Recession hits coastal homes hardest There’s often a chasm between asking and ultimate sale price, according to data, but agents believe recovery is inevitable DURING the 12 months to February 2009, our coast was hit hard, and this was not by torrential rains or gale force winds. Many pristine coastal regions in WA experienced their largest levels of vendor discounting, highlighting the weaknesses in these markets over the last year. Of the worst affected were Mount Claremont, Shenton Park, South Perth, Saint James and Mandurah. According to RP Data research analyst Cameron Kusher, the

average level of discounting is a measure, which compares the initial advertised price of a property against its ultimate sale price. He said high levels of discounting
suggests that listing prices may be out of line with what the market is willing to pay for properties in the area. “Across the housing market several individual suburbs
recorded exceptionally high levels of discounting during the 12 months to February 09,’’ Mr Kusher said. “Waterside suburbs dominate the list and the suburbs of Perth also feature in the top 10.” Peard West Coast director Daryl Cook said just like the weather, the market can change from day to day. “One day the outlook can be gloomy but the following day, based on a new piece of historical sales data or economic policy, the
turnaround could be 180 degrees,’’ he said. “The number one rule of real estate will never change and that is location, and in my experience home buyers and investors will always gravitate towards quality locations that include views and water or access to ocean and waterways. “Given that nearly 85 per cent of our population live on or near the coast, the ‘dip; in coastal pricing is exactly that, just a dip.’’ ■

Plenty of stock for sale, lots of keen sellers and many potential buyers waiting in the wings for the right house at the right price. This is great news for buyers because it means they have many more homes to look at, more time and better opportunities to negotiate within a price range. For the sellers however, this might mean they may need to adopt a new approach to selling, in consultation with their agent, to ensure that the asking price is realistically in keeping with current market expectations. eye catching, but the more unconventional designs will appeal to fewer people and take longer to sell,’’ he said “The old real estate adage that, “there is a buyer for every property,” remains true, however, the owner of a slow selling property may have to weigh up whether to wait for that elusive buyer or lower the price to attract a greater range of buyers.” Mr Druitt said it is often better to auction a property that has unique design features, as it might best determine the market price. “Choosing an effective marketing program is more important when selling an unusual property,’’ he said. “This might include special adverts focusing on the property’s unique features, such as development potential, proximity to shops and schools or eco-features.
“Homebuyers should also keep an open mind towards properties for sale that may not initially appeal to them from the street. There are many examples where buyers reluctantly inspect a property only to discover that with a few cosmetic changes it suits them perfectly well.” Sometimes the external features of a property might be the only factor Rob Druitt preventing a sale, and simple renovation or landscaping can drastically change its appeal.
