Investors beware of more mine closures Valuations manager warns of negative impact on property. By CARMELLE SANDER THE closure of the BHP Billiton mine in Ravensthorpe should send a warning to property investors deciding to invest in regional WA during 2009. According to Travis Coleman, valuations manager at Propell National Valuers, the closure of the mine would have a major negative impact on property values in Hopetoun and Ravensthorpe. “Last financial year, the median price of a home in Ravensthorpe jumped by a massive 51.2 per cent and over the past five years the average median price growth rate has been 26.6 per cent,” he said. “There also has been a huge growth in property values in Hopetoun over this period, with the growth in the median house price over the last five years averaging 28.6 per cent. “Many investors were drawn to this area by low property prices and the expectation of high rental returns based on the large investment BHP Billiton was making in its Ravensthorpe mine. “These property investors now face significant financial losses due to the heavy reliance on the local economy of the BHP Billiton mine.” Mr Coleman said over the past five years, Propell had recorded rising property values
in many regional towns in WA as investors took advantage of the boom in resources. He said many of those investors achieved strong levels of capital growth as new mines were opened throughout the State. “However, anyone who is considering investing in regional WA during 2009 should take into account those towns that are solely reliant on a single mine or a single industry are now high risk areas to invest in property,’’ he said. “For example, the resources sector will be under pressure during the coming year and it is expected further mine closures will be likely.”■
