By CARMELLE SANDER A NEW property website for Australia’s most lavish homes has just been launched. Whether you are looking for a coastal mansion, a luxury rural home or a chic inner-city apartment, you can find it all on MillionPlus.com.au. The only criteria to have your property listed here is that it must be on the market for more than $1 million. Set up by Melbourne property developer and entrepreneur Morry Schwartz, the website aims to change the way upper-end property is marketed by offering the service free of charge for the vendors and their agents.
In Schwartz’s words “free is the paradigm of the future”. “Because there is no listing fee whatsoever for MillionPlus.com.au, the option to pay more for preferential listings within the search engine simply does not exist either,’’ he said. “And that is the real benefit to anyone who is shopping for a property in the million-dollar-plus bracket.’’ Joining forces with Schwartz on his newest venture is property marketing guru Vicki Williams. The former sales and marketing director for Mirvac in Victoria has been working with Mr Schwartz’s company Pan Urban for the last
two years. “We’ve invested heavily to really get to know our target market, to identify what’s missing in this niche, what frustrates them and what they would like to see,’’ she said. “The site is fast, intuitive, easy to use and very elegant. It is essentially an exclusive on-line magazine akin to the likes of Vogue
– classy and exactly what the audience wants.” Already more than 100 exclusive properties are waiting to go live on MillionPlus.com.au and Ms Williams believes the current economic forecast augurs well for the initiative. “There is no better time to launch this concept,’’ she said.
Decision not to cut rates a sign of confidence Market now needs reassurance of stability, not cheaper loans, says REIWA president THE Real Estate Institute of Western Australia has described this month’s decision by the Reserve Bank not to lower interest rates further as a welcome sign of confidence. REIWA President Rob Druitt said the sluggish housing market in WA was unlikely to be boosted by any further interest rates cuts. Mr Druitt said most potential buyers in WA were looking for reassurance in the State’s economic health, not cheaper loans. “While the series of rate cuts over the last year have been a tremendous boost for first-home buyers, that finite section of the market is now pretty much exhausted,’’ he said. “Where we need to see the property market improving is with upgrade buyers,
those people thinking of second homes generally valued over $500,000. “These buyers are looking for economic stability to give them the confidence to step back into the market. Hopefully, today’s RBA announcement will help build that confidence.’’ According to Australian property analyst company RP Data, lower interest rates means it could be cheaper to buy in some Perth suburbs than rent. In East Perth, it cost $1192 on average for monthly mortgage repayments compared to $1200 in rent for a $240,000 unit. RP Data national research director Tim Lawless said East Perth was popular because it had an inner-city and waterfront location. “This result shows increasing demand
for inner-city units, with rental rates increasing and is a phenomenon that is not unexpected.’’ Mark Hay Realty Group sales representative Michelle Bertram said the majority of sales in East Perth ranged from $300,000 to $500,000 and more people were opting to buy because it was more cost-effective. Mr Druitt said the stabilisation of interest rates indicated that the RBA was unlikely to drop rates further in the short term, and urged potential buyers to get motivated and act now. “If some buyers have been waiting in the hope that rates may come down a little lower, the Reserve Bank’s announcement may put an end to that cautiousness and release those buyers who have been holding back,” he said. ■

Grant boost kicks in THE first official signs of the impact of the Federal Government’s boost to the First Home Owners Grant on new housing are beginning to materialise. Last month’s Office of State Revenue figures showed that 184 of the 459 grants paid to newhome buyers were a result of the scheme. The remaining 275 grants paid to new-home buyers were at the previous $7000 level. Housing Industry Association of WA executive director John Dastlik said what should be understood was that even a figure of 275 was still a very healthy rate of activity and emanated from the interest rates cuts in August/September of 2008. “Grants to purchasers of new homes now represent 26.7 per cent of all first-home owner grants,’’ he said. He said grants for the First Home Owners Scheme can be expected to grow over coming months. ■
