Keep your investment in shape Why it pays to appoint a licensed property manager for rentals. By SCOTT WOODSIDE PROPERTY investors can spend a lot of time researching for a suitable purchase, but this is only half the skill of successful real estate investment, REIWA president Alan Bourke says. “The strong market in 20042007 attracted many first-time investors who enjoyed high growth in values,” he said. “But novice investors should not take the investment for granted by neglecting regular mainte-

nance in order to save money in the short term. “Naturally, there is a tendency to minimise ongoing expenditure and maximise returns, but experienced investors know that spend-

ing money to keep a property in good condition results in better performance from the investment, including more careful tenants, above-average rents and fewer vacancies.” Mr Bourke said a well-maintained property was likely to attract a better resale price. “Unless you have plenty of spare time and are familiar with the legal processes involved in renting property, it pays to ensure your investment is looked after properly by appointing a licensed property manager,” he said. “Professionally managed properties are more likely to require less long-term maintenance than those handled privately, simply

because property managers conduct regular inspections and advise owners of any upkeep.” Mr Bourke said having appointed a property manager, investors should do a thorough inspection of the property to determine any repair work. “If a rental property is in top condition when leased, it is much more likely that a tenant will keep it that way,” Mr Bourke said. “It is important that owners set a high standard for the condition of their property at the start of the lease in order to maintain that standard from the tenants – this is particularly relevant for investors who may have purchased older, possibly run-down properties.” ■

Straightforward advice on strata-title complexities JOHN ANGUS, author of Understanding Strata Titles – an A to Z on everything strata, offers this advice to owners on the complex procedures of strata title management: THE standard by-laws of a strata company provide that – with perhaps the exception of very small strata schemes where all owners can be represented as the council of owners – it should elect a new council (committee) at every annual general meeting. Even if there is likely to be no changes to the owners who are to be elected, the process should be undertaken and the result recorded in the minutes of that meeting. Schedule 1 by-law 5 provides a step-bystep process for the determination of the size of the council and the method of handling nominations for that role. There is also clear guidance for introducing a ballot when there are more nominations than positions available. Take your election seriously. Elect officebearers. The council of the strata company has a vital

role in the well-being of any strata company. Councils could meet only as needed, as there is no firm number of meetings required under the Strata Titles Act 1985. Keep minutes of all council meetings.

Become familiar with the other by-laws associated with the operation of councils. Remember, there is no such thing as an “unofficial”’ meeting when decisions affecting the strata company are to be made. ■

Opportunities amid gloom Right time for great bargains for canny property investors HOMEBUYERS should not be spooked by gloomy economic forecasts, The Investors Club president Kevin Young says. “Right now there are great bargains to be had for the canny property investor,” he said. “A slowing of the economy and a decrease in demand for housing has created a once-ina-lifetime opportunity for buying solid investments in areas with strong growth drivers. “There are fewer buyers in the marketplace and more properties available for sale – this means that properties are taking longer to sell and vendors are dropping their prices in an attempt to move them on.” The Investors Club has researched properties in areas with strong economic fundamentals since 1994. “Key to buying an investment property in any market is locating the areas in each city that have growth drivers.” Mr Young said. “Some suburbs will do well even if overall city property growth figures are not favourable. “Buy in areas with strong rental demand; focus on areas with forecast growth in population, employment, industry and infrastructure.” Mr Young said it was better to buy now when prices were reasonable than wait for the boom and be priced out of the market. “As long as you are guided by a few important tips, you will yield good returns in the long term,” he said. ■
