Variety WA home open for inspection Proceeds from the sale will go to support good causes, reports SCOTT WOODSIDE THE 2011 Capricorn Yanchep Variety WA Charity Home built by Gemmill Homes is now open for inspection. A joint partnership with Gemmill Homes and Capricorn Yanchep and supported by the team at Century 21, the home will be open for inspection every Monday and Wednesday from 2pm to 5pm and Saturday and Sunday from 1pm to 4pm until the auction at 11am on Sunday, July 31. ‘Pearl’ of an 1800s modernised mansion Rare and beautiful property overlooks both the river and port, writes JANE EVANS PERHAPS one of the oldest remaining houses in Fremantle, this Federation Queen Anne brick-andtile residence is a treasure of the port city. Providing a proxy JOHN Angus – author of Understanding Strata Titles - an A to Z on everything strata – is offering valuable advice on the complex procedures of strata title management. “Before every general meeting, co-owners of a lot – whether they both attend the meeting or not – are obliged to complete a proxy form granting the proxy to either or any one of them (or a third party) in order to vote at that meeting,” he said. “The standard schedule 1 by-laws – which apply to almost all strata companies – stipulate this very clearly. “The by-laws go on to say that, the instrument of proxy must be in writing.” A proxy should be presented before the meeting commences. Mr Angus said experience suggests that many owners are unaware of this requirement. “Make a note next time you arrange a meeting and be sure you send out a blank proxy form with the date and type of meeting for co-owners to sign,” he said. “If you are unsure where to obtain a suitable form of proxy, contact a strata manager or the Strata Titles Institute of WA.” ■
