Sasha deBretton-Gordon, of Millions in Makeovers, has combined her background in property investment and a passion for interior design to specialise in 14-day home renovations. After 15 years as a property developer, Sasha decided to take the plunge and use her natural flair for design to revamp highend homes to give them a little more of the “wow factor”. Launched this week, Millions In Makeovers specialises in renovation consultations, do-it-yourself renovation kits and full, fast makeovers. “Don’t make the costly mistake of trying
to renovate yourself without knowledge on colours or what products to select to create the right look,’’ Ms deBrettonGordon advises. She said with so many homes now on the market, her service can add value to a home and make it stand out from the rest. The 14-day cosmetic renovations can include new paint, floors, bathrooms, kitchens, wall coverings and curtains. They can also feature stunning finishes, such as mirrors, cushions, rugs, lighting and prints, which add to the ambience of a property. “My style is a contemporary mix of art deco and retro and I like to add a touch of French provincial,’’ Ms deBretton-Gordon said. “At the moment it’s all about high-gloss black, silver and striking wall paper, which is making a huge comeback.’’ She employs only qualified tradesmen in her renovation projects and oversees the entire process from start to finish.

Ms deBretton-Gordon said she started buying and selling homes when she was just 21 and has built up a large property portfolio. “While a client’s home is being renovated, they are able to stay in one of my fully furnished luxury homes, which avoids the inconvenience of staying with family or friends,’’ she said. Ms deBretton-Gordon has been featured regularly in Investment Property magazine. With a TV series in the works and renovation seminars earmarked for later this year, she certainly has her hands full, but said she is enjoying every minute of it. “The whole vision of the business is to assist the marketplace by increasing profit and selling homes faster,” she said. Cape Bouvard changes tack for residential development RALPH Sarich's Cape Bouvard Investments has signalled a shift to residential development, with $1 billion worth of projects under way. Cape Bouvard would focus on developing residential property for its target market, said Mr Sarich, who is Cape Bouvard’s chairman. “Our development commitments are aimed at a range of residential markets. However, we believe the empty-nester demographic will prove to be the strongest market sector over the coming years, particularly for top-end developments,” he said. In 1992, the Perth-based inventor sold out of his listed Orbital Engine Company for more than $200 million and went on to accumulate a commercial property portfolio worth more than $1billion, according to reports in 2007. developments, one on the beach at Scarborough and the other in Mandurah, with combined end value of almost $270 million, according to the company. It also has a $150 million phased land subdivision north of Mandurah. The company has a $50 million stake in a range of syndicated residential community developments in outer suburban areas across the country managed by Macquarie Bank, and more than 1200 hectares of unimproved coastal property in southwest WA. In early 2007, Cape Bouvard sold a portfolio of four office buildings to US giant GE Real Estate for more than $450 million. That deal included the two Perth properties, the 30-level Allendale Square and the Allendale 2 building, 99 Walker Street in North Sydney and 90 Collins Street in Melbourne. Cape Bouvard has one remaining commerical holding, a $200 million office building, Alluvion under development in Mounts Bay Road, Perth, with joint venture partner Charter Hall. ■

Property expert suggests using grant as kick-start For those looking to build an investment property portfolio, it’s a good time to move. By CARMELLE SANDER AMBITIOUS young people who want to build an investment property portfolio should move now and use the first-homeowner grant as a kick-start. According to leading property investment expert Paul Bennion, from DEPPRO Asia Pacific, there was still some confusion in the community about who qualified for the grant – and what they could buy. Mr Bennion said the firsthomeowner grant was only available to owner-occupiers, that is, those who buy a home and live in it straight away. “However, it is still perfectly legal for would-be investors to grab the grant, live in the home for a short qualifying period (only six months in most states), and then rent it out. “It’s a win-win investment strategy if you haven’t owned your own home before. “You get a $14,000 kick-start
from the Federal Government (or $21,000 if you are building a new home), you get to live in your own place rent-free for at least six months and then you can rent it out and have someone else help pay off the loan.” Mr Bennion said it was important for young people who already had an investment property to realise that they, too, could be eligible for the firsthomeowner grant if they’d always rented their own accommodation – and never actually lived in it. Mr Bennion said Australia’s property market owed a lot to young people who were buying their first home. “It’s this group that is really keeping things moving,” he said. “Latest figures show almost 5500 households took advantage of the increased grant in the first month it was introduced and that’s a trend that needs to continue for the health of the economy.”
Sales closer to home Real estate sales in the Dunsborough area are being driven by locals, not Perth buyers. LOCALS are clear winners, with new figures suggesting the majority of buyers in the South-West are from the South-West. Stocker Preston Dunsborough property consultant Andrew Wynne undertook the long task of compiling the statistics, prompted by a vested interest in where his buyers were coming from. Formally driven by owners in the western suburbs, Mr Wynne said it was reassuring to know many south-west owners were staying in the market and buying locally. According to the statistics, in the 20062007 financial year, 38.37 per cent of buyers came from Dunsborough and surrounding districts, while in 2008-2009 this figure rose to 49.47 per cent. “Our figures indicate that now

one in two buyers is a local,’’ he said. “An increase in local participation indicates that locals see value in the market at today’s levels.’’
Mr Wynne said the rise in local buyers had also seen a fall in Perth and western suburbs buyers. In the 2006-2007 financial year, 48.71 per cent of buyers originated from Perth and the western suburbs, while in the 2008-2009 financial year this figure dropped to 29.2 per cent. He said the most secure market to invest in is one that is actively supported by local buyers.

Big spaces bathed in natural light

Enough to make some green with envy How to install a PV grid-connected solar system to your rooftop, on a budget. By STEPHEN MILES
IT’S not easy being green. I’ve always wanted to be environmentally friendly around the home but, until now, have put it in the “too hard” basket. The $15,000-plus capital cost of conversion to cleaner energy sources just couldn’t be justified when balanced against the financial demands of raising two teenage children. However, times change. The Federal Government has declared climate change to be “one of the greatest economic, social, and environmental challenges of our time” and has committed, with the states, to make 20 per cent of Australia’s electricity supply come from renewable energy sources by 2020. The policy shift has resulted in a series of powerful financial incentives for homeowners to install residential rooftop solar panels to generate their own power supply. The incentives, together with State Government plans for large rises in the price of electricity over the next year, have narrowed the gap between the cost of installing solar and making it cost effective. The Barnett Government lifted
the A1 tariff for residential electricity by 10 per cent on April 1 and will hike it by another 15 per cent from July 1. I’m an above-average user of electricity. I use, on average, 23 units worth $4.05 each day. Add on the service charge of 32.33 cents and it comes out at about $4.37 a day, or a cool $1600 a year into Synergy’s coffers.

It could install a 1.125 kilowatt grid-connect system for little more than $14,000 – well within my budget. The system would give me five SunPower 225 watt solar panels on my roof, plus a Fronius IG30 inverter that is big enough to

Rudd’s economic stimulus packages – part I and II – I could add another $3800 of government-generated cash to spend on solar. I shopped around on the internet, wading through a host of solar system providers, before I came across Avant Solar, a small

It feeds power back into the grid when I am not using it and should cut my power costs by one-third, or $550 a year – or at least cover the cost of the coming electricity price hikes. And it is likely to become even more cost-effective. The State Government has plans to introduce a 60-cent a kilowatt-
hour buyback rate for PV systems feeding back into the grid, conditional on the consumer converting to Green Power. Full details are yet to be released but it looks like I will be paying somewhere about 22 cents per kilowatt hour for Green Power while Synergy pays me 2.7 times that rate for the power that my system feeds back into the grid. So, my power will be worth about $3 a day – well on the way to offsetting my higher electricity costs of $5.06 per day. A $700 electricity bill each year sounds a lot better than $1600. The best part is the system didn’t cost me an arm or a leg. K. Rudd paid for $12,800 ($8000 + $3800 + $1000) of the system cost of $14,500. Thanks Kevin.
