said. “An interior that’s too matching tires easily,” she said. As for the name, Blu Peter was derived from a beachside tavern in Cape Town where one afternoon early on in their relationship, Rob assertively told Adri-Ann “I’m going to marry you.” More then 15 years later, the name still has resonance for the couple.

Adri-Ann also operates her interiors consultancy business, Red Brown Design, out of the North Fremantle store. From African headdress wall hangings to sculptured coffee tables, Blu Peter’s range of decorator pieces is diverse. So diverse in fact, Adri-Anne says merchandising the store can be problematic. “Give me a house and I know exactly where I want things but in here, I um and ah for ages about where things look best,” she laughs. It is a vast shop to fill but despite her doubts, AdriAnn has created a stunning, effortless showroom in an Empire Homewares-meetsAfrica kind of way.
