Passion for industry still burns strong Rewarding choice 20 years on. By SCOTT WOODSIDE WHEN Daniela Ligovich took a job with a newly established Perth real estate company in 1991, she never expected to still be working there 20 years later. Mrs Ligovich said when she accepted a receptionist job with Realmark, it was then a team of two – founders John Percudani and wife Anita. “When I first took that job, I didn’t think it would turn into a long career in the property industry,” she said. “It just so happened that while working as a receptionist, I started to learn more about property and became quite interested in it all. “After a while, I decided to do my certificate in property management and then found myself in the role of residential property manager.” Since then, Mrs Ligovich has stayed in the same role for two decades and, at a

time where one in six people is leaving the industry due to a struggling market, she continues to enjoy her job. “It can be a tough gig some days – it’s not always easy and you’re not always going to please everyone, but most people appreciate what we do for them,” she said. “I have seen people come and go, but one thing which has always remained is the positive Realmark working environment and culture, regardless of the market.” Mrs Ligovich has helped countless clients, many with significant investment portfolios with her and Realmark. “There are some clients who have been with us from when I first started and there have also been some tenants who have come back to us when they have decided to buy their first home or investment,” she said. “It’s really great to be able to help them make that transition in the next phase of their life.” ■

invest in Melbourne property, and in particular, South Yarra, where 30 per cent of Yates’ Claremont building has been snapped up by buyers from Perth postcodes. “This new wave of interest has occurred because of the slow-moving Perth apartment market – only 200 apartments have received permits to be built in Perth over the next 12 months.” Mr Yates said Michael Yates & Co developments had always attracted strong interest from the Perth market. “We have sold 70 per cent of the previous residential project, Yarra Street, to Perth investors and owner/occupiers, making the total investment in Michael

Yates & Co developments by Perth purchasers in excess of 30 per cent per development in the last two years,” he said. “I’ve been involved in the South Yarra area for most of my life and I believe it will continue to be a sought-after location for many years to come. “These areas offer an array of amenities that provide a cosmopolitan lifestyle for people who place importance on proximity to the city, nearby parkland and access to high-end fashion retailers and renowned restaurateurs.” Michael Yates & Co is in the planning stage for a new highrise apartment building, which will be released for sale in the next two to three months.

COMPARED to other states, home auctions are less common in WA, with only 2 per cent of properties sold using this method, REIWA president Alan Bourke says. “By contrast, around 23 per cent of properties are auctioned in Sydney, 30 per cent in Melbourne, 11 per cent in Brisbane, 27 per cent in Adelaide, 16 per cent in Darwin and 10 per cent in Canberra,” he said. “The main reason behind the lesser auction culture in WA seems to be the success of the ‘Offer and Acceptance’ form developed by REIWA. “This reliable document used for a sale by private treaty would be very familiar to most home buyers, and its simplicity is the main reason why private treaty dominates sales methods in our State.” However, Mr Bourke said the strong market during the boom saw renewed interest in auctions. “Of course, the WA market is no longer booming and median prices have been falling this year, but an auction with its short but high-profile marketing campaign can be very effective at bringing out the more serious buyers on the day. “At a time when so many properties are listed online for sale and hesitant buyers are spoiled with choice, an auction might be just the thing you need to give your property the edge it needs to attract attention.” ■

Perfect coastal ‘retreat’ just minutes from the city Design achieves relaxed yet sophisticated feel, writes JANE EVANS ARCHITECT Paul Odden has designed the perfect coastal retreat, in the suburbs. The owners of this City Beach home wanted to emulate the feel of a typical South-West luxury holiday home. And they succeeded.
