On inspection the exquisite nature and blue chip aura of this location are instantly palpable. Set amongst ‘vast pastures’ metres from the beach track, with sun drenched north facing rear, a land holding of this nature would be extremely hard to replace. An unusually large land parcel for the much sought after Groyne and Café end of South City, (829sqm) and one of the very few sites down here (due to the street layout) with a north-rear orientation, this property is sure to be in high demand, and more importantly an excellent investment/ portfolio holding throughout time. Live a classic beach shack existence, in this cute but well loved salmon brick 2/3 bed cottage. See the beach track from your letterbox! Duck down for a morning swim with time to spare even when you are running late from our first appointment! Better still develop a fabulous modern beachside

Unique on the Perth coastline South City is bordered on all sides by Bold Park Bush lands, coastal reserve, football ovals and The Indian ocean. It is almost inconceivable that this quaint little pocket is situated on the closest stretch of beach to the Heart of Perth City! Don’t delay…book your inspection today! Stimulus call for new homes

Undoubtedly bedrooms do count

But on a positive note... WA home renovations figures at record levels. By SCOTT WOODSIDE THE winter edition of the Western Australia State Outlook – the Housing Industry of Australia’s quarterly report card on the WA residential sector – signals further deterioration for WA’s new home building market in 2011. “It is clear that WA’s new home building levels in 2011 will be even more disappointing than we thought, and unfortunately WA is now running second only to Queensland as the weakest new home building market in Australia,” HIA’s WA executive director John Dastlik said. “The new home building sector has been hit hard by interest rate increases, not to mention the persistent rhetoric suggesting the need for more hikes, the ongoing credit crunch and a range of ongoing supply side obstacles, the foremost being residential land supply. “Conversations with WA HIA members confirm what is being observed in the leading indicators for new home building, that is, the trajectory towards weaker building levels in WA is set to continue.” Mr Dastlik said there was a need for the State Government to consider stimulus measures to boost building levels, as well as address the issue of inadequate land supply. “We now expect the volume of housing starts in 2010-11 and 201112 to just scrape in above the GFC-induced downturn in starts in 200809,” he said. “The post-GFC housing stimulus has gone and we are now looking at housing starts volumes returning to that same dangerously low level only two years on.

Extra ones make big difference to sale price

WA builders are set for a continuing downturn in the new home market.

“In calendar year terms, after a healthy 24,550 starts in 2010, HIA forecasts that WA’s dwelling starts will fall by 24 per cent in 2011 to a level of 18,700 before an improvement of 8 per cent in 2012 to 20,160.” The outlook for renovations investment in WA is healthier than for housing starts. “Total investment in renovations in WA is expected to grow by 4 per cent in 2010-11, off the back of a 16 per cent increase in 2009-10,” Mr Dastlik said. “This would take the value of renovations investment in WA to $4.9 billion in annual terms – the largest result on record.” ■

How to make the most of today’s opportunities Tips for those who may be looking to make the most from their investments DESPITE a fluctuating market, Pindan project sales manager Nick Shinner has advice for investors on how to make the most of the current conditions. He believes the fundamentals of the Perth market remain strong. “Taking advantage of the current market will require some skill and nerve, but I have a few important tips for investors looking to capitalise on their existing properties safely and sensibly,” Mr Shinner said. 1. Formulate a strategy Many successful property investors have gotten

away without a strategy, but a solid plan can help boost returns and reduce stress, particularly in a softer market. Essentially, you need to work out what you want, or need, to achieve and then work out how to get there. 2. Sort your finances out Start with what you want to do, but realise you may have to revise your plans. Property investing generally requires some savings or usable equity in another property, the ability to service the loan(s) and – a big trap many forget about – meeting the cost of any shortfall in maintaining the property. 3. Decide where to buy Look for areas with growth drivers such as strong population and employment growth, solid infrastructure investment, good amenities,

lifestyle attractions and supply constraints. 4. Decide what to buy The key to minimising risk in the current market is to buy around or below the median price (for the city rather than a particular suburb as that can fluctuate wildly). For those with the time and inclination, superior profits can be derived by renovating and/or subdividing but it may be best for higher income or time-poor investors to buy new property with better depreciation benefits. 5. Decide when to buy If you’ve done your strategy and if finances allow, go for it now as there are some fantastic opportunities. If the future follows the past, buying something for $375,000 now should net you a gain of $375,000 in 10 years and $1,125,000 in 20 years. ■

ANYONE considering building a home should not overlook the importance of the bedrooms in the resale value of their property, Wilson & Hart Home Builders managing director Anthony Kinder says. “In the western suburbs for example, the median selling price difference between a three-bedroom home and a four-bedroom home can be up to $600,000 on average,” he said. “REIWA figures for the March 2011 quarter show that in the western suburbs, homes with five or more bedrooms accounted for 6.5 per cent of all property sales compared to just 2.9 per cent for the entire Perth metropolitan area. “The conventional wisdom is that because families are getting smaller, people are wanting smaller homes with fewer bedrooms. “However, in contrast, in the upper end of the property market ($800,000 plus), our company is finding that families still demand homes with at least four bedrooms.” Mr Kinder said the number and size of bedrooms in some areas could be particularly important to the local market. “Even issues such as the location of bedrooms is becoming important with a growing trend in some areas for a large bedroom with ensuite being located on the ground floor of a two-storey home in addition to bedrooms on the upper floor,” he said. “The message for anyone spending several hundred thousand dollars on a new home is to undertake their research carefully and work with their builder in designing a home which they will enjoy and also achieve a pleasing price if they decide to sell.” ■

Truly a cut above the rest Expansive harbour and river views a highlight. By JANE EVANS OPEN spaces, northern light and contemporary Australian design characterise this two-level home in the Cutting. The Web & Browne-Neaves designed residence was built in 2004, with clever consideration of its stunning, elevated vantage point. Expansive harbour and river views are enjoyed from both levels, painting a charming picture by day and offering a backdrop of twinkling lights by dusk. Oversized limestone pillars, illuminated at night and bordered by a fishpond and striking landscaping creates a dramatic entrance into the foyer. The home’s interior is very sophisticated and presents immaculately. Three bedrooms – one with its own ensuite – occupy the ground level, in addition to a large lounge and dedicated study area. Bifold doors open up to a lower

outdoor dining area and a stunning lap pool with an external staircase connecting the area to another outdoor area on the upper level. A wine cellar, laundry and access to the double garage are also downstairs. Upstairs, high ceilings, wide timber floorboards and greatviews make this the perfect living and entertaining zone. The big kitchen features stone benchtops, modern appliances, including a 900m oven, and sixburner gas hotplates, an integrated dishwasher, plenty of cupboard and pantry space and a versatile swivel-shelved pantry. It overlooks the lounge and dining which flow onto a sizeable outdoor terrace suitable for entertaining in all seasons. The master bedroom has access to the terrace, which has stunning views that can never be built out. A library or third living area is at the other end of the second level and has double doors to separate it from the rest of the residence. A remarkable combination of style and location, this home commands much attention. ■

Charming colonial jewel ultimate in convenience Traditional styling takes this North Fremantle gem into elegant territory. By JANE EVANS IN the riverside enclave of Northbank, this elegant, colonial style home offers a more generous floor plan then most others in the precinct. Spanning two levels, it has four bedrooms and three bathrooms.

The lounge room is huge and enjoys views down the street. Enjoy an easy stroll along the riverbank or head over to the Red Herring or Left Bank for dinner, the ultimate in convenience is on hand here. Behind the manicured hedge, a pretty garden flanks the entrance. Soaring ceilings and ornate arches characterise the sunlit interior, which has blackbutt timber flooring. The kitchen and dining areas are spacious with granite bench tops and stainless steel appliances.

A bedroom or study is adjacent to the dining area and is suited to an elderly occupant or guest who does not want to travel up flights of stairs. All bedrooms upstairs have their own ensuite bathroom. Traditional french doors open out to a lovely verandah on this level, with beautiful views over Northbank. Enjoy a morning cup of tea over the paper here, or a glass of wine in the evening. A north-facing courtyard provides the perfect place to entertain guests

“With David’s strategies and negotiation skills your home is worth more with him looking after you.”

in warmer months. There is also a double garage. On a generous green titled block of 359sq m at the end of a cul- de-sac and just 50 metres from the lapping shoreline, there is hardly a better location in North Fremantle. Take advantage of the new hub of bars, shops and restaurants on Queen Victoria Street, all within short walking distance. Quality modern living on a large riverside site like this does not often become available. ■

Enjoy refined urban living Home’s 1920s ambience will captivate you. By JANE EVANS I LOVE Rupert Street, with its pretty character facades and leafy trees. Number 107 is a typical Rupert Street home, with period detailing to the red brick facade, and a renovated, contemporary interior. A lovely ambience surrounds this circa 1920s home, . A wide timber veranda at the front overlooks lush lawn. Inside, stunning period features including ornate high ceilings and polished jarrah floorboards add oldworld charm. The master bedroom is at the front and has beautiful big windows looking on to the street. Across the hallway, an elegant formal lounge with an original fireplace is warm and inviting, ideal for snuggling up with a good book in winter. A stylish kitchen overlooks the main family room and is designed for convenience with

entertaining in mind. Stone benchtops, designer stainless steel appliances, a dishwasher and concealed pantry are some of its features. A brick-paved courtyard with a shady tree runs off the living area and is a delightful area to entertain guests. Other fantastic features include plantation shutters, ducted evaporate air conditioning throughout, reverse-cycle split-level in the family room, a security system, reticulated gardens and a remote control double garage, with access via a ROW. Wonderfully located, the property is close to the excitement of Rokeby Road’s boutiques, cafes, restaurants, theatres and there are parks practically around every nearby corner. This is the perfect residence for lovers of refined urban living. ■

Magnificence at river’s edge With panoramic views that can never be interrupted. By JANE EVANS COMBINING striking architecture and the water, this is a fabulous buy. Just steps from the Swan River, with a view from almost every room, it is the perfect spot to entertain, relax and grow old. The beach frontage offers a 180degree panorama that can never be interrupted. But the real beauty lies within the home. The architect is not known but the house appears to have been built circa 1980s.

It was designed over split levels with curved lines. Full-height windows allow sunlight to flood the interior. Separate formal and informal living areas provide the perfect setting for any occasion, with a casual dining area opening up to the pool and a sunken lounge at the front perfect for a quiet wine next to the gas fireplace. The kitchen has granite bench tops, including a breakfast bar that looks directly out to the water, amid greenery outside.

Among the four bedrooms are two that could be used as the main one. One is tucked away via a private staircase. It has a huge ensuite and its own sun terrace, overlooking a gorgeous swimming pool and lawn area, with the river as a backdrop. The other bedrooms are on the upper level, and two have access to their own generous balcony. All three share a central activity area on this level. The garage is at the side of the home and has additional storage.

Some 20 years on from when it was built, the home would benefit from refurbishment to the bathrooms and kitchen, as well a few other minor cosmetic changes. It has magnificent architectural bones and is in a location most could only dream about. This home would excite creative renovators looking for something out of the ordinary. It would also appeal to those wanting to use the 750sqm block to its full potential. Oh, what I would do if it were mine. â–
