Mirvac pumps up the volume in WA Property group has $4 billion developments either in the works or already completed. By CARMELLE SANDER MIRVAC is making its mark in WA, with more than $4 billion in development projects planned or underway. Established in 1972, the leading integrated real estate group last week unveiled its landmark $230 million The Point in Mandurah. The mixed-use development consists of a four-star hotel – The Sebel Mandurah – 21 residential apartments and a bar and restaurant – M on the Point – owned by renowned restaurateurs the Monaghan family, who also run the Subiaco Hotel. Situated on the site of the old Peninsula Hotel, The Point was officially launched on August 6 by Mirvac WA’s chief executive Evan Campbell and Deputy Premier Kim Hames. “The project is the first of its kind for the city and has created a renewed

vibrancy in the centre of town,’’ Mr Campbell said. “It has lifted the bar in terms of apartment design and quality, and injected new cosmopolitan-style dining and hotel options, which are all in very strong demand.’’ Other key Mirvac projects on the go include the $1 billion The Peninsula Burswood, the $500 million Beachside Leighton and the new $150 million retail and commercial development, Wesley Quarter, in Perth’s city centre. In addition to that, the company has a variety of house and land packages throughout the State, including future projects earmarked for Kennedy Bay, Binningup Beach and Bridgewater. Mr Campbell said WA was one of the company’s key markets and its diverse

portfolio of projects across the State targeted a range of market sectors. “WA continues to be one of Australia’s fastest growing states, with Perth an everevolving city,’’ he said. “We have a number of prime scale development sites which are progressing individually and in partnership with other WA strategic land owners. “Our aim is not just to produce physical buildings, but to create communities and environments which are of the best possible standard, provide sound value for money and also enhance the lives of the people who live in them.’’ For more information on any of Mirvac’s projects, visit their website, www.mirvac.com.au. ■

$10m in properties being sold to fund State’s social housing scheme Dept of Housing assets in Mount Claremont, Mosman Park and North Beach en route to liquidation. By CARMELLE SANDER NINE properties valued at more than $10 million in Perth’s western and coastal suburbs are being sold by the Department of Housing in a bid to reach the State Government’s target of building 20,000 dwellings by 2020. Funds from the sale of the properties in Mount Claremont, Mosman Park and North Beach will be used to begin building or buying about 25 more social housing dwellings over the next 12 months. Housing and Works Minister Troy

Buswell said proceeds from the sale of one high-value house could secure up to eight additional properties. “The Government set a goal last December of securing 20,000 additional dwellings by 2020 and innovative policies like this reflect how determined we are to achieve that target,’’ he said. “In addition to our high-value policy, we are undertaking one of the biggest social housing construction programs ever seen in this State.”

The minister said getting the best value for money out of the investment in existing social housing stock was a priority of the scheme. “Older properties in some suburbs have increased in value to such a point that the decision to sell is fairly obvious,” he said. “Money from these sales will be used to build or buy more housing in a range of suburbs for people on low incomes. “This will ensure the policy of trying to provide a sustainable mix of social housing

across the metropolitan area continues, even though some of these expensive properties are sold.” The proceeds of the sale of a property in Cottesloe last month have already been committed to the construction of eight social housing dwellings. The $1.4 million from sales will help fund six two-bedroom units for seniors in Lancelin and a further two family homes in Dianella. ■

REVIEWS Penthouse ticks all the lifestyle boxes The residence is around the corner from Subiaco’s many dining and theatre attractions. By AMANDA RANKIN

WHILE the location of this penthouse apartment suggests a life of movies, theatre and fine dining, the gourmet kitchen would inspire even the novice cook to stay in and become a master chef. Featuring two food preparation areas, one stainless-steel and one Caesar stone, there is a built-in steamer, a wok, an induction stove and a gas hotplate. Equally appealing to the home chef is the walk-in, temperature-controlled wine room next to the kitchen, and sliding doors behind one of the kitchen benches hide a bar area and ample space for glassware and drinks. It's a stunning set up, and the outlook over the hustle and bustle of Subiaco through the

full-length wall of glass adds to the inner-city vibe of this very contemporary, very luxurious pad. The quality of the fixtures and the superior design gives this apartment a futuristic edge, with timber and stainless cabinets concealing AV equipment, cutting-edge fittings in the bathrooms and high-tech cabling ensuring the entire apartment is wired for sound, communication and vision. In fact, there are five television screens, including an outdoor cinema set up at the semi-enclosed end of the massive 60sqm balcony. The opposite end of the balcony is open to the northern light and there is ample room for alfresco dining.

On the second level are three bedrooms and the ceiling-height glass walls allow all the rooms to look onto the balcony below and out over the streetscape. Luxurious is the only word to describe the master suite, with built-in AV cabinetry, spacious dressing room and sleek ensuite bathroom. A nice touch is the upstairs laundry, which is stylishly equipped with Miele appliances, granite bench tops and a drying balcony. Located on the corner of Roberts Road, this very urban accommodation is literally around the corner from all of Subiaco’s attractions but there is also ample secure parking to accommodate all the dinner guests. ■

Outstanding modern masterpiece Abundant space, state-of-the-art kitchen and a fish pond all add to home’s allure. By JANE EVANS AMID the older, more traditionalstyle homes of Dalkeith, this modern masterpiece stands out. Designed by Cottesloe architect Richard Szklarz, the home has been commended by the Australian Institute of Architects. Sweeping spaces, glazed walls, and a decked courtyard are cocooned within. The current owners have lived in the home for three years with their four children and are relocating back to Singapore. One of the owners said his favourite element of the home was its abundant space. “The façade is deceptive,” he said. “From the outside, you can’t really tell the dimensions of the house.” The owner said the height and openness of the design was what first attracted him and his wife to the home. “When we first walked in, we immediately sensed the profusion of breathing room,” he said. The single-storey home is built around a large fishpond and sailcovered alfresco deck, which can

be seen from almost every angle of the home due to Szklarz’s generous use of clean lines and loads of glass. There is a clever separation of adult and children’s areas, with the children’s bedrooms, a bathroom and casual living area located at the rear of the home. The children’s wing also opens out to a landscaped back garden. The state-of-the-art gallery-style kitchen features stainless-steel appliances and built-in cabinetry. Another favourite aspect of the owners is a stylish cellar with floorto-ceiling units. When pressed, one of the cellar walls opens to reveal a spacious storage unit behind. This contemporary light-filled home is truly unique. It is practical while striking and aesthetically proportioned. ■

Prime position takes it all in The home has been designed to take full advantage of its panoramic views of Mosman Bay. By JANE EVANS NESTLED in the cul-de-sac of a riverside precinct, the position of this family home is exceptional. The home has been designed to take full advantage of its panoramic views of Mosman Bay, with the main living areas on the second storey. A pretty crème and blue façade with neat lawns and minimal garden make up the exterior. Inside, the first level of the home could be considered a children’s or teenagers’ wing, with three bedrooms off the main passage and

a large tiled activity room through double french doors. A lounge area or pool table would be perfectly suited to this space, as many young people would embrace their own area to entertain friends. Further on, glass sliding doors provide access to a private landscaped limestone terrace. Upstairs, polished timber flooring sets the tone for a more sophisticated living area. Through another set of double french doors is the open-plan

kitchen, dining and living area. The compact kitchen is spacious and features grey and black tones, complemented by stainless-steel appliances and a rangehood. A multi-purpose island bench acts as a breakfast bar on one side and a preparation bench on the other. There is a dark red feature wall to the right of the room, with several small square windows to allow in additional light and a TV recess. The second storey features a

high pitched roof, creating a sense of space and openness. A balcony off the main living room has a beautiful outlook and extends the area outwards. The master bedroom is located at the rear of the second storey and features huge windows looking over the street and a large walk-in robe. Other features of the home include a study and double garage. This property has been practically designed and well looked after. ■

Intelligent design delivers a smart choice A compact block doesn’t have to mean a cramped home, as this property demonstrates. By AMANDA RANKIN BUILDWISE lives up to its name with this intelligently designed Subi Centro home that makes the most of a compact block. Based on a popular Buildwise display home with a few enhancements by the owners, the rooms are spacious, the windows are generous and there is a surprising amount of living space. Blackburne Property Group, said demand for high-quality apartments in Perth was stronger than ever, and that the eleven78 apartments were well priced for high-volume quick sales at the ‘off the plan’ release. “We have been flooded with enquiry from a mix of investors and owner-occupiers,” Mr Blackburne said. “We have sold 72 apartments in just one month and we expect the last 50 to sell by the end of August. High rental returns and strong capital growth potential has motivated buyers to act now while prices are cheap. “More people are able to invest now, as interest rates are lower and rents are rising.” ■

Coastal vistas are the icing on elegant cake Hill-top position with exceptional views puts this home in highest class, reports SAMANTHA JONES COMBINING open and separate living areas, this threeyear-old home is set in a hill-top position with exceptional panoramic coastal vistas. Double-storey, it has four large bedrooms, two bathrooms and an abundance of internal space. Light and bright, the master bedroom has sliding door access to the patio area, a big walk-in robe and a roomy ensuite with double vanities, shower and separate toilet. The remaining minor rooms have built-in robes and are serviced by the well-appointed main bathrooms with shower and separate large bath. By layering several sheets of glass, often trapping fine substances such as gold leaf, copper wire, strands of fibreglass and aluminium, Margaret adds richness, texture and depth to her fluid-edged and singular works. Margaret’s stunning and colourful one-off pieces are available by commission and she is currently working on a project involving six wall hangings for a private Dalkeith residence. “A lot of glass can be monochromatic, which is great, but I like a lot of colour,” she said. Margaret said she has always loved art and the walls of her contemporary Victoria Ave home are adorned with plenty, from sculptures to aboriginal paintings. “Everything but my own,” she said. FORM

FUNCTION

Reinvent your garage Brush strokes to create a versatile living space. By TANYA MACNAUGHTON WHEN thinking about home renovations there are always the obvious rooms in the house that are calling out for some ‘makeover time’ such as the kitchen and bathroom. Spending hours poring over a pile of colour samples and tile patterns for these rooms leaves little time or consideration for some of the other important spaces in the home, such as the garage. It is the humble room we quickly get in and out of while it is left to accumulate a mass of dirt, grime and more often than not, junk we cannot bear to throw away. However, there are now products on the market that are moving to change the attitude towards how the

garage is seen and to convert the often forgotten zone, which is in fact one of the most adaptable rooms in the house. One of these products is Garage Floor by Dulux, a two-part, waterbased epoxy formula that once applied dries to a high-performance decorative surface usually reserved for top-end showrooms. The hardwearing surface provides resistance to hot tyre pick-up, marring and oil stains and is available in two colours, sand or slate, with optional decorative flakes and a clear coat for a desired smart finish. Dulux spokeswoman Briana Hilton said renovating the garage created many opportunities for many different needs. “If you’re a serious car lover it will

showcase your vehicle in all its glory,” she said. “Or if your family is growing and you need to expand but cannot afford bigger renovations, it offers an instant facelift and gives this space a whole new potential. “You can even move the games room into the garage and take some clutter and action away from other rooms in the home.” Garage Floor comes as a DIY kit with an easy-to-follow, step-by-step instructional DVD to make application as simple and straightforward as possible. Although a reasonably basic job for two people, it is probably not best suited to a first-time painter.■
