Great value in house-and-land packages First-home buyers advised to build from scratch for better returns and lower maintenance costs FIGURES released by REIWA and the Department of Treasury and Finance show there were more first-home buyers who purchased established homes than those who bought new house-and-land packages. From February-May 2009, first-home buyer sales increased steadily each month. However, of the total grants paid, about 72 per cent were for established homes. Australian Property Alliance sales and marketing director Ronnis Elhaj suggests first-home buyers consider the house and land market when making their first purchase. “There has been a lot of interest in established property among first-home buyers, but buying house-and-land packages can often represent better value,’’ he said. “The competition is not so fierce and most house-and-land developers will offer great incentives to first-home buyers. “Typically, there are no incentives at all on established homes.’’ Until September 30, 2009, Mr Elhaj said first-home buyers could receive $21,000

According to Propell National Valuers valuations manager Travis Coleman, anyone who is considering buying an investment property for the first time should target properties in well-located areas that have the potential for both short and long-term capital growth. By selecting areas that have the potential for higher rates of capital growth, astute property investors have the opportunity to build up a level of equity, which they can in turn use to purchase additional properties. Mr Coleman said there were suburbs that were currently undervalued or would benefit

The street, named after Australian statesman William Nicholson, has a central location delineating the border of Shenton Park and Subiaco. The shop sells everything French provincial, frilly and floral, which Kerri said fits in perfectly with the energy of the street and its village-like atmosphere. “I love Subiaco and the fact that Nicholson Road is a little bit tucked away from the busier areas of the suburb,” Kerri said. “It’s a friendly place where people stroll along the street with their children and pets while doing a bit of window shopping, picking up a beautiful gift or a great piece of furniture from us that is so suited to the quaint cottages in the area.” ■
